Welcome, all you Multifamily Enthusiast, to another episode of the Multifamily Real Estate Experiment podcast. I'm your host, Shalon Hutchinson. If you've been in real estate with me for a while, you know me as Hutch the marine investor. And today's guest has not only build business, that rank on the Inc 5,000. He is coached over 3000 investor and built. Multiple seven and eight figure operation, and then lead with integrity, which is a word that goes beyond just telling the truth. Right? So Cody Hofhine is the co-founder of Wholesaling Inc. And it is one of the top coaching brand in the country and co-founder of, Joe Home Buyer. A real estate franchise, you know, making waves across, making waves nationwide. But what makes Cody different is this, he has built, big companies without losing his soul, his marriage, or his fire. And today we're not only gonna be talking about real estate, we're gonna be talking about mindset, leadership, and the brutal truth behind building wealth that doesn't cost you your family, and of course, doesn't cost you your peace. Cody, welcome to the show today, brother. Hutch, such an honor, my friend. Grateful to be here. Learning about how early you do this podcast is very impressive, sir. So I'm excited to be here. Yeah, I appreciate that. So Cody, before we go deep Into the podcast, brother. What is a quote, mantra or mindset beliefs that have guide you through some dark days and help you lead and scale? Oh my gosh. Am I limited to one or can I share a couple? Well, we can drop a few throughout the podcast. We'll just throw one. Okay. One that I've always loved, so anyone listening to this can really attune to this one. This has been one of the biggest game changing secrets, and that is you are the average of the five closest individuals you spend the most time with, and that comes from Jim Rohn. And I've always made sure I've put myself in the right rooms, the right masterminds, around the right mentors, and it seems like that has been, 75% of the success in my life. Man, that's freaking awesome, I was talking to Athena recently. and we were talking about Athena's, my wife, by the way. I call myself the husband of Athena. And we'll just be some reflecting on our life and came to the realization that everything we sat at a kitchen table or in our office and we talk about, and we said this, this is what we are doing. We have accomplished every single one of those things. It's funny the way the world conforms to your vision and aspiration when you speak it out loud and you make a decision that this is what I'm going to do. And you know, you find people, if people go to places, go to different rooms that help you accomplish these things. And it's amazing how that happens, the people you have around you is definitely can be catalyst to you, either your growth. Your destruction, you know? So social. Yes, sir. So Cody, let's capture one man. Can you walk us through your journey, from, you know, scraping together the first deal, to now building nationwide brand and coaching thousands? What is like your primary mission that has driven you through those times. I wish it was the same mission I have today. Maybe to give you a little backstory that will tie into it, and I'll, I'll get there as quick as I can. Is 2015, I was about five years into building a insurance company. About 2015. I come home early from work. I was working long hours and it was because it's a long game when you build insurance companies, it is no joke. For the first 5, 10 years, I came home early and my wife was crying at the table. I walk over to her and just remember putting my arms around her saying, Hey, what's wrong? And she looks up, she says, I don't know for this month, do we put what little money we have towards our mortgage payment, or towards food for the kids I just remember feeling depleted. She didn't make me feel it It was me. I felt it. I was like, here I am, five years into this entrepreneurial journey. Build an insurance agency and there's still months where we don't know how we're gonna make it through the non coincidentally thing is you look back, hindsight, I'm a big God believer. You start to see, when you look hindsight, you look backwards. You start to see how God plays a role in all these different things. Oh, yes. You can start to see how the dots connected. But sometimes when you're in the dot or you're myopically in the life, you can't see it all. It's almost like, what's happening? What's going on? What is all this? God, are you listening to me? Like, do you care right now? And then hindsight, you start to see, oh my gosh, I needed all these experiences for my betterment, to be, improved and be ready for something bigger down the road. I had been going to a local real estate investor association from 2010 to 2015 every single month. But I was going in with the wrong mindset. I was going in with the wrong ears. All I would do is listen to these investors, say, Hey, I've got five rentals. And I'm like, I've gotta meet that person. and I just, I went with the wrong