RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. If you don't have any haters yet, you're not posting enough content. In today's video, I'm giving you the RJBase III Official Hater Survival Guide. The trolls, the keyboard clowns, the you-can't-do-that police. Let's break down how I handle it all so you can too. You do it with grace, grit and a whole lot of shut up and watch me. This is one of the many reasons why I post so many videos of me doing the business Live seller calls, dispositions, comping and underwriting it all exists on this channel, so the haters can choke on those results.
Speaker 1:Now let's talk about what I consider a hater. It isn't just a critic, not just people who disagree with you, but the people who sit on the sidelines, do nothing and still somehow feel entitled to tell you how to do what you're actually doing. And in real estate, especially wholesaling, it's even louder. Now why? Because this business lets you break the rules of what they thought was possible. You can start with no license. In most states, you make six figures a month. You can out-earn someone's nine-to-five job with just one deal, and that threatens most people. Haters are a sign that you're on the right track, but how you respond, that's what separates the closers from the casualties. If you're building something real, someone's going to hate it. They're not mad at you. They're mad that you're moving and they're not. Rj, that's not how I would do it, cool, good thing, I'm not asking you. You're loud, obnoxious? Well, that's because the people whispering didn't build shit. Hate is just involuntary exposure to someone else's momentum.
Speaker 1:Let me break down the hater archetypes you'll meet on your wholesaling journey and the content that you should post. Number one you've got the comment comedian Bro, you're going to end up in jail. Clown emoji. He's been on Facebook for 14 hours that day and hasn't showered since Joe Biden left office. You roast lightly or you just heart the comment Listen, he's the algorithm's gym rat. He only helps you out. Number two the I did that once guy. You know the comments. Yeah, I tried wholesale back in 2014. It doesn't work, sir. You also tried marriage. You also tried to lose those 10 pounds. Not every L is the market's fault. See, that's a good joke. That'd be a funny comeback. Number three the gatekeeper realtor. You can't sell contracts. You can't sell contracts. That's illegal. That's brokering. Meanwhile, they average 0.75 closings per year for the last 20 years. You politely offer to wholesale their listing when it expires, if they even have one.
Speaker 1:Number four probably someone that'll watch this video the YouTube critic. This guy just talks, he doesn't show results. Well, guess what? I show HUDs? You show hate. One gets paid, one gets blocked.
Speaker 1:Number five the silent subber. These are the guys that watch every video, comment on none video, comment on none, screenshot everything and secretly they want to be just like you. Now, we don't hate these people, we enjoy them. We keep posting. You're their free mentorship. Now here's how I handle the hate, because it can get to you mentally, but you can't allow that, because one business comes to us via the content. You guys watch this and it helps you out and, quite frankly, I enjoy creating the content.
Speaker 1:So rule number one never argue with haters in the comments. You can't win an argument with someone committed to misunderstanding you. Rule number two let your results clap back. Hate fades wires clear. That's all you got to do. That's all you got to do. Rule number three if it's funny, post it.
Speaker 1:Some of y'all are roasting me better than my own copywriters do I mean? Damn, I wish Nick had some of y'all's personalities. It's free engagement. Run it up. Rule number four block with zero guilt. I don't owe you access to my energy. Here's the truth Every second you spend replying to haters is a second.
Speaker 1:You didn't spend locking up a deal, calling a lead or building something real. I'm too busy comping properties to compete with people stuck in the comments section. But, rj, what if they talk bad about you? Let them While they're talking. I'm closing, focus pays feelings. Don't, if you want to win long-term, turn the hate into content. It's okay to make fun of yourself. Screenshot the DM. Okay to make fun of yourself. Screenshot the DM. Read the hate comment on camera. Laugh at it. Drop the deal that just closed that they were making fun of or said you couldn't do. Let the people see how you handle pressure Not by clapping back, but by cashing checks. The RJ Bates Hater's Guide is simple Be too busy to notice, be too paid to care and be too good to argue.
