Happy Thanksgiving everybody. First and foremost, I want to thank each and every one of you that have tuned in this year to watch all of the videos that we've pumped out, literally putting out a long-form video every single day this year, and on Thanksgiving, what better of a topic than for me to just share the gratitude that I have for all of the blessings that I've received over the past 12 months. Let's get into it. First thing I want to share is is I actually could not believe this when I counted this up, but I have visited 17 different states in the past 12 months. That's amazing. I love traveling and sometimes I feel like I don't do enough of it. Yet when I counted it up, 17 different states and I already have multiple different trips lined up, and a lot of that is due to my son playing travel hockey him chasing his dream to be a professional hockey player, and just what an amazing opportunity being an entrepreneur and wholesaling has allotted me to enable my kids to be able to chase their dreams. And, honestly, if we were not running the business that we're running today, I don't know if I'd be able to afford this, this lifestyle that I have now, where my son plays high-level hockey. This past offseason he actually made a decision to go from the Texas Tigers organization and he joined the Texas Junior Brahmas organization, which was a huge change for him. It's been such an amazing experience. We're having the best season that he's had since doing tribal hockey. He's been doing it since he was eight years old. Now he's 12 years old and it's just been an incredible experience. Right, we've already gone to Denver and Nashville for CCM tournaments. We have a tournament coming up in North Dakota. He also gets to participate in Pee Wee Quebec, which is huge for his age and just an amazing opportunity to play against some of the best players literally in the world. Opportunity to play against some of the best players literally in the world. And listen, I would not be able to afford this if I was not running my own business and succeeding at wholesaling. So I'm eternally grateful for what wholesaling has brought to my life, my family's life and specifically for my son and his hockey.
Speaker 1:But simultaneous to that, my daughter has also started doing company dance and also playing hockey. She's following in her brother's footsteps. She's doing house hockey, she's playing out of the same rink as him a new level of, you know, commitment, because I. I've always made the commitment that I'm I'm never going to miss anything that my kids do, and so now not only do I have to make all of my son's games, but also all of serenity's games, all of her dance shows, conventions, all of those types of things, and it's just. It's been an amazing experience and it's awesome to see the different level of emotions that I reach between my son and my daughter. Right, you know, with my son I'm always so proud of what he's doing and chasing his dreams and playing at such a high level and succeeding at it and being a leader on his team that's amazing. And then seeing his sister follow in his footsteps and playing with boys and playing hard she's actually playing a level up, an age bracket higher than she should be, because she's put in the work, she's worked her tail off to be a great skater and she loves playing the game.
Speaker 1:And then on the dance side, same thing. You know, she made company dance. She was invited to do it. She didn't even try out for it, she was just told hey, you need to do this. And seeing her find a passion in both of those, and also her love for animals almost matches her brother's love for hockey and so seeing that and being able to support them and allowing my daughter to go to zoo school so she can interact and work with animals at a young age of seven years old it's amazing, and so I'm grateful for that, and I'm grateful that I've been able to travel to 17 different states this year. The other thing that I'm absolutely blown away last year, black Friday, we rolled out King Closer Blueprint, titanium Profits it was our first small ticket product that we rolled out and then, in February of 2024, we rolled out Titanium University and since rolling that out, we have had over 2,000 students, 2,000 people come in and either buy one of those products, join Titanium University. It's been a crazy year. Now a lot of those people have just purchased King Closer Blueprint or Titanium Profits, but the fact that there's been 2,000 different people come in in the past 12 months, I am eternally grateful for you for trusting me and the entire Titanium team and following along in our journey, and what we teach in wholesaling and hopefully what we teach you guys can help you also create your own reality so you can be proud of traveling to 17 different states and supporting your kids or whatever is important to you. That means the world to us that you have entrusted us and the message that we convey through our different products. Also, on that note, putting out long form videos every single day in 2024. So far, we have had 3.3 million views on the YouTube channel this year. It's incredible.
Speaker 1:Obviously, you know, 2023 was a hard year. You know. We thought we had something with the TV show. We got fired off the TV show because of this hoodie that I'm wearing right here. This is the reason why I got fired by Disney and I thought we were missing out on an opportunity to spread our message and how we've been able to create the life of our dreams through real estate. I thought we were missing out on that opportunity and we buckled down and we said let's just get, let's take everything that we learned from TV and let's just put it in to the content that we're creating here on YouTube. And, quite frankly, we have more freedom to just spread our message. And 3.3 million views this year on the YouTube channel you guys watching right now, you're part of that. Thank you.