mindset. And so I'd been hearing these guys winning for years. Years. I finally took the time to say, after this experience with my wife crying at the table, I went in with a new set of ears. The mission at that time was, Cody, you've gotta make more money. that night I hear a guy stand up. He says, Hey, I just found this deal and I put it under contract. I ended up not wanting to close on it, so I assigned it to another cash buyer that I knew and I made$29,000. That would change life really quick. I asked him afterwards, I said, and I insured all this stuff. So I trusted him. I knew what he was saying was not a lie. I knew it was true. And I said, Hey, would you teach me how to do this? He actually said no. He said, you know what, if I taught you, you're one of the most driven individuals I've ever met. If I teach you, you're gonna be my competition. so I got online and found a coach to teach me wholesaling. that's really how I got into the game I found out, 29 days basically after. I do my first deal for 24 grand I'm like, it worked. It worked Like this is something else. And so I started doing that. I co founded, wholesaling Inc. a coaching company that coached over 3,500 students nationwide. It was a phenomenal run. We had a top podcast in real estate for like five years. We had a number two in the business category, Dave Ramsey. had it on lockdown. We sold that company in 2020 and as a result we started Joe Home Buyer, a national franchise, we have a little over 70 franchisees across the nation now that are doing our Joe Home buyer model. and it's been an amazing run. And our mission now different. It's not to go make money. Our mission now is to build world class. Leaders, as we build more leaders, they will go out and build successful businesses. So whether you're listening to this and you're like, well, I don't have a franchise. You don't have to, whether it's you're just a dad and you have four kids like me, I want to build leaders. I don't wanna build followers, I wanna build leaders. So I'm making sure I'm doing everything that I can do each and every day to just build leaders in the organization. In my company, in my family, and as I do so I know they have a better chance of going on to build successful lives. Man, that is such a powerful task that you've taken on. I noticed that especially I've been in the Marine Corps for 27 years, Thank you, by the way, for your service. appreciate the support, brother. When I learned the importance of building the leaders around you, because when you think about the hierarchy of military rank structure, it's more so the leaders and followers. But when I learned from John Maxwell that it's important to develop the leaders around you, it was such a transformational thought process. Change for me. I noticed a conversation between myself and my marines change drastically, which also improved the quality of relationship we've been able to create. because now I'm not just barking orders I'm now, coaching them into their greatness. And what I see start happening is that my workload becomes significantly Less because I was pretty much training myself out of a job, and it's not because I didn't want to work. It's now that I have more people who are thinking leadership instead of just followers or managers, Most of us are thinking about how do we do the right things, but at the same time understanding where we fall in to do things right as a manager, Stevie covered things that I discovered a while ago. Like leaders ensure that we are doing the right things. Managers ensure that we are doing things right, but at some point we all fall into the leadership and management role and we have to know when. So when I learned that and I started to impart that on the Marines. many things changed most people are chasing tactics. You seem to teach from identity. What's the mindset shift that every real estate entrepreneur or entrepreneur in general, because look. H Square Capital is targeting more people who are military veterans, accredited investors, and who own a small business, right? So what is the mindset shift that every real estate or entrepreneur must make if they want to build company, not just buy another job? Oh my goodness. Let's go to quote number two that helped me in life. Quote number two is this Hutch. Rarely does a man's income exceed his level of personal development. What that means is. Many times we spend our whole life building a business versus building up us and have the business simply chase us. And there's too many times where I gotta chase the money, I gotta chase the money. I know what it's like. I did it for five years at insurance. It got me nowhere. The moment I became better as a leader, as a human being, and as someone that is developed in all areas of my life and found more balance Now, balance doesn't mean equal time, but as I worked on me, what I noticed is I started to attract A players that would then build my business bigger than I could build it by myself. John Maxwell. I love that you love John Maxwell. He says, don't