MFREE 102 Trailer # 4 with George Salas: Can You Build Two Businesses That Exit Separately?
This episode is a masterclass in thinking BIGGER. Hutch and George Salas sit down to talk strategy around two massive wealth-building goals: one, creating an experiential short-term rental portfolio with strong, steady NOI—and two, building a service-based business that supports those properties and stands on its own.
The kicker? Both are being built to exit—but independently. 🎯
You’ll hear about how to reverse engineer for institutional buyers, why recession-resistant markets matter, and what makes an asset actually attractive when it’s time to sell. This one’s not just about real estate… it’s about clarity, intention, and setting your business up to be acquired.
📊 If you’ve ever wondered what it takes to move from owner-operator to visionary founder—this is it.

Two big ambitious goals. One of them is to build a real estate portfolio made out of experiential short-term rentals. And right along build out a service-based business portfolio that services The properties. Yep. Build them separately and sell them separately and exit them to an institutional buyer, a private equity or family office. That's the two big dreams. So just wanted to clear up so that way we don't get confused on what that is. But if I was to reverse engineer either of those, I'll break it down in 30 seconds each, for the portfolio, we have to get stable growing NOI assets that institutional buyers want. They want recession resistant markets that are not unstable, right? They're gonna be growing in NOI little by little. And they want bigger cash flow. So we have to be a bit better than other asset classes.
