We start with the foundation: knowing your numbers. That means looking at income, debt, savings, and the costs people forget, like utilities, maintenance, and unexpected repairs. From there, we talk mortgage pre-approval and what lenders typically request, plus a key reminder for service members and veterans to ask about VA loan options. A VA loan can be a powerful tool, but it works best when you understand your monthly payment and your comfort zone, not just your approval amount.

Then we get tactical about the human side of the deal: choosing the right real estate agent. We share what a great agent does, the questions to ask when you interview agents, and why advocacy and communication matter. If you're ever thought I want to buy a home, but I have no idea where to stop, this episode is for you. Today I'm breaking down the five simple steps to buying a first-time home. Know Your Numbers First

Okay, step one, know your numbers. The first step is understanding your finances before you fall in love with a beautiful kitchen or a dream backyard. You need to know what you can comfortably afford. Take a look at your monthly income, your debt, and your savings. Ask yourself, how much can I realistically afford each month? Do I have emergency funds? What debts do I currently have? Remember, just because a lender approves you for a certain amount doesn't mean you should spend that entire amount. Home ownership comes with expenses beyond the mortgage, such as maintenance, utilities, and expected repairs, unexpected repairs. Buying a home should bring a peace of mind, not financial stress. Get Pre-Approved And Ask VA

two, get approved. The second step is getting pre-approved, guys, by lender. A pre-approval tells you how much you can qualify to borrow and shows sellers that you are a serious buyer. You typically provide recent pay stubs, tax returns, bank statements, information about your debts and your assets. For my military listeners, don't forget to ask about that VA loan options. The VA loan benefit can provide tremendous advantages, including the possibility of purchasing with no down payment. Pick An Agent Who Advocates

three, find the right real estate agent like me. The third step is choosing a real estate agent who understands your goals, your needs. A great agent educates you, advocates for you, negotiates on your behalf, and guides you through every stage of the process. Interview agents. Ask questions like, How long have you been in real estate? What experience do you have with a first-time buyer? How will you communicate with me throughout this process? Are you a real estate investor yourself? You deserve to know who listens and put your interest first.

House Hunting With Non-Negotiables

Step four, start house hunting. Now comes with the exciting part. Searching for your future home, make a list of your non-negotiables. For example, number of bedrooms, desire school district, community time, single story versus multi. Your signs, your size, something for the dogs, their pets. At the same time, remain flexible. You may not find a home that checks every single box, but at least you tour the homes and pay attention not only to different size or aesthetics of the home and cosmetic features, but also to important details like the condition of the roof, HVAC system, plumbing, foundation. The goal is to find a house that truly fits your lifestyle and long-term plans. Step

Make The Offer And Close

five, make an offer and close. Congratulations. Once you found the right home, it's time to submit an offer. Your agent will help you determine a competitive offer price based on the market condition and comparable sales. After your offer is accepted, you move through several important steps, including the home inspection, the appraisal, the final loan approval, the closing process. Closing day is when you sign all the documents and officially become a homeowner.

It's important you never forget. Encouragement. You need to make sure that you are doing the best you can and making sure that you are buying what you always wish for in a home. But listen to me, you're not the only one that's going to buy a home, so don't get yourself up. You don't have to know everything about everything in the beginning. Your real estate agent is there to help you. The key is taking one step at a time and surrounding yourself with people who is your advocate and the right professional supporting you all along the way. Know your numbers. The first step is know your numbers, guys. This is the first step. Know your finances. Before you fall in love with a beautiful home and you have a dream backyard, you need to know what you can afford. Take a look at your income and your savings. Ask yourself, how much can I afford? Do I have an emergency fund? What debts can I figure out that I need to clear up? Okay.

Step two, get pre-approved. It's very important to get pre-approved. The second step is getting approved by a pre-approved by a lender. A pre-approval is much like you qualify for a home and you want to know your borrowing power. And if you're a series buyer, and you're typically provided this by recent paycheck stubs, tax returns, bank statements, information about your debts and your assets. For my military listeners, don't forget to ask for the VA options. So those are available too. So your lender would go in detail on how you get pre-qualified for that.