show me your dreams. Show me your teams, because with the right team, you can accomplish any dream. And if you want to have A players on your team, you can't be a C leader or you're only going to attract. As high as you are in life. So if you're looking at your current team and you're saying, my team is a bunch of Cs, look in the mirror, you're a C leader. That's period, the end. And so if you want A players, A players are looking for A leaders. So simply become the person that attracts A players and watch what happens. That's the goal. And you find this concept in a book called The Compound Effect, Darren Hardy. Phenomenal book. He wrote 40 pages on this wife. He's like, I'm gonna have my wife. It looks like this, loves this, does this. 40 pages. I was like, this guy is a G. So 40 pages, he goes to a Jim Rowan event. Jim Rowan says, you can have anything you want in life so much as you become the person worthy of the thing that you desire. And he's like, oh my gosh. I'm doing this wrong. So he wrote a 40 page document on who he would need to become to attract a woman of that caliber. He's like, I'm gonna become this, become this, become this. Within a couple years he attracts this wife into his life and he says, it's scary how close she was to the original 40 page document he wrote, You don't find success, you don't find money. You attract it and you attract it through becoming more. Oh man, that, that's so deep. And I could say that conversation so many different ways, But for the sake of time, brother, let me ask you this, what were some part of your identity? We talk about the lens he was looking through when you walk into this real estate meeting. but something had to shift. You had a moment in your life that make you realize like, I have a responsibility, I have an obligation, a duty to change something. You saw your wife that you care about, right? You saw how maybe your actions are in actions or the delay in your dreams were affecting, the person you really care about and you had to put on maybe a different glasses or maybe wipe out the lenses, right? So tell me about this man. What part of your identity that you had to transform to grow to this level of leadership and this level of thinking that you're going to. Yeah, I think, I was blessed to have that some people would be like, Why do I have no money? And they have this victim mindset where it's always the world's problem. It's always the economy's problem. It's whoever's president of the United States problem. it's a victim mindset, and we have to take control and ownership. That moment was a gift from God saying, Hey, here's the real situation and you could've missed it. but guess what? You get to choose what you do from here. Yes, you can give up like most of the world does on their dreams, or you can become more. And so the biggest thing, and for me is I've noticed this in my life. You're either running towards pleasure or you're running away from pain. That was a painful moment, Hutch, and so because that was such a painful moment, it gave me the gift to say, I don't want this moment in my life for a long time. I want this as short, as possible, so I'm gonna run away and grab onto anything that takes me away from this pain as quick as possible. Two days later I hear this guy talk about wholesaling. Yes, it happens quick, but what a gift. Had I not caught my wife crying, I would've gone to that same meeting and still looked for the next policy to ensure. But God's so kind. He says, Cody, you're not making enough, sir. you've gotta fix this. I go with a different set of ears, and ran away from pain. My goal is this now, instead of waiting for painful moments to pop up, let's do more of what you said, at the beginning. Let's come up with what we really want out of life and get familiar with our dreams and goals because a man or woman that is unfamiliar with their goals and dreams will die unfamiliar with their goals and dreams. So you might as well start getting familiar.'cause as you get more familiar, you start to see the opportunities and they're all around us right now. It's just you can't see'em because you haven't trained yourself. To actually accept or even know what you want in life to get in alignment with all the stuff that's sitting in front of you. So the more you can say, Hey, this is what I want, You just gotta get clear on what you want. Yeah. And the world is already presenting that opportunity to you day in and day out. You just won't see it unless you know what you want in life. Take me to church, brother. Take me to church. Let's go. But here's the thing. This is the reason why I wake up early man to have these kind of transformational conversation, right? Because, I could have slept in, and dreamt. But what kind of dream am I having? Some kind of uncontrolled environment, right? I can't really control my dreams but this right here, this is where dreams are enlightened develop or realize that you are in the right room, whether it's, mostly virtually at this time in the morning, brother, and thank you so