I'm one of the coaches here at the Flip Sisters. Today I am so stinking excited to introduce you to another one of our amazing coaches, Coach Christine. I cannot say enough amazing things about her. She wows me with her amazing, beautiful brain on the regular. She's a mom who also excels at a full-time job. She flips houses in her backyard, but also flips and vice rentals all over the country. I can't wait for you to hear a little bit of her story, the lessons she's learned along the way, and the advice she has for other women who are just getting started. Hey, Christine. Her First Flip And The Reveal<br>
SPEAKER_01in. Um and I want to take us all the way back to the beginning because you've been doing this for quite some time. You're very experienced. What was your very first flip? And you can just give us, like, you know, kind of a general overview, but I also want you to include like what part of it was the most fun for you.
SPEAKER_00Yes, yes. So my first flip was back in 2019. I have such good memories about it. I was all on my own. It was way before I had joined Flip Sisters. So I learned a lot, obviously, but it was a great experience for me. The most fun thing was pretty much the reveal, right? Walking in, showing my realtor the house once it had been staged and it was brand new. You know, he saw it when it was the before version, but now he's seeing the after version. And just to see his face like, wow, you know, it was so exciting. It was so much fun. And I just felt so proud of what I had done. Oh my god. So it was oh yeah. I just still have such great memories about it.
SPEAKER_01Yeah, I told you about that's like one of my favorite parts about flipping. And I think like obviously there's a lot of monetary gain to be had, but also like the pride that you get from like finishing the project. And that is always one of my my favorite moments when you like look it back at the before pictures. Because a lot of times, like when I go in, all I can see is the after, but then I like look at the before pictures that I've taken and I'm like, oh my god, like this is like look at what we did. Like, this is cool. Like she's really pretty. So I love that.
SPEAKER_00Yes, me too.
SPEAKER_01Yeah.
Stop Hiding Behind Branding Tasks<br>
SPEAKER_01So one of the questions that I love to talk to experienced flippers about because I think it's important to, you know, pass these lessons back forward, whatever you want to call it, to the new kids on the block. And one of the things that's easy to talk about is like, what are the things that you find that when you're talking to new people that they get like really in the weeds about that like don't actually matter as much as they think?
SPEAKER_00Yeah, I think a lot of it is that you have to have a fancy website and business cards and logo and all of that sort of thing to get started. And really, you don't like none of that stuff really moves the needle. People need to know how to contact you, and that's pretty much it. Other than that, it really is all about doing the work, building the relationships, finding the deals, walking the properties, you know, that sort of thing. So honestly, like if you're starting, oh my gosh, I don't have any presents, my website, oh my gosh, you know, I don't have business cards, it's okay. It's like you don't need that. It's totally fine. So educate yourself, take the action. That's really where the focus should be.
SPEAKER_01Yeah, I love that. I think action is huge. But I think if, you know, I'm I can tell you I've been guilty of it before too. So I totally empathize when you're like doing all of these things that you think, like the website or like the, you know, your logo or your business card, where you're like, oh, this is so important. And like then you realize you're like, I am just hiding from actually going to tell people what it is that I do. So I love that you were like, yeah, you you have to actually do the action. Yeah, I think that's super important. So some great advice there.
The Most Profitable Decision On A Deal<br>
SPEAKER_01So thinking back over the last like couple of years or all the way back to the beginning of your career, however far you want to go, what do you think was the most profitable, profitable decision you ever made on a deal?
SPEAKER_00Yes, this is a really good question. So one deal in particular jumps out at me. And there were two things that, you know, in hindsight, really made the deal very profitable. First of all, was the offer. I remember first looking at it and being like, oh, this is good. I like the comps, every like it's a really nice neighborhood. But you know, the asking price was much low, much higher than what I could offer on the deal. I knew that because I had a deal analyzer. I was able to go through, pull comps, figure out how much it would be worth at the end. But I was like, you know what? If I don't make this offer, I'm not gonna get the deal. So I made the offer and I got the deal. They barely even negotiated. I was shocked. It was 25% below the asking price. And so that was incredibly profitable. But also I had planned on holding that deal as a rental. That was my plan. I was going to buy it, rehab it, and then refinance it and put a renter in there. But once I got started, after I closed on the purchase and I started my rehab, I noticed that the comp started going up quite a bit. Like, you know, to the tune of $25,000 to $50,000 in that area, which was quite a bit. And I was like, wow, I wonder if maybe I flip this instead of holding it. So I did adjust my rehab budget a little bit more. I did go for a little bit more of a higher finish level because it was going to be a flip, not a rental. Yeah. So I wanted to make sure that it matched the comps. And I did end up selling that deal, and I had the highest profit percentage on that deal ever. It was 17% profit, which was like, wow, that was it was so exciting. So it was like when I was able to step away from the deal and be like, oh, okay, what worked right? It was really the way that I was able to be flexible with it. Yeah. And just take the chance, just make the offer. You know what? If it doesn't get accepted, it's fine. But it did.
unknownYeah. Yeah.
