RJ Bates III, affectionately referred to as the Viking Wizard by his students, started his real estate investing career in 2014 after attending a real estate education program that put him $65,000 in debt. RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. He has won back to back Closers Olympics earning him the reputation as the King Closer! Finally, RJ and Cassi DeHaas, his partner, have started their education platform called Titanium University.

Speaker 1What is it that you do in real estate?
Speaker 2That's a good question. I don't really know. No, I help hardworking families achieve homeownership. When banks tell them no, I provide lending private lending.
Speaker 1Private. You provide private lending. How private?
Speaker 2How private do you want it to be? To be, it's not sexual, okay, just checking.
Speaker 1Okay, so what's the non bullshit answer? What is it that you actually do?
Speaker 2Creative deal structuring. Creative deal structuring.
Speaker 1So you're like Pace Morby, did you learn from?
Speaker 2Pace Morby. No, pace probably learned it from me. Just saying Pace knows this, he'll tell it to you. Man, do we need to call?
Speaker 1him. I never saw you walk around with the peace sign on your hat.
Speaker 2You guys got to understand that's on a need-to-know basis, obviously. If you didn't know, then you didn't need.

Speaker 1So you sell or finance.
Speaker 2Yeah, we buy creatively and we sell it creatively.
Speaker 1So you finance sellers, we finance Actually human beings, we finance.
Speaker 2You traffic people, we traffic people. Yes, no, we do not traffic people. Come on man, oh Golly.

Speaker 2Yeah, no, Somebody else has already got 99 problems and Homeland.
Speaker 1Security is one of them. Just wait until the FBI sees this video. I'll send it to them. Disrespecting the godfather of creative finance like Pace and Morgan. Oh my goodness, did you even know what an ovation was until last year?
Speaker 2Know who? Yeah, I don't know who. You probably learned that from Eric Brewer, didn't you, eric, who A lot of who's?
Speaker 1in here, yeah, so how many deals have you done?
Speaker 2Can you define deals, because I want to make sure we're talking about.
Speaker 1How many transactions have you been involved in?
Speaker 2I stopped counting at about 1,500. You stopped counting. I stopped counting because it no longer was relevant. No longer was relevant.
Speaker 1Are you older than Ron Legrand?
Speaker 2No. Close though, are you sure, pretty sure I'm not taller than me either.
Speaker 1So you stopped counting. Is he coming in here, is he?