much for the gems you're dropping. And look, if you listen to this podcast and you are not clear on. Exactly what you want. It's important that you do so. You probably already have dreams and aspirations that you have written down someplace, and for some forsaken reason, you have forgotten about those dreams or goals. See, I've learned that most people. failed. Not because they don't have dreams, it's because they have forgotten about them. They have forgotten the feeling or the place that they took themself to when they wrote those things down because look. It's just like planning. In order for us to accomplish a thing, we have to go into the future, bring it to the present, and then do something about it. We do this in the Marine Corps, right? it's a part of the Marine Corps planning process to the point where we have to even act out certain, right. Certain operational, plan before we actually go execute it. Because a lot of time, life is on the line, When we write our dreams and aspirations, our happiness, the quality of life we can provide for a family. A lot of time. It's on the line, but we don't remember that until it becomes painful sometimes. If you listen to this podcast and you have gone to a place that is a better place than you have been. It's important that you go find those scrap papers, that iPad, that dream book, or wherever you wrote that thing down and refamiliarize yourself with the place that you know is a better place than you are right now. And take yourself there, right? And get in the right room and make some things happen. Cody, you have led teams through uncertainty, whether it be economic challenges or creating franchise expansion, Everyone wants to scale and you have done it, What's one thing about scaling that most people do not understand until it's way too late. This is gonna lead to yet another quote. Yeah, you're gonna love it.'cause this is easy for simple quotes. Robin Sharma a dear friend and mentor of mine. wrote The 5:00 AM Club. Great book if you haven't read it. Okay. He also wrote The Eight Forms of Wealth. That's his newest book and I, it's a gem. It's amazing. He says this. It's less to do with external strategy, and more to do with internal mastery. Many people don't scale because they're not looking in the mirror and realizing they are the bottleneck. When you look at a bottle. The bottleneck or the constraint is at the top. Who sits at the top of every company? The leaders, the owners. So when we think of bottlenecks, it's never at the bottom. It's us at the top. And I think we're always looking for, hey, I made an extra 50 grand this month. Why don't we pay for more marketing? And we're always thinking about more, more, more versus thinking, you know what, we're in a plateau right now. If you have experienced a plateau, you know what I'm talking about. If you're in the middle of a plateau, listen up. And if you haven't experienced one, one's coming guaranteed. And what those plateaus teach us is two things need to happen. That is what is the skill we lack to get us to the next level. So ask yourself, What does the future version of me have that I don't have right now that allows me to get through this plateau? And it's tied to a skill. People stuck in the real estate space, they're stuck at 500, 750,000 in gross Rev for the whole year. I would say 9 times outta 10 when I'm talking to someone like that. They lack delegation. They don't know how to lead a team and delegate to take something off their plate. They have these trust issues that I can only do it and no one will do it as good as me. these are a skill you must learn. So I would be reading books on delegation. Raising a team, John Maxwell leadership. I would be learning about how to lead a team, grow a team so that you can break through his plateau. If not, you'll continue to stay in this painful loop of a plateau until you do the work. It's never more marketing, SOPs. systems and processes. It's all about what are you willing to do to learn a skill. The second one is the limiting belief. I don't know if I want a million dollar business because that means I have to hire a team. If hiring a team is gonna be a lot more headaches and it's gonna be so stressful That's very much can be your truth. But here's a second truth I want you to know I have now sold four different companies because I had a world class team that built a great business. I didn't have headaches, I didn't have migraines. It was incredible. I loved it. So which truth are you going to pick? That team is headaches and stressful? Or team is amazing. Allows you to expand who you are, right? You're able to accomplish bigger, better things in life. As we get into these plateaus and pain loops of life, remember, what's the skill you lack and what's the limiting belief holding you back, if you will do the work on those two things. Remember, it's less to do with external strategy and more to do with internal mastery. When you become someone better breakthrough, is inevitable. Oh yeah, man. to that point one of the things that