SPEAKER_01I think you bring up two like really good points. One is make your offer, make your offer, make your offer. I can't I like cannot stress that enough with people. You know, that's something we hear a lot with new people. Oh, well, like they're asking too much. I'm like, cool. What does that have to do with your offer though? Like, make your offer. And it's this is perfect timing because I actually read a post from the agent's perspective of it the other day. There was an agent who was getting a lot of flack from other agents in her area because all of a sudden now there was a comp that was lower, so to speak. And they were like, why did you allow these people to sell their house at this low price? And she was like, It's not my decision. You know, a good agent will be showing these sellers every offer, like if you're looking on the MLS. And I, this is what I always stress. You don't ever know what information someone has been given. Sometimes it is incorrect. You also don't know like what that seller's current motivation is. You know, I always tell students like offer every 30 days. And I do that on the same properties. I offer every because the way someone is, you know, month one, they may have totally different needs and wants come month three or four. And so she was saying, like, she had presented the offer to these clients, and they just had a lot going on and they didn't want to deal with anything. And the offer was from an investor, it was cash. They told them, you know, take what you want of their mother's house, take what you want. We'll take care of everything else. Like you just walk away with your memories and be done. And they said that gave them such a sense of, like, she's like, my client started crying. And, you know, I walked them through and told them, you know, we could hold out and get more honestly, but this is also a fair, like, you know, this is true and honest. Like they're making a good offer. And so that they took the offer. And that was because, you know, again, that's something as investors we get to offer people is like, hey, take your memories and we'll take care of the rest. Because as someone who's been on the other side of having to take care of, you know, a household when my mom passed and all of her stuff, God, rest in peace, mom, you're a functional hoarder, you know, and having the guilt and the shame of, oh my God, I'm throwing away stuff like that. Like it's it's just so much. But like a lot of times we don't know what's on the other end of that offer. And sometimes we are their lifeline. And so that's why I told people, make an offer, make an offer, make an offer.
Why Making Offers Changes Everything<br>
SPEAKER_01All right. So now I like to delve a little bit into, you know, everyone who's been listening to us for a while, or if you're new, we are a group of women who coach women on how to flip houses. And, you know, it's 2026, I get that, but our our industry is still very male dominated. So Christine, what to you does being a woman in this industry, do you feel that you bring to the table or that the industry gives you that men just don't naturally have?
SPEAKER_00Yes, this is such a good question. I really love this question as how it relates to real estate specifically. So I think as women, we're not really taught to build. We're not taught to build an empire. We're not taught to think about our legacy, that sort of thing. At least I wasn't. The message that I got from my parents, and it was not a bad message. It was, you know what, find a good job, contribute to your 401k. That's that was the message that I got. Not bad advice, right? Right. But also, it's like, you know, you're gonna spend 40 years working and then at the end of that, like, oh, okay, what what is there? Yes, I do have this 401k. I still need to really, you know, I'm on a fixed income at this point. I really need to pay attention to my finances. What can I build outside of that? Yeah. So, you know, I started thinking about this right before I turned 50. It was kind of one of those things. I was like, okay, I'm almost 50 years old. Let me look at, you know, what do I really have for retirement? And I was like, this is this, yeah. I was worried. Yeah, you get a little I was scared. So anyway, I was like, okay, I need to build. I see it now. I need to build. I still had a job, I still have a job now, which is really my first priority, right? But at the same time, what can I build outside of that? So my absolute passion is helping women to grow their wealth.
unknownYeah.
SPEAKER_00And it came from that. It came from that feeling that I had. And I think because women aren't automatically taught to or encouraged to build wealth, it ends up being an advantage. They seek mentorship and they seek community. Much, much more than men.
SPEAKER_01Yes, oh absolutely.
SPEAKER_00And so yeah, so you have a group of women who are teaching other women who have been in that same position. And the women are like, oh, okay, let me find someone who's already done this and ask them the questions and look at learn from their mistakes. And also it is that community. Go into those rooms, find those rooms where people are doing what you want to do, and you're gonna find it so much easier, and you're going to have a much better time. You're not going to be going to go it alone.
