RJ Bates III, affectionately referred to as the Viking Wizard by his students, started his real estate investing career in 2014 after attending a real estate education program that put him $65,000 in debt. RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. He has won back to back Closers Olympics earning him the reputation as the King Closer! Finally, RJ and Cassi DeHaas, his partner, have started their education platform called Titanium University.

Speaker 2I was born in the 70s. Yep, oh, actually, I did. I did play hockey in the 70s. Okay, there you go, yeah.
Speaker 1So you played professional hockey. Played professional hockey. For how long?
Speaker 2Eight years Wow.
Speaker 1Your face is prettier than you would anticipate. Got a couple scars, yep. So what do you do now that you don't play hockey because you're old?
Speaker 2I have a virtual assistant company and a real estate investment company.
Speaker 1A lot of you Filipino pimps running around here Yep, all right, so you sell human beings. Another human around here? Yep, all right, so you sell human beings another human trafficker. Yep, all right, what else do you? Do you wholesale.
Speaker 2Wholesale novations, Novations. A lot of stuff that you do?
Speaker 1What do you think about the fact that everyone wants to shut us down?
Speaker 2I've been in this business for 20 years and it seems like they're trying all the time. You just got to adjust with the times.
Speaker 1Do you think we're the scum of the earth? Absolutely. It's what TikTok tells me every day. That's right.
Speaker 2I hear the same thing, yeah.
Speaker 1Yep. So novations? What is a novation?
Speaker 2A novation is a property you get on a contract. It's like wholesaling on the MLS to you know.
Speaker 1to simplify it, just wholesale on the MLS. Do you ever wholesale your VAs?
Speaker 2A couple of times.
Speaker 1Yep, yep, bob, what's your greatest achievement in hockey?
Speaker 2Greatest achievement, won the national championship in 1995.
Speaker 1Holy shit, you actually have done something A couple, a couple of things For Boston, boston University. So you a couple things For Boston, boston University. So you're a Terrier, terrier. You know. I had other people on here and when I asked them that question, they couldn't even tell me one thing. It's a tough life. Yeah, wow, is that your greatest achievement in life?
Speaker 2Having my kids, obviously, is a little greater than winning a national championship.
Speaker 1So you've never done anything like winning Closers Olympics and having a belt like that.
Speaker 2Never, never, nope, nothing really important. Competition is too fierce.