I get to do as we get promoted through the ranks of the Marine Corps, especially in the maintenance chief, what, which is what I am, military occupational skills, is that we get to go to different aircraft platforms. So we are there to provide leadership and some managerial skills and teaching as well, right? But we don't always know the weapon system to a fundamental level. Right. And that's where we have people who is, that's their job to, do the thing. It's not their job to go shoot the wires, their job to go turn the wrench or measure this pressure, measure this, currents or nitrogen pressure, whatever the case may be. It's their job to do that. And it can be intimidating to lead those folks who you know for sure know the systems better than you do, right? So we have mastered significantly the who not how concept, right? Dr. Benjamin Hardy, right? Oh yeah. So we master that in the Marine Corps, knowing that those junior Marines are significantly more experienced on the weapon system than some senior folks, as they should, because we get to move, from unit to unit. The more senior you get. Right. Knowing that they, that they have, that, it's also, it put us in the place to have more development on leadership. Having more personal development, professional development, not necessarily military professional development, but also more professional development. So we can bring a lot more to the fight as leaders, here's one thing another following question I wanted to ask you, Cody. as the leader, you have grown yourself and helped so many people to develop. How do you control your time, your team, your mission when you are accelerating your business growth? Oh my gosh, it's so good.'cause it wasn't always this way. Again, growth happens in phases, but Hutch, I would tell you, it's getting crystal clear me and my wife came up with a little acronym to help us. Riches simple. Everyone wants riches, but let's break it down. It's six areas, R-I-C-H-E-S, six letters, R as relationships, I as income, C as your character. H is your health. E is your experiences, and S is the service, the things you're gonna give back. It's not a perfect balance. They don't get equal time. However, the time that I am in each one of those areas gets Cody Hofhine full presence. I make sure that if I'm with my family. This is not in my pocket. It's not in my hand. It's not in my room. Like it's nowhere to be found. It is away. Why? Because that is a massive distraction. It may not be that my kids get the same amount of time as I put into business, but when they get my time, it's fully present. Cody, it's Cody at its full presence. I make sure that. Me and Wendy when we sit down and do our quarterly planning for our family we get our kids involved. Here's what's going on. We get everyone involved. It's a big family planning. Me and Wendy get together often. We do date nights. Every single week. We're going on a date night and we're either breaking down something. It's not just about food in a movie, we rarely go to a movie. It's more about talking, communicating, just, and just growing our family and how do we get better at that same thing with our business. And so that's good. I think the whole point behind this is really design your life. How do you want to live? And then build a business that supports that plan versus you wasting your whole life building a business with no lifestyle, with no plan. And so I don't plan on just building a 10, 20, 30,$50 million business. I say, here's the lifestyle. this is my non-negotiables. This is how I want my life to be now. I'm gonna build a business that supports that. It's funny that you brought it up and it's very timely. I came on a couple days ago and Athena met me in the garage, bare feet, And she was filled with so much excitement and enthusiasm, and I'm pretty sure she had a very challenging day. I also had a very challenging day too,'cause I think I came home right around 8:00 PM. So I had a long day, and I allowed my day to distract the attention that I needed to give her. I noticed by the time we went to sleep, how her mood. Since transitioned into the enthusiasm that came to the garage versus the way the night transpired. I felt so bad about it that I knew exactly at what point that shift happened, So, it's really, I really appreciate you talking about. Balancing life because a lot of folks talk about work life balance, right? what I try to impart to include my marines that I talk to daily is that life is not balance. It's about balance sin, right? We have to get into the habit or figure it out. How do we compartmentalize certain things? The phone goes away when it's time with family. We're not talking about work. When it's work. We focus when it's time to pray. You are all in. When it's time to meditate, It has your full attention. When it's time to work out, maybe you, pick things up, put'em down, but you're also, feeding your brain as well as working your brainwaves compartmentalizing. In an effort to balance life. We're not gonna spend a hundred percent of