RJ Bates III, affectionately referred to as the Viking Wizard by his students, started his real estate investing career in 2014 after attending a real estate education program that put him $65,000 in debt. RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors and finally, RJ has won back to back Closers Olympics earning him the reputation as the King Closer!

Wholesalers turn the damn lights on. You're like the boy sitting over there in the corner with the lights off, winking at a girl. She doesn't even know you exist. Bro, you're not going to get business. We've all seen these posts. Check this out right here.
Speaker 1:I'm not bashing Bradley, but he says hello all. Is there anyone that's familiar with out of Oklahoma? I have a deal. I want to JV with someone who can help me with this boat. It's reached 52 people, no likes, no comments. You want to know why? Because we have no idea what you have. You got to turn the lights on, brother. Here's what I mean by that. You say you have a deal. That means you understand what the after repair value is. That means you understand what the rehab is. You have it under contract and you should have a set price to your end buyers. Yet that's not in the post. So for everyone that sees that we don't know what you have, the lights haven't been turned on and so because of that, you have zero engagement as entrepreneurs.
Speaker 1:We are constantly marketing, and I'm not talking about PPC direct mail. Constantly marketing, and I'm not talking about PPC direct mail, cold calling, the formal ways of doing marketing for our business. No, everything that you, all of your communication is a form of marketing. Today we are onboarding introducing our 17th class of Titanium University. One of the things that they're supposed to do on day one is join the private facebook group and go in and introduce themselves. And I tell each and everyone doing onboarding that introductory post, that's your billboard. That's your billboard to every single member of titanium university explaining why someone should do business with you, whether it's you're looking for a dispo joint venture partner, whether you're an end buyer. What you're looking for, maybe you're short on budget and you want to call everyone's old dead leads. Whatever it is, it's your opportunity to communicate to the masses how you can provide value to their business so your business in return can succeed. Yet some people today will come in and they'll say my name is RJ Bates and I'm a virtual wholesaler. I'm looking forward to succeed. Now, is there anything wrong with that? Some people might look at that and say no, I look at it and I say it's a missed opportunity. See, it's a missed opportunity because you did not say how you plan on providing value and how you can provide value for the other members.
Speaker 1:Today's video comes because there was someone that I wanted to give something to See. I get a lot of comments, dms, emails, and I've been to be able to provide for people when they have a need. I see it and I want to provide a solution at times. Someone reached out to me and I wanted to give something in return, so I said, hey, send me an email. So I sent me an email. It was very short. Rj said shoot him an email. I don't know what it's about. Unfortunately, my plan was to call that person, but there was no phone number attached to that email. You got to turn the lights on, give yourself every single opportunity to be reached, and so, because of that, then I had to ask them what's your phone number, and that took several days of communication back and forth before I could then provide them with the gift that I was wanting to give.
Speaker 1:Again, this is an opportunity that where you have to turn the lights on and give yourself. You never know who is out there reading your communication and wanting to offer something. So today's takeaway from the video every single opportunity that you have to communicate with someone whether it's a post, a comment, a DM, an email give yourself as much opportunity as possible to receive something in return. So if you're going to make a post about a deal or need that you have in your business, have a call to action on there. So, for example, here on Bradley's post, this should have said I have a property with an after repair value. Of this, estimated repairs here, my asking price. I'm looking for a JV partner. If you're willing to JV with me, shoot me an email. Here's my email, here's my phone number. That is turning the lights on. I bet if that happened there would have been engagement on that post. If someone asks you to shoot an email, by God have your phone number in that email.
Speaker 1:Some of us cannot provide everything that we want to via email. We need to have a phone conversation, like we needed to in the example that I'm giving. If you're just simply talking about your business or you're talking about something that's going on, make sure everyone knows. Turn the lights on as bright as you possibly can, because you never know where the business is going to come from. Yesterday's video was about me doing a deal in Iowa Park, texas, with Claude inside of Titanium University. He was my end buyer and then that little tiny $2,500 assignment turned around to a much bigger assignment on a deal in Tennessee. Well, here's the reason why I'm bringing that up because Claude has done such an amazing job of turning the lights on and letting every single person know repeatedly, and now he's doing it inside of the vault, our free Facebook group, which, if you haven't joined, you can do in the show notes down below. He turns the lights on all the time about what he's looking to purchase. Now he's even posting testimonials or deal recaps of previous properties that he's purchased and how he sold them and why he purchased them. The lights are on as bright as they could possibly be for Claude's business.
Speaker 1:Are you doing the exact same thing? Because if you're not, you're leaving money on the table, and I know that there are many of you out there right now that are struggling. So I'm going to give you guys a call to action right now. I want you to join the vault okay, we let everybody in about once a day and what I want you to do is I want you to make an introductory post of yourself about your business and turn the lights on as best as possible. How are you going to provide value to the masses? What can you provide to everybody? And what is that call to action. How can people contact you? Let's do business together. This is how we win.
Speaker 1:So it's not just about that quote unquote squad up. It's about how are you going to provide value? What is the purpose behind squatting up together? Whether it's hey, I can close deals and I have deals that I'm providing right now, but I'm struggling on dispositions. Maybe you can't afford investor lift yet. Maybe you don't have the skill sets and dispositions. Maybe there's someone out there that has the softwares and the skill sets when it comes to dispositions and you can squad up, you can partner up and collaborate. Maybe it's just you need to network and get to know more in buyers, or maybe you are an in buyer and the wholesalers don't know it yet.
Speaker 1:Whatever your situation is, make that introductory post inside the vault today explaining this is what I do in my business and this is how I can provide value, and here's my call to action. Now, the other thing that I would ask you to do because not everyone is going to go join the vault is leave a comment on this video right here. Put it out there. You never know. I'm going to assume there will be a couple thousand views on this video. Leave a comment on there on why people need to know you and why they should do business with you.
Speaker 1:This is very important. You have to develop the skill set and get good at turning the lights on. You should have a catchphrase as the here's what I do, here's my hedgehog concept, this is what my business does and it's how I provide value. And here's how you can contact me whether it's an email, a phone number or a landing page, whatever it is, drop it in the comments below, because it's an opportunity for you to grow your business and that's what the power of social media provides you today, in 2025.
Speaker 1:So, if you're not doing that, you're literally just hindering yourself. And, like I said, I know that there's someone right now watching this video that's struggling and wishing that they could capture business using next to zero dollars. This is an opportunity for you, because someone's going to watch this video right now and they're going to go read each and every one of those comments looking for an opportunity, hopefully, whatever you write, however you turn on those lights and you do marketing for yourself is the opportunity that someone's looking for.
