RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. Let me ask you a question Is wholesaling real estate actually complicated? Because I see a lot of people treating it like it's some massive enterprise with interconnected parts and complex processes. I get DMs every day, rj, what CRM should I use? Rj? Do I need an LLC first? Rj? Should I start with creative finance or nobations? Brother, you haven't even made your first phone call yet. Let me break this down for you today, plain and simple. By the end of this video, you're going to realize wholesaling ain't that deep and you're going to be fired up to finally take action. So let's start at the root.
Speaker 1:Wholesaling, in its essence, is just this Step one get a property under contract for a discount. Step two assign that contract to an investor for a profit. That's it. You don't buy the house, you don't fix the house, you don't rent it, you just get control of it and sell that control. It's a paper game and, guess what? You don't need to know everything to start doing this Now. Is it easy? No, but is it complicated? Also, no, you know what's complicated Brain surgery. Wholesaling is not brain surgery. Now let's talk about why people make it complicated. It's simple. One word Fear. Fear of messing up, fear of looking stupid, fear of being told no and, finally, fear of actually succeeding. So, instead of picking up the phone and calling a seller, you're on YouTube watching your 98th video on how to structure a double close in an attorney state. Stop it. You're not taking action. You're hiding behind information and, let's be honest, it's information that you aren't even implementing.
Speaker 1:When I first started, I didn't know what the hell I was doing. I just knew this I would not fail. I could talk to people and I could solve problems. I didn't have resimply, I didn't have virtual assistants, I didn't have a dispo team, but I had a cell phone and enough knowledge to know buy cheap, sell for more. My first few deals I JV'd with people who knew more than me. I didn't try to master everything at once. I focused on getting the deal. I let the pros disboat and I just wanted that assignment check. That's how you learn and that's how you win. Let me give you the framework and this is exactly what I teach inside of Titanium University and what we live by.
Speaker 1:Phase one learn acquisitions. You learn how to comp, how to talk to sellers, how to negotiate. This is the lifeblood of wholesaling. Without the deal, you have nothing. Forget dispositions, forget marketing automations. Focus on becoming a savage at acquisitions. You can survive forever if you have this one skill set.
Speaker 1:Phase two JV, the Dispo. Don't stress about building a buyer's list or hosting inspection walkthroughs on your first deal. Find someone who's already doing Dispo, bring them a good deal and split the profits. You'll make money and learn at the same time. Phase three add tools as you grow. Once you've done two to three deals, now you can start layering in better lead generation CRMs, generation CRMs, dispo softwares. But that's later, not on day one. You earn the right to worry about that stuff after you've taken real action.
Speaker 1:Now look, I'm not going to lie to you. There are little things that come up in this business. There's title issues. There's title issues, clouded chains of title sellers ghosting you buyers, flaking unpaid HOA fees, popping up at kill deals, dead deals at the finish line. Yeah, it happens, but you know what you learn by going through it.
Speaker 1:Every deal is like a rep in the gym. You get stronger every time you do one. You can't learn your way out of problems. You solve your way through them, rj. But what if I don't know how to comp? Cool, go learn how to comp one property today. Watch one video and practice with five addresses.
Speaker 1:Rj, what if a seller asked me a question I don't know how to answer? Say, that's a great question. Let me double check with my team and get right back to you. Boom, you're still in the game. Rj, what if I screw up a contract? You will, we all did and we still do, and you'll live. The only way you fail is by never starting.
Speaker 1:And let's be real, the majority of you watching this haven't done your first deal and it's because you're trying to understand everything before you've done anything. That's backwards. You don't need to understand the whole playbook, just run the first play, buy a lead, pick up the phone, talk to a seller, make an offer, lock up a deal, jv with someone to dispo, get paid, repeat over and over and over again. Wholesaling is not complicated, it's just uncomfortable. But if you lean into that discomfort, if you're willing to suck at it until you don't suck that discomfort, if you're willing to suck at it until you don't suck, you'll start winning faster than you've ever thought possible.