our time in church. We're not gonna spend a hundred percent of our time with our family. We're not gonna spend a hundred percent of our time working. It's about balancing that, So, Cody, thank you so much for providing the opportunity to reflect on that, brother. I have you for about another seven minutes. I want to go into the focus round and we can wrap this up, brother. So focus. It's an acronym that we use and it seems like you like acronyms? So what's something you do that has nothing to do with real estate, but keeps you sharp? Oh my gosh. I would have to tie something I love to my fitness. So I'll try to keep it as close as I can to focus the f is fitness for me. I Feel like that's my keystone habit, meaning when I'm taking care of myself, all the other areas of my life start to Play together and, really work together. every time I take time for myself to manage my help, that is the one habit that unlocks greatness in all the rest of my habits. That's fricking awesome, man. Hell yeah. so we got five and a half minutes. let's breeze through these other ones. What opportunities are you seeing right now that others, may be scared to tackle? Ooh, opportunities that I see right now that people are scared to tackle. I will say there's a lot of talk around ai. I think it's not here to replace human beings because You talked about this, like AI has never had the experience, like they've never personally gone through it. So it won't replace people in that regard. However, those that are willing to adopt AI are going to be, enhanced to a higher level that's awesome. I actually attend the mastermind here in about. half an hour. Once I'm done, my product manager talk about ai. So communication, what is your rule for communicating vision? So your team actually runs with it so they can actually see what you're saying. Bring it up frequently, share the vision over and over again. You can never share it enough. And then I use a lead formula, and so I'm always tying it back to my core values. for our family, it's heart for others, hopeful, humble and honest. So those four H's. I always tie every correction and praise to the value so that my family knows our values. I'll be like, Hey dude, that was an amazing way of showing humility. I love that you're learning right now and you're coachable and you're teacher. Oh dude, I love it. And also when I need, correct. Hey, it looks like in that conversation with your brother or your sister. There really wasn't much heart for others Oh man, what do you think you can do to get better next time? And I'll even share vulnerability. Hey, I've done that too. Me and mom have been in an argument where I was in the wrong, I didn't show up with heart for others, So they're like, oh, dad's not perfect. Okay, I get it. But here's what I did to make it right. What's a way you can make it right? Everything gets tied back to our family values and our office. With our business life. We have values there as well. We tie every correction and praise back to our family or our core values. Man, it's amazing when you have that level of compassion, Or even just grace, right? When they show people grace and see that we are all susceptible to some of these, these, deviation from what great characters, man, that's, I I would say that's powerful, but that is power. Alright, so two more before we Wrap it up. what is one truth about leadership? You didn't understand until maybe you lost some money over it or time or relationship maybe. Oh, well this will be easy. Let me, this will maybe catch everyone off guard. I invested$200,000 in a startup company. Six months later, bankrupt lost all 200 grand. I couldn't tell anyone what the investment was'cause I didn't understand it myself, and I felt like I did it because of a personal relationship I wanted to gain with someone. So don't invest. To tie yourself to someone saying, oh man, if I buy this then I'll get X amount of time with so and so. That's something I did wrong. Leadership owns and they invest in what they know. You don't need to invest in what you don't know. Stay your lane and you'll be just fine. I think that's one of the biggest things I'm focused on as well. how educated are our investors before we actually take their money? Because when you dive into that relationship, man, it's long term. Yes. And it's important that they understand what they're investing in, so you know. We can extrapolate a lot of information for the things we have talked about during this podcast. Cody, I wanna ask you this question directly, How do you define success now after everything that you have built and, some of the changes you have, made over time? I would say success is every day that I woke up and I became 1% better than the person I was yesterday. I think ultimate, goal in life for Cody Hofhine and, and my family is, that they might have joy and I think joy can't be faked. I think joy is directly tied to us becoming the best version of ourselves, And you can still have joy because you became someone better today than you were yesterday.
