RJ Bates III, affectionately referred to as the Viking Wizard by his students, started his real estate investing career in 2014 after attending a real estate education program that put him $65,000 in debt. RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. He has won back to back Closers Olympics earning him the reputation as the King Closer! Finally, RJ and Cassi DeHaas, his partner, have started their education platform called Titanium University.

Speaker 2flip houses, but my true passion is helping people find freedom and happiness through finding the inner peace inside them. Wow, so you're a hippie, oh, hypnotist, oh, hippie hypnotist. Yeah, you smoke a lot of weed. I did, you did, I did a lot yeah, were you happy. I thought I was, but I thought the weed would make me happy.
Speaker 1Then it wore off and you needed another hit. Yeah, yeah, yeah. So you're a hippie, I'm a hypnotist.
Speaker 2You hypnotize people. Yes, to do what? To find freedom and self-love so they can love their kids and their wives.
Speaker 1I thought you were going to say to buy their house for super cheap.
Speaker 2You know, I should try that. Have you ever tried that?
Speaker 1No, but I'll try that It'd be a good business plan. You want to be partners on it? Sure. So you hypnotize people and you convince them that they're happy.
Speaker 2I don't convince them that they're happy. I show them the way that they've always had everything they ever needed to be happy inside of them.
Speaker 1Coming from a guy that wasn't happy when he smoked weed, yeah, it's weird.
Speaker 2Well, I went through my transformation and found that happiness and self love within.
Speaker 1Talk about loving yourself a lot. Anyone told you that's weird.
Speaker 2Yes, you masturbate a lot, but it's not. I don't no need to.
Speaker 1Maybe you should love yourself more.
Speaker 2I have a lot of self-love, not to be mistaken with being conceited. I don't think I'm any better than anyone. I just love myself.
Speaker 1That's not true? I mean, you've talked about how you flip more houses than people for years, don't you think you're a better wholesaler than most?
Speaker 2people Uh, most people. I'm a better wholesaler than most people. I'm not a better person.
Speaker 1Sounds like a lot of self-love right there Just saying better wholesaler than most people Just saying Better wholesaler than most people Better wholesaler, yeah Do you identify as a wholesaler.
Speaker 2No, I'd identify as a real estate investor. Why, you know it depends on how I identify. You know I change my identity a lot. What kind of childhood trauma did you have, Brad? I had a father who hit me and made fun of me Holy shit.
Speaker 1Anytime I ask people that they don't actually answer, yeah. Wow I guess it's that self-love stuff. Sometimes it's awkward when people actually answer that question. You know that. Yeah, do you ask people that a lot what?
Speaker 2happened in their childhood. When they were six years old, I ask them what their childhood was like.
Speaker 1Yeah, when they're hypnotized.
Speaker 2Both when they're not.
Speaker 1Could you change my childhood?
Speaker 2I can't change your childhood. I'll change the meaning that you placed on it, that's probably affecting you today, did you just call me fat?
Speaker 1Yeah, no, swear to God. You just called me fat no.
Speaker 2Wait, P-H-A-T or F-A-T? What?
Speaker 1Dude. You're a weird guy, Brad. So how many houses have you wholesaled in your life?
Speaker 2Wholesaled and fixed and flipped Close to 4,500 now.
Speaker 1Why do you have a problem with the word wholesale? Every time I say it, you have to say real estate, investor, fix and flip. Do you not have self-love for yourself as a wholesaler? Do you not love yourself, brad? Hypnotize yourself, brad. I have a lot of self-love.
Speaker 2Identify as a wholesaler, brad, I'm a fix and flip how many houses did you wholesale last year, Brad 252. 253 with fixing and flipping too, so I probably wholesale like 180.
Speaker 1You're a wholesaler. Okay, you need to hypnotize yourself and convince yourself that you're a wholesaler.
Speaker 2What's your greatest achievement in life?
Speaker 1Helping other people find the buried happiness inside of them so you've never done anything important. No, never won closures Olympics you ever competed in, so you ever won about like that I.
Speaker 2I've never been invited, but I think if I was invited I probably would win. Do you want to?
Speaker 1touch my belt. No, you didn't have that kind of six-year-old drama.
Speaker 2I didn't, thankfully. That's good, I'd solve it for you. Yeah, I don't know about that.