Speaker 1:The hate doesn't start when you win. It starts when you start posting content. You'll get it from three angles. The strangers online. They'll say wholesaling is a scam, that you're a fraud, that your success must be fake. These are the folks all start arguing on Facebook, rei groups instead of picking up the phone. The people closest to you yeah, that one stings real bad. Friends, family co-workers. They'll smile to your face and then go this real estate thing you're doing, is it even legal? You sure that's going to work out? They don't get it. And because they don't get it, they assume that you're the crazy one. And then you have the industry gatekeepers. You know the type the licensed realtors who think wholesaling shouldn't exist. They hate that you can assign a deal and make $25,000 without staging an open house and attending broker lunches. They don't hate you. They hate what your success reminds them of, that they could have taken a risk, that they could have gone all in on this, but they didn't.
Speaker 1:It's not always obvious. Haters are sneaky, petty and passive-aggressive. So here's how you know they never support, but they only question you. Every time you post a win they're in your DMs asking but how did you really get that deal? They downplay your progress. Oh, you made $12,000. Must have been luck, or worse, you probably took advantage of someone. They mock what they don't understand. This wholesaling stuff seems sketchy, man. Meanwhile they've never pulled a list, never ran comps, but suddenly they're experts on what you should and shouldn't be doing. Come on now. Let's be honest.
Speaker 1:Back in the day, when I first started getting traction, the hate bothered me. I'd see the comments, I'd get the side eye at events and people saying I was reckless, unethical, unprofessional, all of it, and I'd clap back trying to defend myself and prove myself and argue with people who weren't even doing anything in real estate. But here's the thing You'll never win a fight with a spectator. Every minute that you spend explaining yourself to someone who doesn't want to understand is a minute that you're not closing a deal. So now I handle it like this I'll let the scoreboard talk. You want to argue? I'll show you how titanium makes seven figures. You want to say I'm a fraud? Ask the thousands of students at Titanium University who've closed their first deals because of what we teach. You want to call me lucky Cool? I'll keep getting lucky, five figures at a time, because here's the truth.
Speaker 1:You don't need to fight haters, you need to outlast them. They get tired, bored and they quit. But if you stay consistent and authentic and keep doing the work, you win every single time. Let me give you three rules that I'll always live by. One never argue with someone who's not doing better than you. Why would I waste time debating with someone who's never closed the deal?
Speaker 1:You don't get feedback from people behind you. You get it from people that are ahead of you. Two never water yourself down to make them comfortable. You want to post your win? Post it. You want to share a big check? Share it. You don't have to shrink because someone else is playing small.
Speaker 1:Number three never let praise or hate define your direction. You don't live for the claps. You don't crumble under the criticism. You just move regardless. And here's the beautiful part no one tells you. Haters are mirrors. They show you where you've grown, they remind you what you've survived and sometimes they show you where you used to be. Because, let's be real, there was probably a time where you were skeptical too. You saw people making money online and thought there's no way that's real. But you decided to investigate, you decided to take action and now you're in the game, the people hating. They never made that decision, so let me talk to you directly If you're in the thick of it right now. You just posted about your first deal and your cousin hit you with a backhanded congrats.
Speaker 1:You're trying to stay consistent and someone left a stupid comment under your reel. You're trying to grow and people keep throwing your past in your face. I get it. It's absolutely exhausting. It makes you question yourself.
Speaker 1:But I'm telling you, every hater is proof that you're on the right track. You think people hate on people going nowhere. No, they hate momentum, they hate on clarity, they hate on action. So keep moving. Let them watch while you build and at the end of the day, you can't debate someone out of their insecurity. You can't teach someone who doesn't want to learn and you sure as hell can't let someone who's never taken a shot tell you how to shoot. The ultimate clapback Win. Winning so loud they can't ignore it. Winning so loud they start pretending they supported you the whole time. Winning so well they're forced to either change their mind or disappear. You don't owe haters anything, not your time, your energy, your validation. Just keep showing up, keep doing the work, posting your content, and remember every hater you collect is just another receipt for how far you've come. Let them talk.