Speaker 1:Each like, each comment, each view means so much to me and the team. We put so much energy and effort in making sure we come up with the best possible content so you can remove all excuses to not succeed as a wholesaler. So I appreciate each and every one of you. The next thing is I have been blessed beyond blessed this past 12 months, right with the podcast that I've been able to go on. Just incredible people, people that I respect in this industry Ryan Pineda, brian Davila, brent Daniels, the InvestorLift crew, robert Winsley and Zach Keep, steve Trang, real Estate Disruptors, dean Rogers on the Deal Champs podcast Thank you for bringing me on and allowing us to spread the message of the King Closers formula and the titanium way of doing things on your platforms and because of that, friendships have been built and opportunities have come from this. So Ryan Panetta called me and said hey, we're looking to expand from just from wholesaling in Las Vegas to starting the virtual wholesale in other markets, and no one does it better than you. Can you come in? Can you train my team? So, Cassie and I we flew out to Las Vegas and we trained Ryan Panetta's team.
Speaker 1:I got to be a guest on his podcast, which is a huge opportunity, and then from that, he actually invited me to go speak at WealthCon and I got to share the stage with literally one of my heroes, tim Grover, who wrote the book Relentless, which was the book that inspired the 50 deals and 50 states and 50 days challenge. The fact that I got to meet him, shake his hand, tell him that, share the stage with him and take a picture with him was literally one of the coolest experiences of my life and I got to do that in the past 12 months. I also got to become friends with Brian Davila. I mean, he's a great guy. He works closely with Ryan Boneta. He's a huge part of the WealthCon movement over there and that was an amazing experience just getting to know him and being on his podcast. I think I have one of the most highly viewed podcasts on his YouTube channel over the past 12 months. So the message is just resonating with people and it's amazing to see because if you use that message, then you implement what we tell you to do. We know that you get results from that.
Speaker 1:The other thing is getting to know the fellows over at the deal champs. You know, rogers, uh, strap daddy um. You know I got to go speak at their event in fresno, california, the deal champ summit. Um, from that, uh, multiple people were there in Oklahoma City and that was such a cool event because I talked to him like a year or two before the event and he said I want to have the largest real estate investing event ever in Oklahoma City. No one goes to Oklahoma City and I told you could go do it and he put in the work, man, and he has an incredible community. Absolutely love Tez and you know we packed a building out inside of a country club 400 people. I got to kick off the show, you know, spreading the message about the Key Closers formula, and it was just an amazing experience and so thank you to each one of those gentlemen that had me on their podcast, had me go speak at their events. I appreciate that opportunity. I know how much hard work goes into building your brands and those platforms and I appreciate the opportunity that you gave me to be a part of that.
Speaker 1:The other thing is is being a part of Family Mastermind. This is run by Matt Andrews, a man that I have a ton of respect for in the real estate industry and now just as an entrepreneur in general. The community that he has put together with the Family Mastermind is one of a kind From vendors to educators, to products. Every single person that is in that mastermind is top-notch and because of the Family Mastermind not only have we been able to create some awesome fun content. You guys know the Between Two Belts, the Real Estate Hot Takes those came from the Family Mastermind events, but it was the connections that we were able to make there.
Speaker 1:You know, property leads is probably the number one connection that we've gotten from Family Mastermind. We met the owners of Property Leads there and I kind of gave them a hard time. I said, listen, I'm already good with PPL Leads, with Speed to Lead and Lead Solo. I don't know if I need to add anything else. But I said I'll give you a shot, give me some leads, I'll go live. I won't announce who it is until I think the product is good or not. And the first time I went live they gave me 30 leads and I got three signed contracts during like a two and a half hour calling session live on YouTube. And ever since then Property Leads has been a huge part of our wholesaling operation, as well as Titanium University, and it's made such a huge difference. And that all came from Family Mastermind. So I'm so grateful to be a part of that community and just get to know people right. Amazing connections from there, great friends with Amanda, webster, kong I mean. I actually got to meet Kong, shake his hand, do interviews, go live with him, close deals. He's like an industry pillar and now I can call him my friend. And that all came from Family Mastermind Another cool thing that happened this year.
