Hello everyone and welcome to the Over the Fence Common Sense Podcast. Thanks for joining us. If you uh have joined us before, you'll know that we're always looking for common sense in day-to-day issues. And I always say it's getting harder and harder to find, but honestly, it's getting harder and harder to find. So we'll jump right into this. Um, some interesting information pertaining to a topic that is very hot right now. Um, ever since the late 1800s, 1860 to be exact, Vassar College in upstate New York formed the first women's baseball team, and it went on to be a league. And um basically what I'm getting at is we knew back in the late 1800s that men and women are different. It's no different now. Men and women are different. That's why we have women's leagues to begin with, that's why they were formed because men and women are different. Um maybe I'm clueless or old, but I'd like to consider myself pretty with it. And I just don't understand what the dilemma is. And again, just like many, many people I talk to, we don't care if you're gay or trans, who you sleep with, who you live with, what you dress like, it really doesn't matter. But if you're a man transitioning to a woman, you're different than a woman. I've heard on TV people, prominent people, saying things like, um, men need abortions and it's it's insane, people. It's getting to a level where it's concerning. But basically, what I want to say on this issue is the WNBA, the Women's National Basketball Association, was formed in 1996 for a reason. So maybe the answer is to form the TNBA, the Transnational Basketball League or Association. I I just don't understand why this is so hard for people and why it's causing such a controversy. If you're a a gay woman, you're still a woman. But if you're transitioning, you're a man, you're a man. Period. End of story. I know a lot of my topics are controversial, and I know that I probably have a lot of enemies and a lot of people that disagree with me, but there's just as many people that agree with me and think like I do. It's not rocket science. Men and women, there's only two genders. If people would figure that out, it would solve 30% of the problems that we're we're dealing with today. Anyway. Moving on. Um I drive a lot. I'm a property manager, keep doing inspections, showing vacant houses. I'm always on the road. And again, I know I'm gonna be out on a limb when I say this, and I I don't mean any um ill harm, but let's talk about bicycles and e-bikes on the roadways. You know, if a lot of places, especially where I live, they have a bike path next to the road. And that's where bikes ride, and it's fine. But when you get to a two-lane highway and there's barely a shoulder, and there's bikes, bicycles, or e-bikes, it becomes dangerous for everyone. The person driving, trying to go around them, the person coming the other way, and not to mention the cyclists themselves. There's a reason why vehicles have to be registered and insured, and you have to have a driver's license. And I didn't know this until I was doing my research for this topic that um bicycles and e-bikes, e-bikes under 750 watts require no driver's license, no registration, and no insurance. The only requirement is if you're under 16, you have to wear a helmet. So now we have kids under 16, old teenagers under 16, riding e-bikes on the road. Does anybody else is anybody else concerned about this? What if they run into you and cause an accident? I don't have insurance. I'm just I live in Florida in a place where there are bike paths and trails everywhere. I I just don't understand why you would want to go ride your bike on the road. That would make me nervous, but maybe that's the only way you have to get around, and I get that. But moreover, you've got these groups of cyclists, there's you know, eight, ten, twelve of them. It's just dangerous because now to pass them, you gotta really have a wide open spot. It's just dangerous. I hope they put more bike paths and require some type of insurance. You know, e-bikes, some of them are pretty substantial and they could cause a lot of damage. Just say it. So, um, one more topic. Um, I don't understand why so many people are complaining about the gas prices. I mean, I do get the gas prices, but you didn't say a word when the prior administration was handing out cell phones, cash cards, uh, food stamps, free housing for all of the illegal immigrants paid with with tax dollars. Nobody said a word. It was okay. Let's take care of them. Really? And now you're gonna complain because the gas prices are high. I don't know. You know, I don't like paying high gas prices. Like I said, I'm on the road all the time. But you gotta choose your battles, folks. You just, you know, the current administration is very open with what's going on, whether you agree with it or not, you know, that justifies the gas prices that we all hate. But if you didn't complain when they were doing this for the illegal immigrants, why would you complain now? Just curious. Um, one more thing before I go. Um, I always try to give a landlord and tenant uh tip because I've been uh property manager of rental homes for over 40 years. So um this time of year it's been incredibly hot in Florida, as most of the country. Um if you own a single family home and it's a rental, make sure that it's in your lease agreement that your tenant is responsible for changing the filter and servicing the drain line monthly. It'll eliminate 75% of your calls because the coil is dirty because they haven't changed the filter, or the drain line is clogged and it's leaking water. You know, hopefully the unit is in the garage and not upstairs, like what happened the other day. Um so just pay attention, make sure your tenants are educated. If they don't know how to do it, tell them to Google it. It's very simple. Change your filter once a month and service the drain line once a month. You know, the the having it in your lease is priceless. The damage that a unit could cause, especially again if it's on the second floor, um, could be catastrophic. Um, and tenants, make sure you check your lease because if you're renting a single family home, it's probably in there. And if the property owner is forced to clean the coil or, you know, heaven forbid, have to repair drywall from a leak, that's all a tenant responsibility. So on the first, pay the rent, change your filter, service your drain line. It's like a routine. Um totally different in apartment complexes. They typically have service techs that come around, but if you're renting a single family home, totally different. So um, I'll just close with that.
