Welcome back to the Coconut Wire, your weekly update for the marathon market here in the Middle Keys. I'm Margie Casey, your host with the Brenner Shale and Casey team of Florida Keys Real Estate Group. You're experts here in the Florida Keys. Whether you're thinking of buying, selling, or are just curious about what's happening in our market, you're in just the right place. Let's get started. Let's compare demand versus supply. The demand side right now is positive with buyer activity strengthening. In the past three weeks, homes under contract reached a weekly high of 48. That's the highest level in two months. As of this week, today, the number's 41, which is just above the 11-week average. Closings rose from 6 to 10, showing the pace the contracts are converting at a decent pace. The supply side is increasing. Inventory is at 352 homes, which is slightly below the average of 376, but nonetheless, this week new listings jumped 27% up to 14. So more sellers are coming to the market. Price reductions is at 5, which is half of the 11-week average. This indicates more sellers are pricing their homes correctly. The average days on market took a big jump this week to 208 days. That's 66% higher than the 11-week average, which means stale listings are being sold as buyers are catching deals. Now let's zoom out and take a look at the last four to six weeks as a whole. After an exceptionally strong late May, the market has normalized in June. In late May, it was a hot market, low inventory, and fast movement. In June, we're seeing more balanced conditions with rising supply and but an increased price sensitivity. The overall picture for the Middle Keys is this. And the Middle Keys is defined as mile marker 47 to 68. The market remains active and healthy, but it has shifted from the spring frenzy towards a more balanced buyer's market. There's good choices out there, more realistic pricing, and steady contract activity. This is typical season behavior heading into the summer, amplified by supply coming online. What this means practically for buyers, better negotiating positions than four to six weeks ago. More homes to choose from, and more sellers are willing to negotiate on their price. For sellers, still moving if priced correctly, their homes are getting sold. Price reductions means overpriced listings are sitting longer on the market. Strong marketing and proper pricing are more important than ever, especially than they were in May. Now is a time, oh, the deal of the week, my favorite thing. Everyone loves a good deal, and this week we've got a hidden gem for you that might be exactly what you're looking for. This one is located at 1140 92nd Street Ocean and Marathon. It's a newer elevated home built in 2021, which means lower insurance costs compared to older properties. It features three bedrooms, four baths, and it sits on open water with beautiful ocean views from both the front and the back of the home. What makes this property really stand out is that it's an active vacation rental with proven rental income. So you could start generating income immediately. It has a swimming pool and the interior is stunning. Think contemporary meets refined farmhouse. To me, it this decor jumps straight off of a Serena and Lily catalog. Plus, the dock out back can accommodate boats up to 40 feet. The seller is asking $1.799 million, which is an excellent price for everything that this home offers, especially with the rental income potential and the fact that it's newer construction. Because it's an active vacation rental, showings have to be scheduled between the guest stays. You need to see this home in person to appreciate the views, the pool, and the quality of the finishes. Next week is a big celebration in America as we celebrate 250 years. Here's what's happening in Marathon for the occasion. Marathon hosts a massive Independence Day celebration at Sombrero Beach every year, but especially a powwow, this one. If you're unfamiliar with Sombrero Beach, listen to my podcast episode 7 where I discuss what makes this marathon neighborhood special. The 2026 festivities at Sombrero Beach feature a patriotic parade that begins at 11 a.m. at Marathon High School and ends at the beach, followed by an all-day beach party, live music, cornhole tournaments, food, and one of the largest firework displays in the Keys at 9 p.m. Again, the parade starts at 11 a.m. and runs from Marathon High School down Sombrero Beach. For the beach festivities all day long, you've got family and family entertainment, food options, and admission is completely free. The fireworks display launches at 9 p.m. right over the water, whether you want to watch it from the beach or watch it from your boat. The fireworks features a synchronized patriotic soundtrack broadcasted by US1 Radio. How to experience the fireworks. As I mentioned, you can set yourself up on the beach or you could come by boat and drop an anchor. Sombrero Beach is the prime viewing spot on the water. Local companies like Captain Pipps offer special charters. Also on the north end of Marathon, there's another big fireworks celebration happening right at Hawks K on Duck Key. They're calling it red, white, and boom. Activities include a fireworks show, live entertainment, lawn games, activities at the marina, and an after party at Angler and Ale. Festivities begin at 7 p.m. and last until the wee hours of the evening. Fortunately, July 4th falls on the Saturday this year, so it makes it a fantastic time to come on down to the Keys.
