Someone asked me the other day RJ, why did you start Titanium University? Well, last week was a perfect example of exactly why we started TU. It's because of the phone call that I got from Andrew last week, where he reached out to me in private DM and he said hey, man, I know I'm not supposed to DM you, I know there's the appropriate channels in which we're supposed to communicate, but if you have a minute, can you please give me a phone call? And so I called him right then and there and we had about a 30 minute conversation. And when I called Andrew and he answered the phone, he was already emotional, he was already in tears and he basically just said I just want to say thank you, man, you've changed my life.

Speaker 1:

And I knew that Andrew was succeeding. I knew that he had already gotten some deals under contract. I knew that he had already assigned some deals and he had only been in the group for about a month or so, so I knew that he was like doing really well for himself, but I had no idea the significance behind that success that he had already achieved. And today I want to talk about using the analogy that Andrew used, and we're going to show you the testimonial video that he shot here in a second where he said for the previous two years he felt like he was swimming upstream. And then he said TU was basically like finding a speedboat to swim upstream with, in 47 days, nine contracts six are assigned for a total of $107,000 in revenue, and in the previous two years he had only done three deals for a total of $16,000. Now, as I was talking to Andrew, I asked him point blank like what was it about Titanium University that really made a big difference? And of course, he talks about some of the training and the community and the power of the daily implementation calls and he shares that in his testimonial video. But he really boiled it down to five specific takeaways and I want to give those to you guys today because each and every one of you, even if you're not a member of Titanium University right now, can implement those five massive takeaways. And when I answered the question of that person that said why did you start Titanium University? It's because I want to change people's lives. I actually want to create impact with people and it's also why we bring you daily videos here on this YouTube channel and on this podcast because we want to impact. We want to change your lives the same way. A decade ago, when we found out about wholesale and real estate, it changed our lives. So let's talk about his five massive takeaways. Number one take massive action. This is implemented inside of TU.

Speaker 1:

From the moment that you join, we do an onboarding for each and every member and we bring them in in classes. We've had 17 classes inside of Titanium University. We'll have our 18th next Monday, and the first thing that I tell every single person is we are going to force you to take action. You say that you want to be a wholesaler. This is not about sitting around and watching modules and watching videos and becoming educated on how to do it. We have that. You're going to do that on your free time, but the time commitment that you make to revenue generating activities that is not part of Titanium University's time. We want you to go out and we want you to take massive action from the moment that you join, and so it's watch these necessary modules, acquisitions, mindset, comping and underwriting. Now you're going to start calling leads and in order to make sure that you do that, we give each and every member, on the first day that they join, 30 inbound PPL leads. We tell them you're going to call a seller today. I make every single class Raise your hand if you've never spoken to a seller before, and every now and then, four or five, six of them raise their hands. Well, today's the day. Because you're a part of Titanium University, you are going to call a motivated seller and this is what you're going to say hey, mr and Mrs Seller, are you still looking to sell 123 Main Street? Awesome, how much are you looking to get for it? Well, tell me a little bit about what you got going on, and then you are going to have a normal human-to-human conversation, understanding why they're motivated to sell their asset for a discount and see if you can solve their problem. So it starts with taking massive action. The other thing that we do immediately when you join titanium university is you, what is your hedgehog concept? This is number two.

Speaker 1:

Andrew said the hedgehog concept changed my life and it's so funny because I talk about it, but it's one of the concepts that people wanna look at and go. I don't know if I can buy all in on that, because RJ says if I wanna be a wholesaler, then that means I can't do flips, I can't own rentals, I don't do novations, I'm not going to do creative finance. I have to be laser focused and only do one thing, and everybody else says to do all these different exit strategies and have these multiple streams of revenue. If you want to be great, you've got to be laser focused on one thing and one thing only, and we've even narrowed that down to where we've now become laser focused even on one stream of lead generation. It's about the focus that we have and that's what Andrew really talked about. The reason why the hedgehog concept changed his life is because he became extremely focused on one thing and one thing only, and so if it didn't fit in that box, it was easy for him to ignore and say no, thank you. And so, with massive action and the hedgehog concept, he knew exactly what he was going to go do. He narrowed it down to I'm not even going to be a virtual wholesaler across the entire United States, I'm only going to be a wholesaler in the Chicago metro area. He narrowed it down and he was laser focused on that. This helped him with many different things lead generation, comping and underwriting and dispositions because he was laser focused in one area.

