And I'm glad you have a connection to Charleston because we normally as our guest, you know what? Your connection of Charleston and saw school. You have that you have a connection here. So when you were here, you know what you think about Charleston?

Oh, nice. You're I don't know you will know. You will know for sure. I mean, and I love Charlotte. I used to live there, Um, for like, a year while I was in grad school. So I'm excited to hear about what's changes. I've been there. I know. When I first when I was living there, the real got there. So I'm excited to hear what you had to say about, you know, Charla Charlotte. And with what's going on

Oh, yo, I rose a huge project here. It's really expanding. I mean, they have light rail running too through hundreds will. Now they've got one ring university. So you know, all the real estate going through those different areas where the light rail is, It's, ah, you know, is really starting to increase in value. It become a lot more desirable, but also building a lot of multi dwelling units over there, too. So it's growing a lot.

So let me ask you, I mean, I know you're gonna talk about you know, the median sales price meeting in a medium rental price and all that. But is the housing market is it a problem like it is a part of across the country like in Charleston. Where is difficult to find, um, affordable housing.

Well, I'm glad you said that, because right now, what's going on? There are a lot of initiatives that, um you know, I do You participate with creating affordable housing, You know, some of dealing with that Some homelessness and things like that goes on as well. But that's, you know, it's just one of situations where it's a lot of great opportunities here in Charlotte, a lot of jobs. And you know what? People are really doing well here, So, yeah, I highly recommend, you know, coming to the city

Well, for my clients who don't know in the listeners, Dion is my goal to rule turn, Charlie, Um, I met him, um, some time ago, and it is so funny because the internet is one of those boom in places where you have opportunity to disengage with other agents. And I'm so happy that I had opportunity to meet him. And so, Dion, I would love to hear what you have to say about your business story and how you became a realtor.

Okay, Well, before I did real estate. Ah, I was in sales for quite a while. Probably over 10 years with, uh, actually with the cable company. So I was I was I was out in neighborhoods and I would see roaster signs out there always will think. Well, I need to I think I need to go ahead in transition. Over. It was a super easy job for me, you know, It was, you know, Harley any stress when I first started, but, you know, with all the the new things that came out with the Google and with Thea, you know, direct TV and 80 and see, you know, that market became less easy and profitable. So, you know, let me switch over and it's still a good It's really good living you can have with that. But it switched over and a real estate because I passed him forward. And my parents invest in real estate too. So they own multiple rental properties, and okay, it was like that. So you always knew there was something that I wanted to do.

Nice, eh? So pretty much you're out there working and you're just inspired by the sign like this. Sounds like a good market. It's already in sale. I'm in some sort of sales. Well, you know, this follows in line. So who's off course? Yahoo. Lou, I don't have cable, so I'm probably one of those people in Charleston is taking this away from these people have cable in years is that I can really? That's cool. So you made the transition?

Yeah, it's been a position. Yeah, it was kind of amazing. I mean, real estate, you know, you think it's gonna go smoothly, but then you realize it's it's work, and it's it's a grind. I mean, you have to really learn how to price how to, you know, get the reports, put together the right way for your clients, which is really important. I spent a lot of time and effort. Make sure people are getting the best price for what they're selling or buying. It's just, you know, staying in touch with your clients, like, not making way too long to get back with him stuff like

Oh, and that's so perfect. I'm so glad you touched on it. You had no idea I was gonna touch on that, but I was actually gonna ask you about ways you help clients and I am a firm believer in a like everything you say, because it's so important, Like, this is a really business and its sales. But you also have to get people value. And I love that about you that you just you go above and beyond to make sure your client it's no need.

Yeah, it's really important, you know, because you get out of school. Are real estate getting your license and Scott amazing. Like when I first got out, you know, like I was telling a story earlier, were talking about my first client and how we're still friends. Says dating A four years later, the bought a house and, you know, he was gonna get it sign, at least for a department. And I was like, Hey, man, like we get along grade. I don't mind if you come. You can stay with me for a week, making the closing out this close

it helped out, you know, because I actually like my second. Then my third client ended up being an NBA all star. So wow, I was like, Wow, this is really gonna blow up now and they didn't. It's the six of her work and the in things that tie everything together. It, uh, make it into, you know, a great career, you know, helping people buy homes and hay bales.

Well, I love that, and I love day. So you work with. I understand you worked with a lot of investors, but it's so cool that you have the expertise with investors because you know the numbers and then you also you know, you just you're obviously well rounded. That's pretty cool. And I know my clients and people I referred to you would definitely love and appreciate, you know, your experience on that spectrum. I'm sure they're gonna probably ask questions about you and the All Star and all that. I mean, that's exciting because Charlotte is such a huge city, like when you compare it to Charleston were obviously a lot smaller, and you guys have a lot more jobs and industry, which we can talk about later. But, um, so what I want to ask you about next is tell me a little bit about why people moved to Charlotte and I'm things to do as well as the median sales prices will host the median rents a phrase.

