Okay. So you've watched all my videos about Speed Elite. You've seen me close deals using Speed Elite ever since 2021. You've now even seen other people come in and use the closers formula and close Speed Elite, and even guest closers like Jerry Norton have come in and closed deals using Speed Elite. Now I've broken down my criteria on how I choose what leads to purchase. I start with motivation, then I go to the physical condition of the property and then I base it off of the location and really all I care about with the location is how many buyers do I have there? Do I have more than 2,000 end buyers in the county? But some of you still, just based off of your experience, the reps that you've put in you still have made decisions to move away from some of the criteria that I use to successfully close deals using Speed Delete. So today I'm going to show you how Speed Delete has actually gotten better and they're going to take away some of your self-imposed objections that you've come up with.
Speaker 1:One of the things that I've heard recently over the past, I don't know, let's just say four months, it's probably been longer is the AI predictive cold call leads man, those suck, those suck. Well, it's funny because one time that got brought up inside of TU's implementation call and I said do they? Do they suck? Because, honestly, I don't care what it is, I just care about the motivation, the condition and the location. So I hopped into my Speed of Lead account my own personal account that I use and the last six leads that I had purchased were all AI predictive cold call leads and I closed two out of the six, which is monster numbers. Imagine if I told you, guys that your KPI needed to be you could close one out of every three leads. You would be like that's impossible. One out of every three leads you would be like that's impossible. So Speedlead, unlike any other vendor out there, listens to their customers' feedback and, as quickly as possible, implements solutions.
Speaker 1:Speedlead has decided they want to be the most transparent PBL provider out there, Just like Titanium is the most transparent about what we do in regards to wholesaling. And when we talk to sellers, they want to be just as transparent about their leads prior to you even purchasing the lead. So let me show you, guys what they've gone and done. Look at Gene, this crazy guy. So here we are. We got a lead in Hickory, North Carolina, Financial reasons that's good motivation. Repairs needed. Cosmetics Okay, Okay. Location we got 3,500 buyers in the city, 7,000 in the county. This hits our criteria. But look at this in the bottom right corner. This is a sell your house fast. From call leads, from triple verified call leads okay, it's a cold call lead. This is the one that you want to pass on because you think they're not good. Well, now you just with a click of a button, boom.
Speaker 1:Under analyze the recording. We got an AI text summary of the call recording. The homeowner shows moderate motivation to sell, primarily viewing the vacant lot as an investment to control neighboring development rather than a current necessity. Price expectations are firm and a seller expressed reluctance toward below market offers. Boom, we're not going to buy that one. Move on Retirement elsewhere. I've never really loved retirement elsewhere, so I go on to the next one Richmond Virginia. Great location, Tons of buyers, Tired landlord Cosmetic. Let's see what this recording was. Oh, that one failed because, you know, technology Failed to generate summary due to an error. All right, We'll move on to the next one Coming down here. Emergency reasons Cosmetics Chicago, Chicago, Tons of buyers.
Speaker 1:Let's analyze it. The homeowner expressed high motivation to sell immediately due to personal health challenges and the multi-level layout being difficult to manage. Sell price expectations were mentioned, but openness to below-market offers was not clearly stated. The property is described as being in good condition with no major repairs needed, rated 9 out of 10 by the owner. Main challenges include the homeowner's handicap and the two-level configuration causing inconvenience. Report may be strengthened by acknowledging the homeowner's health concerns and accommodating prompt communication.
Speaker 1:So for me, if I'm a wholesaler and I know Chicago is a good market, I now make the decision on do I want to buy this or not? Based off of that summary. I now have additional information prior to purchasing the lead. So we come down here. We got some vacant land, financial reasons in Connecticut. Let's see it. What we got? The homeowner demonstrated moderate motivation to sell multiple investment properties without a firm timeline, Indicating interest in hearing offers but hoping to achieve value close to market. So okay, they're saying they want to get close to that market value, but they do have multiple investment properties. So see, on the surface, prior to the AI tech summary, what we would be looking at is this is a vacant land lead. We would have moved on from this. We would have just said, nah, I don't want this. But now I know there's multiple properties going on here. If I'm someone like Adnan who's in TU, and I'm a big time Connecticut wholesaler, I'm buying that league. Move on.
Speaker 1:Next one Financial reasons, Tenant, Occupy. This looks like similar to this. They're both North Haven, Connecticut. I always pay attention to that. Don't want to buy the same lead multiple times. All right, we come down.
Speaker 1:Vacant, non-occupied house remodel Dublin, Georgia. 2,000 buyers in the county, A-plus deal predictor right. Let's read the analyze the recording Homeowner expressed moderate motivation to sell due to aging, but did not specify a timeline. Price expectations were not clearly stated and the homeowner requested an offer without providing an asking price. Dude, to me this is a no-brainer. I'm buying this one, Especially if you use the closer formula and you go in and you are confident. That's a no-brainer.
Speaker 1:So for those of you that have been reluctant to purchase the cold call leads because you're like, hey, PPL, that's supposed to be an inbound lead, it's supposed to be SEO or Facebook or PPC, the problem there is you're not going to get the volume that you need inside of your business. You need to still be purchasing these cold call leads. And now, with the deal predictor score and with the AI tech summary of these calls. It's a no brainer. You basically know what lead you are purchasing prior to actually purchasing it. It only gets better. Guys, we've never had this opportunity in front of us, ever in a decade of wholesaling real estate. This is amazing. Thank you to everyone at Speed to Lead for making this better.