SPEAKER_01Yeah. Yeah, that's absolutely spot on. Like I was, I mean, I'm from the South. I come from my mother's lineage is from the South. And there were things that we would just you didn't talk about. And it was politics, religion, and money. And both of my parents were extremely poor when they were younger. And so, like, they never had the wealth handbook. I mean, heck, they were like, we got food on the table when they were little. Like, that was a win, right? Like, and so, like, they just, you know, same thing. Like they both were like, okay, you get a good job, you put into that 401k, you stay there forever. And, you know, they both had really great careers that afforded them to live a nice life. But same thing, Christina, I was like, I'm, you know, was a nurse and I made by all accounts decent money. But then looking at it and going, okay, I live a very conservative lifestyle just naturally. And where is all the money going? And then, like, when I did, you know, I hate the word budget, but I like to look at where is my money going flow sheet. And I was like, well, you know, I'm I'm not doing anything outrageous here. And like at the end of the pay period, I'm waiting on the next one. Like, I need that next check to come. And then the thought one time is like, well, what if that check doesn't come? Like businesses go out of business, you know, I'm in an out-to-write work state, like they could fire me at any time. And yeah, so like the same thing where I was like, well, I need something that's just for me and just in case. And also like that extra little bit of income. And I think in 2026, now, you know, everyone jokes about having multiple streams of income. But I think at this point it's almost like a have to. And also like realizing, you know, for those of you who are listening, you know, take note of this. And if you do work a regular job with a 401k, please, my God, call them. A lot of people don't know, like you have to invest that money or you have to direct your four. I just learned about this recently. And I was like, oh my God, what do you mean? Like, people don't know you have to do that. And they're like, no. So people are putting in,
Women Building Wealth Through Community<br>
SPEAKER_01and it's just the money's just sitting there, like it's not investing in anything, it's not growing. And so getting in rooms like this with women who are building wealth brought that to my attention. And I was like, okay, cool. I like called, like, this is a couple of years ago. I like called, I was like, listen, I was like, we got to invest this money now. Like they were like, yeah, we'll do it for you. And what do you want to do? And da-da-da-da. And like, I learned about life insurance policies and like I can use that and just all kinds of different ways to, you know, help decrease my taxes, but also raise my wealth and to do both at the same time is pretty mind-blowing when you start to think about it. But it was getting into rooms with people. And I think women innately, we want to share. We, regardless of what society has shown us, we want each other to succeed. We really do. And I think when you find those rooms with the heartfelt conversations and the pushing in the I want you to be better and I want you to succeed, um, I think that is something that you're 100% right that women do really well.
SPEAKER_00Yeah, 100%.
SPEAKER_01All right. So, next question. If one of our members, because, you know, again, Coach Christine, she's your coach here. She's wonderful. We love her. Um, but if one of our members called you tomorrow, panicking mid flip, what was the what would be the first piece of advice you'd give her?
SPEAKER_00Yeah, this is such a good question. I think, you know, first of all, the validation. Like, okay, yes, it's okay to have a freak out moment, you know? Exactly. You're human. This is new. It's okay to be scared, to panic, to be like, what do I do? Oh my gosh. And, you know, to ask people, what do you think I should do? And, you know, beyond that, I think the thing is like it will be okay. It might not turn out exactly the way you wanted it to, but it will be okay. At the end, you're going to sell that flip for, you know, usually it's like generally that's what happens. Every once in a while, you might decide to hold a property instead. But usually you'll sell that flip. It'll be just fine. You'll make a decision, you'll figure it out. I think that's the key. Like most people come on and they're like, what if this happens? Oh my gosh. Everything, everything is figure outable. And it's like, yep, let's talk about your options. Let's look at your options. What are they? Let's pick the one that's that it either feels the best for you or is going to have the less, the least amount of you know, downstream complications, whether that's budget or timeline or whatever it is. Let's figure it out. And you know what? Five months from now, you're gonna sit there and go, oh yeah, I remember when I panicked. And yeah, like it was not that bad. It really wasn't that bad. I did not die, to quote Blair.
