RJ Bates III, affectionately referred to as the Viking Wizard by his students, started his real estate investing career in 2014 after attending a real estate education program that put him $65,000 in debt. RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. He has won back to back Closers Olympics earning him the reputation as the King Closer! Finally, RJ and Cassi DeHaas, his partner, have started their education platform called Titanium University.

Today we're talking about one of our own, a Titanium University member who didn't just join the community. He came in swinging and he hasn't stopped since. Meet Alex Gawana. He joined TU on September 10th 2024, and he closed one of the free leads that we give every single new member and now he's cashing assignment checks like it's a hobby. See each class Speed. The Lead donates 30 free leads to each and every member for joining Titanium University. Now we give these leads to the new members to force them into taking action from day one.
Speaker 1:See, we don't want you coming into TU and just sitting around and watching me and Cassie on Zoom calls and watching the course and the modules and finding yourself three to six months later and realizing I've never actually spoken to a motivated seller. We established this on day one of Titanium University. We wanted to differentiate ourselves from each and every other wholesaling community that exists by making sure that everyone had the ability and the opportunity to speak to a motivated seller on day one. You don't have to be perfect, you don't have to know everything. You just need to know that this phone number is a motivated seller who has raised their hand and said I have a house that I would like to sell. If you can have a normal human-to-human conversation, then you can call that seller. Now, alex, he turned that into a closed deal on day one. That first deal showed what happens when you don't overthink the process. You take action, you pick up the phone and you get it done. And that's how success starts Not with knowledge, but with execution. Now see, it wasn't just only about execution. He needed to lean on the Titanium University community, which he did On that deal. He went into one of the resources that we give every single member, which is a map of the entire world showing where all of the Titanium University members are located. This deal was based in Oklahoma. So he reached out to Robert Knipper, a first class day one OG Titanium University member, class day one OG Titanium University member, and he asked Robert, hey, can you help me out with getting this property under contract? And the reason why is because this was an elderly seller who was not tech savvy but was highly motivated to sell the property. So Robert took a physical contract out to that property, got it signed for Alex and got pictures for him. So, yeah, it was about taking the action, not a ton of knowledge, but execution and leaning on the Titanium University community and now he's repeated this over and over and over again $10,000, $20,000, $55,000, $95,000.
Speaker 1:Since joining TU, alex has racked up deals like this $55,000 in Florida, from the slopes of skiing and, yes, a $95,000 assignment check. Let me repeat that $95,000 from a single deal. That's not luck, that's train focus, consistent, closer, doing what we teach every day. While most people are chasing deals in a panic, alex is literally skiing down a mountain and posting this $55,000 in Florida, a small $2,000 in Kansas City, missouri. Just assigned another for $20,000. Got a contract for $83,000 and it should sell for $125,000.
Speaker 1:That's what we call hashtag conquered. And that's what we're about here. It's not about a secret script, it's not about a magic CRM. It's about taking action, staying coachable, following the system, talking to sellers every single day. Alex didn't invent a new way to wholesale, he just showed up and executed harder than most people even try.
Speaker 1:Inside of Titanium University, we've got a saying you don't just close deals, you hashtag, conquer them. It means you control your time, you control your money, you control your outcome, and Alex Gawana, that man, is hashtag conquering the hell out of this business. So what can you learn from Alex? Don't wait for the perfect lead. Stop making excuses. Take every shot like it's the one. Leverage the TU community because we close deals out here and also focus on what is important to you. See, the thing that I really respect about Alex is he's closing deals, but he's also enjoying his life. As much as I hear about him closing deals and hashtag conquering this or that, I've seen him go out and enjoy his life. We refer to that as creating your own reality, and that's what I really respect about Alex, because, as entrepreneurs, what are we truly trying to accomplish? We want to control our destiny. We want to have freedom of our finances and our time and also enjoy life. But nowadays, social media can make you feel inferior if you're not hitting a certain revenue metric or deal volume.
Speaker 1:I get questions asked all of the time RJ, how many deals a month do you close? Rj, how much money do you make a month? You know what I never get people asking me is RJ, what do you do on Saturdays and Sundays? Rj, how little do you work? Rj, what do you do for fun? And that's the thing that I see in Alex. He makes good money, but as an entrepreneur, he has leveraged that now to live the life that he wants.
Speaker 1:Each and every class that comes into Titanium University I talk to them about now that you're inside of TU, you close deals, because that's what we do here at Titanium. You want to be a wholesaler. If you're truly embracing the way that we do things here at Titanium, you will close deals. It's inevitable. But the main objective and the main goal that we have is that you can get to where you are, creating the life that you want, creating that reality of freedom, truly living the life that you dreamed of. That is the priority, not closing deals. So, yeah, do we teach how to talk to sellers? Competent, underwrite, lead generation dispositions? Of course, but I always want to prioritize enjoying your life, embracing the opportunity that exists in front of you and reminding you why you are truly an entrepreneur. So, alex, I'm proud of you, but I'm not proud of you because of a $95,000 assignment or a $55,000 assignment. I'm proud of you because you're on the slopes skiing. You're out there living your life and enjoying it while closing deals, because closing deals is just what you do.
Speaker 1:And if you're watching this and you're wondering if you could do what Alex did, you absolutely can. The key focus here is to get yourself in a position where you can talk to motivated sellers. Each and every day, you develop a process around. How do you do that? How do you actually conversate with sellers, how do you determine what their motivation is? And then, how do you determine where end buyers are buying? Surround yourself with people that are doing the exact same thing day in and day out as you, that also have the exact same objective Not the hopes and dreams of wanting to close the deal, but actually getting to the point where they're living the life that they've always wanted. Because you can do that, you just have to be willing to go all in the way that Alex did.
