Welcome to Wholesale and Quickies, where I'm going to try to give you as much information about wholesaling as I can in less than five minutes, because you don't have an attention span. What is virtual wholesaling? Virtual wholesaling is when you go out and you find a seller who is motivated enough to sell one of the largest assets that they're going to own in their life for a discount. Now, who would be interested in selling a property for a discount? Well, there's many different reasons. Sometimes it's because it's just a vacant property. Maybe they inherited it, maybe they have financial distress, or maybe the property itself is physically distressed. There's a lot of different reasons as to why someone would be motivated enough to sell us property for a discount. Now, how do we find these people? Through our marketing efforts. Now, here at Titanium, we like to use what's called PPL pay per lead. This comes from cold call efforts, google pay-per-click, facebook ads, things along those lines. Now you can also do direct mail, cold calling yourself, sms, bandit signs, door knocking, whatever you need to do to get in contact with these motivated sellers. That's your job as a wholesaler. Now, once you make contact with them and you identify that this is a property that they will sell for a discount, it's your job to make sure that it's going to be profitable for your end buyer, the person who is going to purchase this. By this I mean this blank piece of paper that we're going to pretend is a contract. So what we're going to do is we're going to go to the seller and we're going to say Mr and Mrs Seller, I'll give you $110,000 for this property. They're going to sign this contract. We're then going to go to our end buyer, flipper, landlord, some sort of an investor. We're going to say Mr Investor, I will assign my equitable interest in this purchase agreement to you for a fee. That's called our assignment fee. This is what wholesaling is. It is not selling properties, it's selling paper. It's selling that equitable interest that we get when we get this signed contract with the motivated seller. This is very important. We want to make sure that we're using the correct language, that we're not selling properties, that we're selling our equitable interests. So we find the motivated seller, we get them to sign a contract. We then find an investor to assign our rights to that contract to that investor for a fee Once the property closes, whatever the difference is, that's what we make. So if I agree to give the seller $100,000 and then I get an investor that will buy this contract from me for $110,000, once the property closes, I receive a check at closing for $10,000. This is wholesaling.

Now what makes it virtual wholesaling? I never leave my office here in Fort Worth, texas. I do everything right here on the phone and on my computer, including talking to sellers and finding the end investors. Now some people will go out and they'll see the properties, they'll walk the properties, they'll get pictures and do all of that. That's not virtual wholesaling. I believe in running a highly efficient wholesaling operation and we do that by never leaving this office and doing everything over the phone and through a computer. Now I know you have a short attention span. That's why I'm making this very short and condensed version of how to wholesale from A to Z.
