Welcome back to the Coconut Wire, your pulse on the marathon real estate market, right here in the Middle Keys. I'm Margie Casey of the Brenner Shale and Casey team of Florida Keys Real Estate Group, your experts here in the Florida Keys. If you're new here, this is the show where we cut through the listing photos and just reduced banners and tell you what's actually happening in our market. Let's get into it. Here's what's moving through the wire this week in Marathon. Closed sales are down. Our 13-week average has been sitting at eight closings a week. Last week, just five. That's a real dip, not just noise. Homes under contract, the 13-week average is 38. This week we came in at 36. So basically flat. The buyers are still out there signing contracts, they're just not closing as fast. Days on market is climbing. We've been averaging 126 days over the past 13 weeks, and last week jumped from to 143. That tells us the market's slowing down a little bit, which, if you've been in the keys in the summer, you know this is completely normal. Price reductions are actually down. Good sign. The average has been nine a week, and this week there were only four that took a price cut. That's a good sign for sellers. It means you're either holding firm or you are pricing your home correctly right out the gate. Expired listings ticked up this week. We averaged six a week over the past three months, and last week we saw eight. A few more homes didn't sell in the window the sellers hoped for. Inventory is tightening slightly. The average has been 374 homes on the market, and last week we counted 356, and of course, this is mile marker 47 to 68. Slightly lower, it's a small sign that the inventory is easing rather than piling up. New listings are holding steady, averaging 11 a week over the past three months, with 12 new listings last week. Not much change. Now let's get to my favorite part of the show: the deal of the week. Smack dab in the middle of Marathon on the Gulf Side, there's a gorgeous resort-style community called Tranquility Bay with white sandy beaches and sunsets that'll stop you in your tracks every single night. We have a unit in there listed, number 22 for 849,000, a three-bedroom, two-bath overlooking the adult resort pool, which is stunning. But that's not the deal of the week that I noticed. We found out there's a highly motivated seller who has two waterfront townhomes in the community and wants them sold. Comparable units in this community are selling for 1.25 million, but they listed these in the mid-800s each. That's a meaningful gap, and it means it's the kind of deal that doesn't sit on the market long once buyers find out about it. If you haven't explored this community, here's a taste of what you're buying into. When you own a Tranquility Bay, they have a 2.5-acre white sandy beach, genuinely one of the most beautiful white sandy beaches in the Middle Keys overlooking the Gulf. There's multiple pools, including an adult-only pool, which is gorgeous. They have fitness amenities, two restaurants on site, and a tiki bar right out on the ocean. Of course, they have kayaks and different kinds of rentals and volleyball courts and all kinds of things, putting green spa services and boating services nearby. On-site management handles most of the heavy lifting here, but keep in mind every townhome in the community is required to be in the rental program with owner usage capped at 35 days a year, which can be used nightly, weekly, or monthly, so you can spread it out, and that works perfectly for many people.