Speaker 1:Honestly, I had no idea that this could even be a possibility of being a reality, but reality. But I released three songs this year and I'm working on more. Um, this is my spotify channel. All of these songs were done with dropout kings, a band that I listened to. That's adam, that's bill black cat bill. That's me. The king closer, baby. First song we wrote was the king closer, and then we wrote 11 out of 10 and then we remixed it. Um, I mean, look at that, almost 26 000 streams of the king closer, another 11 000 on 11 out of 10, and then we just released the remix a couple weeks ago. It's at 1300. Uh, the fact that I have my own Spotify channel is crazy.
Speaker 1:I'm not a musician, I'm just a fan of music.
Speaker 1:I listen to music all the time. It moves me to emotion and so I've always been a huge fan the fact that I was able to meet Adam after one of their shows and then just tell him the story. How did I become a fan of Dropout Kings? Well, I was flying to Phoenix, arizona, to be on Real Estate Disruptors and I was renting a car and his dad was the person that was working the table and he said what kind of music do you like? And I said hard rock metal. And he said perfect.
Speaker 1:My son is a lead singer of a band and they're currently featured on Sirius XM Octane. You got to check them out. They're called Dropout Kings. So I just hopped in the car and, instead of turning on Sirius XM Octane, I just went to Spotify and I immediately fell in love with their music. It's completely different than the majority of stuff out there. And when I got to tell him that story, he actually recognized me because I used their music on my TikTok. And he said wait, you're the hello, this is RJ guy, my TikTok. And he said wait, you're the hello, this is RJ guy, dude, you're crazy, you're the king closer.
Speaker 1:And so then we decided to collab and I've helped write songs. I'm writing another song right now with them. I'm going to collab with some other big bands that I absolutely love. And again, this just goes back to creating your own reality. I'm just I'm in love with doing it. Do I get a return off of it? Sure, I get paid from streams and things like that because I own the rights to the music. But I'm not doing it for that. I'm doing it because I want to and being an entrepreneur and running my own business and creating opportunities. I never get that opportunity if I don't go on Steve Trang's podcast and meet his dad. I don't ever approach Adam and I don't ever have that conversation. We don't ever have that connection to be able to create music. Now I have Dropout King saying what other bands do you want to collab with? How about the Browning? Let's do it.
Speaker 1:Q2 of 2025, I'll be releasing a song with the Browning. That's mine and my son's favorite band. I'm going to call the song Trinity his name. I told him for his birthday. Here's some gifts, son. Here's some Lego sets, here's some hockey stuff. But you know what I'm going to give you? I'm going to give you a song from your favorite band. That's some cool shit and I am eternally grateful for the opportunities that have come my way just by being an entrepreneur.
Speaker 1:The next thing is I've mentioned him a couple of times already and I give him a hard time, but I absolutely love this man like a brother, steve Trang. There's not many people in this industry that pick up the phone regularly and call me and just ask how am I doing? How can I help you? Steve does that. Steve is a friend, steve is a caring individual. He doesn't show it all the time and I give him a hard time, but he allows that to take place. But there's very few people in this industry that show that they care about me, my wellbeing and my team uh, anywhere close to what Steve does, and so I love you, brother. Um, I'm so thankful that I could call you a friend and that I've known you for, I think, the past seven years, seven or eight years. Um, I'm so proud of the journey that you're on. I know it was hard to make the cut of your wholesale operation and your brokerage and all those other things, but you're focused on sales training now and I'm so proud of you and I love seeing the impact that you're making on so many different people's businesses. So love you Steve. So love you Steve.
Speaker 1:Also, another two individuals that I just have done so much not for me, but for our community is Gene Blinkoff and Yuri over at Speed to Lead have embraced the vision of Titanium University. They see the results that we get and they want to be a part of it, and so they consistently and regularly are supporting Titanium University and the members of our community and coming up with better offers and better ways to generate leads, and they're constantly asking for feedback and then immediately implementing it in their business, unlike anyone else in this industry. I absolutely love those guys. Gene comes across as a wild, crazy man, but deep down, he is a very caring individual that wants people to succeed, and that's what I love about him, and I love having them on our team. Also, robert Winsley over at InvestorLift. Robert was one of the first people that really stood up and said what RJ does closing deals is unlike anyone else, and you need to pay attention to him, and the support that we've had from Robert over the past couple of years we're working with InvestorLift has been an amazing experience. I love their product. Obviously, we use it on a daily usage, but it's about the level of friendship that Robert has brought to my life, and that's why there's a song called 11 Out of 10. That's his saying and I asked him before I wrote that song. I said is it okay if I write a song called 11 out of 10? Because he does everything 11 out of 10, and it inspired me for that song.