Well, one of the biggest reasons that people come to Charlotte is the job market here is awesome. Uh, it's somewhere that's, you know, it's great living here. As far as, like, amenities, we have N b, a team, the Hornets. Michael Jordan knows them, and we also have the Panthers. And, you know, they've made a run through the soup to the Super Bowl and over this next season, coming up. You know, uh, you could hope alive. Yeah, I think we're gonna get back and win the next time, so

that's use. And people are getting jobs here, so they're coming here because they're getting great jobs. And we haven't lake here like Norman, where they have all kinds of defense and you can live out there in the area, live on the lake. That's where I used to stay when I first moved down here was brother on, like Norman, boating and fishing and stuff was, you know, very relaxed for sure. And then I find and Ballantine's great too.

That's actually the area. I think I stayed out in one place between Valentine and Southern and South Boulevard. But this is grown so much since I've Danny. I haven't been there since. Goodness gracious 2000. Eat that. I'm sorry. 2007 someone nationally to that eighth. Honey, I teach us the last time I was living there, so they wrote this phenomenon. I know you may have some information on what's happened then versus now, but, jeez, I can see why people love living in Charlotte.

Like even in Charleston, when you compare to Charleston, it's like the growth here is steadily increasing every year. So when it comes Oh, the median sale fries and the median cost of rants like

what people expect. Well, to get a great home here in Charlotte, I mean, you can live in university. I mean, even they have listings and wax saw, Uh, some in Indian Trail. You know, Indian land. Okay. Area. You're gonna pay anywhere. Starting. I would kind of start it around like the mid two hundreds, all the

way. That's affordable.

So the 300 range, you could even get a good home. And in the 200 ranch, you know, if you want or something like that. And you have a lot of town houses below 200. So we've got homes that could fit everybody's budget, you know, in Charlotte. And the rates are historically low right now. Yeah. You got Corona race right now.

That's what we're calling it. Corona rates are great. So don't stay home. You know, you don't want to get out and take advantage, like in lock. In a rate you can call him. You don't have to go into the office, you know.

I think people across the country are forgetting that they could just ride this wave. You know, and, um, it kind of started almost before. Everything kind of hit crazy here in the U. S. But yeah, totally call called Leon. Um, again, Dion is one of my recall partners. So what I do is I actually send out referrals for my clients and those interested in moving to Charlotte to be on because I trust him. And I know his work is good. Well, uh, it's a wind. Everything's you can D'oh! Okay, that the trade jobs. We're doing great here. Ah, lot of construction foremen. You know, all kinds of different technical. I t I t is huge right now.

you know, somebody called me about I teach stuff the other day, so no, I'm like a I'm stuck a real estate.

me things. So, yeah. I mean, look at it. Dion is like, this multifaceted. And if you know anybody in real estate, more than likely, this is probably not their first career. It's probably like the second or third. I know. For me, this is like a second slash third because, um, you know, I was working clinical research, and then I actually am similar Reservists in the National Guard suckle in the National Guard. Yeah,

Yes. You're welcome. You're welcome. I'm honored to serve by my military status. My husband's retired, but, um yeah, that's it. Income, bird income. Then you flip what you're doing in troughs and area Armenian sounds. Price is about 288,000. And, of course, like Charlotte, you can get a good deal under that price. And a lot of people wanted to spend at least amount as possible because they wouldn't.

I get a lot of calls from, you know, investors with upmarket properties and, you know, different hits funds that have inventory that they want to get rid of and things like that. So, you know, it's always good to kind of know, you know, those roads are has really sources that bacon, bacon, sure. With you.

hope you find something, but it's ah, you know, it's competitive for me, for buyers. I tell people all the time when I sent him a list. If you see something pop up that you like, you know, call me. Wait call. Call me. I will. I will be there to show you that house because you know, if you like it. The chances are somebody else does, too. And I want to see you, you know, get the home that you want. Definitely right. Hardest clients. You know, they'll get it,

for sure. And especially if this price right in the conditions great. People were gonna be like, I want it. And so don't wait. Don't have to take that, You know? Especially like the Amish saying, if it is in Charlotte, anywhere else in the country is in Charleston. Don't hesitate is guaranteed if you like it. I think it's an awesome deal. Someone else does, too. So I appreciate you mention Itcause. It's one of those things you gotta you really remind people of. So what about when it comes to renting in Charlotte with that? Like

you're gonna pay for rental rates here. Typically, Like for a decent apartment, I say thousands of 1500 like pay 50 100 for uptown. Or if you're in your valentine or something like that, where all the shops are, um, you know, 1000 can still get you something around the other. You know, surrounding areas for pretty. Nice apartment.

Okay. Okay. So that's that's about the same for Charleston. You know you're looking at about 12 to 1300 for, you know, average on rather be, You know, these an apartment or a rental. Smaller rental. Which course that price range for home is gonna go? Ah, lot faster. Um, but it's good to know, because, you know, this housing crisis is affecting us all throughout the country.

What part of town is gonna fit or suit your needs the most? You know, because some people may want to be close to the lake.
