Aloha, It’s Shelon "Hutch" Hutchinson here! If you’re enjoying 'The Multifamily Real Estate Experiment' podcast, please like, comment, and share our episodes to help us reach and inspire more people. Thank you for your support!

In this part of the podcast, Hutch and Keith explore a business lesson that completely changed the way Keith viewed money, opportunity, and negotiation.

Most people assume capital is the most valuable piece of any transaction. But what happens when the opportunity itself is far more difficult to find? 💰🏠

Through a simple example about scarcity, Keith explains why value can shift depending on what is available, what is needed, and who recognizes the opportunity first.

This mindset can influence how investors approach negotiations, partnerships, and the deals placed in front of them. Sometimes, the greatest leverage is not having the money. It is understanding what everyone else is searching for. 🎯

Watch the clip to hear the business version of the golden rule and the lesson that changed Keith’s perspective.

Keith Gillispie

he said, "You need to play by the golden rule." He said, "Do you know what the golden rule is?" I said, "Of course, everyone knows what the golden rule is. Do unto others as you'd have them do unto you." Right? Didn't your mom teach you this stuff? And he goes, "Yeah, that's the golden rule of life. The golden rule of business is a little bit different. The golden rule of business is he who has the gold makes the rules." And he said, "Now, here's the mind trip that we're gonna... that we're- I'm gonna play with you right now." He said, "What's more important? What's more valuable? What's more scarce?" H- he actually gave me an analogy. How important is this air to you right here? He's like, "There... How much air is there in the world? There's a whole bunch. how much would you pay for this breath?" And I was like, "Dude, if I had to pay for every breath, I'd, I sure hope they have a denomination that's smaller than a penny. I don't even know if I'd pay a penny for a breath. It gets really expensive in just one day." And he goes, Now, I'm gonna hold you underwater for 90 seconds. How much would you pay for a breath of air?" Whoa, that changed my life. He said, with scarcity comes value." So he said, "Which one's more scarce, money or a deal?" I said, "Money." He goes, "That's wrong. That's wrong. Ask anybody with money which one is actually more scarce, and they are not gonna say money. They're gonna say a deal. A real deal like this, it doesn't come around very often. Once a year, maybe, you're gonna hit a banger like this. This deal is far more valuable. So let's turn this around. He who has the gold makes the rules."