Speaker 1:Last person I want to talk about is Jerry Norton. Jerry and I have become really good friends since 23 closers Olympics and from that we've done multiple lives together. Uh, I just I, I just respect him so damn much and how he carries himself, how he does his business, how he takes care of his family, um, and, and how consistent he is I and, and to be able to say that Jerry is a friend of mine now is an honor. I love everything that I do with him. It's always a blast and I have a great time and I just I really am grateful that I can call Jerry a friend now in 2024, and how that's developed over the past 12 months.
Speaker 1:Last thing, I want to say that I'm grateful for and I'm grateful for all of this stuff right, the travel, the opportunity, what entrepreneurship and wholesaling has granted me, the 2,000 students, the 3.3 million views, all the podcasts, the people that have supported us, me and Tim Grover, dropout Kings, the events, the friends that I have. But two last things I want to say. The other thing I'm extremely grateful for and you guys might laugh at this, but it's not meant to be funny is my competition. Okay, specifically, I want to name three individuals that I am grateful for Tiffany High, eric Klein and Pace Morby. Now, all three of these people have come out and have said negative things about me over the past 12 months. Some have even run ads, um, some have even run ads anti, what we teach, um, you know, making fun of me, fake beards, um. Some people you know, eric, you know made, went on a podcast, um, and was, you know, saying that the closures olympics is a fraud, and you know what I teach and how I handle leads is an inappropriate way. Pace morby said I I'm poor at wholesaling recently and you shouldn't listen to me.
Speaker 1:I appreciate you guys. One competition breeds greatness. Every single day I wake up and I try to be better at what I do, to make sure that I am leading my team and leading my community so they could get results in their industry. Without competition, there would be a lack of urgency. So you guys give me that urgency and I appreciate that as competition.
Speaker 1:The other thing is, every time you guys speak my name, it's free publicity, right? I appreciate the free publicity. I appreciate you guys running ads saying my name. I appreciate the free publicity. I appreciate you guys running ads saying my name. I appreciate you guys going on podcasts and saying my name. I appreciate the fact that you, on your own videos, mention my name. I do the same thing. I'm not perfect and I'm not saying I have anything wrong with it. Do I respond to them? Absolutely. But you guys, specifically, I've met each one of you. At times I've considered you friends. Pace, I just got to go to your office this year, hang out with you, see your entire operation. I consider you a friend and a brother. I heard you Appreciate your message.
Speaker 1:I know what you're doing. It's okay, it's part of the game, right? Tiffany, eric, I get where you're coming from. You're passionate about your message. I'm passionate about my message. Okay, there's nothing wrong with what you guys did. Am I going to sit there? Am I going to disagree with you? Am I going to defend my message, my results? Absolutely, it's my job, it's my responsibility, just like it is for you. So I appreciate and I'm thankful that I have you guys as competition.
Speaker 1:Last and certainly not least, I am eternally grateful for my partners, cassie, nick, sima, my whole team. Nick and Sima came on board a year ago and have absolutely been the missing piece to this puzzle. The message has not necessarily changed over the past 12 months, but the fact that we have someone behind the scenes that found a way to turn the lights on so more people could hear the message has completely changed the game for me and Cassie, and that's been Nick and Sima. Thank you for being a part of our lives, our journey, the mission, but, more than anything, just thank you for being a part of our lives and being so caring for our community and the message and the vision and upholding it to the the standard that Cassie and I had already set for the previous 14 years of being entrepreneurs. So thank you for for trusting us and thank you for giving me the trust in you guys, where I absolutely believe in everything that you guys do for titanium in our entire community. Speaker 1:I ask you sit down, think about what you're grateful for on this Thanksgiving. Make a list, write it down. This probably took me close to an hour to write out. As I went through, I had to look these up. How many different states have I traveled to? How many students have we had? How many views have I had? What podcast did I go on, you know? I mean, who am I actually thankful for, you know, and why am I thankful for right, am I? Is there a difference between my gratitude towards Steve and my gratitude towards Pace? Yeah, absolutely. But at the end of the day, I consider both of them friends and I'm thankful for both of them, for what they've brought to my life and my journey, and I'm beyond blessed to have the partners that I go to battle with every single day. I absolutely would not change my team for the life of me. I'm so thankful for each and every one that I work with. You guys. Have a beautiful Thanksgiving. I appreciate you guys.
