Do you have a favorite real estate quote mantra that drives you? Oh man, that's a good one. I don't necessarily there, I don't know if I have a quote that comes to mind. I mean, it's really simple and it's probably just something that's been discussed plenty of times on podcasts or online or what have you. But, you know, making your money on the buy is something that's I very strongly believe in. And if I were to summarize it a little bit differently, it's, buying right de-risks the whole rest of the investing process. And in our business that's what we probably place the most emphasis on, is being able to, you know, find those great deals. But we do make our money on the buy. That is awesome, man. One of my, preferred sponsors that is mantra as well, is you make the money on the buy. You know, so that's a good one. All right. Yeah, it's hard to find those deals, but, it's the worthwhile time investment in the business, I think above all else is, you know, being able to find those great ones. Gotcha.