Speaker 1:

The third thing that changed his life was the closers formula in combination with the web formula where in buyers buy. And he specifically said listen, rj, I love the closers formula and we're implementing it and it's working. But the web formula, where in like actually knowing where in buyers buy and why, has completely changed it. He said in the past he used to get something under contract and hope that it worked for the end buyers, but now, with the way that we comp and underwrite our deals, he knows he is 100% confident that it does work for the end buyer. So instead of this blanket formula, 70% of after repair value minus repairs, minus a wholesale fee, equals maximum allowable offer. He now knows when he gets something. It makes sense because he understands that is where an end buyer is buying and I know where they've bought, why they bought it, how long they owned it, what they sold it for. And he's replicating that over and over and over again inside of his wholesale business. So the closers formula in combination with the web formula, as well as being laser focused inside of his headshot concept, he's like man I can. And he got very emotional and in return I also became very emotional about the power of the formulas.

And then the next thing is lead generation. He was like, listen, prior to being a part of TU, I was making offers on things on the MLS. I was doing direct to agent outreach and I was just kind of making low ball offers. I was hoping that this third party was going to bring me these off market listings and it just wasn't ever going to amount to much. I wasn't going to get enough traction. And so when he converted over to the PPL lead generation now he knows he has leads coming in daily in the areas in which he needs to get deals in the Chicago suburbs, matching his hedgehog concept. And then the last thing is fifth he teamed up with someone for dispositions and so now he's actually working these deals, getting them under contract, and then he has someone else that's doing dispositions and basically adding their fee on top. And so this has now allowed him to be not only laser focused on one exit strategy which is wholesaling one area Chicago suburbs using the closer formula, understanding where end buyers buy, and using one lead generation tactic PPL it's also the fact that he can go out and only focus on acquisitions. He doesn't have to worry about dispositions on top of it. So because of that Andrew calls me and he's like RJ. I've literally made $107,000 in the past 47 days, where in the past two years, I'd only made $16,000.

Hey everyone, my name is Andrew. I just wanted to kind of talk to everyone just about how impactful, powerful and life-changing English teacher and I'm a wrestling coach and about two years ago I joined another mentorship program because my wife stays home with our kids and we're doing all right with my salary but I needed something to kind of help supplement. So I decided to join another mentorship program two years ago and in those two years I did three deals and those three deals kind of combined was about $16,000 and some change, and I always felt like I was just kind of swimming upstream. I wasn't kind of going anywhere, I was just spinning my wheels and so as an English teacher I'm kind of a nerd. So I study all the time and I was going through YouTube just watching YouTube videos on wholesaling and there was this video that popped up in my feed with this big guy with a beard and he was calling sellers and I didn't know what was going on. And I watched it and it was about an hour or so and he had like three or four contracts on the phone and I was just like what is this sorcery? And so I started watching more videos and started doing a little bit of research and I decided to. I decided to take the plunge and join to you to kind of see what this was about.

And I joined on April 28th and today is June 14th, so 47 days. So in my first, say, 45 days I have nine contracts, have nine contracts. Six of those have been assigned, for a total of $107,000 in my first 45 days and yesterday my first closed and funded assignment came through. So just so you guys kind of see some proof here, Just so you guys kind of see some proof here. There it is For those who can't see $16,945 and whatever that is, it's hard to read backwards. So my first assignment was as much as the three deals I did in the two years. It's life-changing, it's literally life-changing. And my favorite thing about this besides the money, besides just the life-changing thing which is fantastic, it's the support that you get from TU In the other mentorship program.

As soon as I got in I went to their private Facebook group and the first post I saw was a guy saying I've been at this for two years, I've had no deals, I'm thinking about giving up. And the first post that I saw in TU was I just signed my 15th contract or whatever it was, and everyone's cheering each other on and if you need help, everyone's there. And then the implementation calls. The knowledge and just the straightforwardness and the cutting out, the focus that you get from joining TU is just, it's unbelievable. That stream I was swimming up against and not going anywhere. Rj and Cassie and Nick they've given me a speedboat man and it's been absolutely amazing.
