Now, before we get into the meat and potato of all these, things that you have in your toolbox, man, do you have a favorite real estate quote or mantra that really drives you? Could be a mantra, could be a mindset. Yeah.

Yeah. you make your money on the buy, not the sell. That sort of sums up our entire, investment thesis.

what does it really mean though to the average investor- Yeah who may be looking at this like, "Look, I'm actually spending money on the buy, so how do I make money on the buy? What does that look like?"

The difference between even good investors and exceptional investors is all the evaluation on the front end. Once you're in it, you're in it. Making your money on the buy means, that you have a disciplined approach. and when you go into any deal, you kind of know, "All right. Given this set of facts, I won't pay more than this amount of money for this asset."

Right.

and it's a battle. It's always a battle. the seller always wants... They always think their asset's made of gold, and, Of course. and that's natural. It's human nature, and we wanna buy the gold as cheap as we can.

Right.

We like the asset too, because that's why we're trying to buy it. What you pay for the asset dictates everything else for the entire life of that investment.

So if you pay too much money for it, you'll never make as much money as you would have, if you hadn't. That's just sort of math.