SPEAKER_01Yeah, that is one of my favorite things. Like, but did you die? Yeah, like I really think sorry, take a minute there. Yeah, I think like if anybody you talk to that's been doing this for a little bit has had some moment where either they panicked, they doubted themselves, they doubted the project, something just ended up out of their control that just sucked. And if anybody, I think, tells you otherwise, they're lying. This is a wonderful thing to do, and it can be super financially beneficial and time freedom beneficial and all the wonderful things, but everything has always has two sides, right? And so this is work. There are things that come up, but I love that you like said that everything is figure outable. I've had a couple moments in my life where someone has like said something to me. And I tell people, like, after you get over, like it felt like a slap in the face, but then with you, sit with it for a while. And I was going through like a really like just a lot going on in my life and what felt like a very dark period. And someone was like, the sun is always gonna rise. And I was like, Well, you asshole, like that's not what I want to hear right now. Like, I wanted comfort, not practicality, right? That's women and men. There we go. There's the there's the main difference. I should have, I should have told my problems to a girl again, not a guy. But you know, he was trying to say that no matter how bad things are or how bad things feel, like tomorrow is a new day, regardless of you know what is gonna happen. The sun is gonna come up tomorrow. Like, and we and basically it was kind of like we can try again, we can always move forward. So, like after things did get better with where I was at, and I realized like what all he was actually saying, I was like, oh, that is very wise. Like so, same with the project, right? Like, you know, it may not go a hundred percent the way that you wanted, but at the same time, like everything is fixable. And it's funny because me coming from a healthcare background where people sometimes decisions were indeed life or death. And now that I'm in real estate, I'm kind of like, you know what? Nobody's gonna die today. Like it's okay. Nobody's gonna die today. We'll figure it out. There's always a way forward.
SPEAKER_00That's such a good perspective. Like, yeah, it's you know what? Eventually it will be okay. Hurt for a little while, but it'll be okay. It'll be okay. And also, just like you said, okay, uh, are you looking for solutions or are you looking to vent? Because I can be there for either one. I can help you come up with those solutions. I can be there if you just want to vent about okay, this went sideways and it sucks, and I hate the way that it feels. And either one, I'm here for it. But you know, it's like a couple months from now, this will not matter. It will not matter.
SPEAKER_01Yeah, and I think what's cool too, like in this industry, like you can have something that doesn't go right, but then automatically you're gonna have something that goes better than expected. Um, I kind of had that hand in hand where I had
What To Do When You Panic<br>
SPEAKER_01a house where I ended up over budget, but then I had a house where everything went so much better than I expected. Like we walked in, I you know, I knew the wholesaler, I'd seen the pictures, I knew the area, I knew the price that they were offering was good. So I bought it. Like I was sight unseen. And then I walked the house and I'm like, this house is in like perfect shape. Like, you know, it had, you know, it needed uh, you know, a new roof and it needed like cosmetic updates, but like for the area, like that was a like I was like, oh my gosh, this is amazing. So, you know, that one ended up turning around like four weeks. I made $80,000 on that house because of just like it was so easy and quick and didn't need a whole lot. I had budgeted a whole lot in my budget that I didn't spend because I didn't need it. So I was like, oh, this is super cool. So like sometimes I tell people like just keep if you just keep going, like the longer you go, things will, you know, everything gets better. It's fine.
SPEAKER_00Yes. That's a really good point. And I think when you are a first-time flipper, when you're looking for your first deal, it does feel like your entire career as a flipper hinges on that one deal. Yeah. And it really does, I mean, you know, we are always going to make sure that we look at the numbers that yes, we're doing our best to figure out if it's a good deal or not. But what you're doing is building a flipping business. And with entrepreneurship, things go great sometimes and sometimes they don't. And the net result is what matters. Right. The trend is what matters. It's not necessarily like, oh my gosh, that's one deal and you know it's it's sold for you know 10k less than I had expected or something. Like that's okay. In the grand scheme of things, it's totally fine. It's just a matter of okay keep going learn from those mistakes that you made and the next one will be better.
SPEAKER_01Oh yeah, 100%. I always say I I never lose I win or learn. And I think if you go into things with that perspective it really helps. All right. So I want to wrap us up. I like to end these calls on a fun note. So this one is always I can't wait. What is the one design hill that you will absolutely die on?
SPEAKER_00Yes. Yes. I love this. So mine is unified flooring. Okay. Love it. I love you.
SPEAKER_01Amen.
SPEAKER_00If I walk in a flip and there is, you know, we love to preserve hardwood right we love we want to preserve it. But if you walk in and the living room has hardwood next to LVP in the dining room like oh no the whole thing needs to match. So yeah that's my hill that's my design hill unified flooring.
SPEAKER_01Yeah girl we are on the same hill waving the same flag that like super annoying like I'll see pictures and it's even funny because like it's kind of I have um a couple of people I know that like know that about me. And so this they'll send me pictures I'm like why are you doing this to me? Like they're like we're going to torture you. Here's some pictures and it was like this one house it had a vaulted ceiling and it was the whole living area and they had carpeted half of it up to the middle of the vault and then they have LVP'd the other and I was just like what is going on here? Like why did we do this? But yeah so I'm like max two different types and by that I mean there's like tile is allowed in the kitchen and bathrooms. But past that I'm like just L VP it all like we're good. And that's just that's what's popular in our area. That's what people are looking for now in my area. But yeah I girl I'm right there with you on that hill. So awesome. Well thank you so much Christine for joining us today and kind of sharing a little peek behind your curtain.
