RJ Bates III, affectionately referred to as the Viking Wizard by his students, started his real estate investing career in 2014 after attending a real estate education program that put him $65,000 in debt. RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. He has won back to back Closers Olympics earning him the reputation as the King Closer! Finally, RJ and Cassi DeHaas, his partner, have started their education platform called Titanium University.

What's up guys? Welcome back to the King Closer Reacts. I am the King Closer, RJ Bates III, and normally during this series I watch wholesaling real estate videos and react to them. But my team wanted me to know that today it's gonna be a little bit different. We're gonna change up. It's going to be a little bit different. We're going to change up. It's still going to be me watching videos, but it's not going to be real estate related. They just want to see how I'd react to some different type videos. So let's get into our first one.
Speaker 2:Dad bod is predator bait. I know we laugh about the dad bod. Some girls even think it's attractive and that's great. But here's the issue. They've asked the miscreants of this world who are the families they go after, and these people are smart. They stay away from the families that have a father figure around, especially if it's one that looks like he's tough. Don't laugh about your dad bod anymore. There's people out there looking at you. Good-hearted people need to get in the gym, not just so you can look better in the mirror. For one, so you can be around for your family in the future, and for two, because people are watching. I don't know about you, but it's worth everything in the world to know that somebody second thinks coming near my niece because of what her dad and her uncle look like. Today's the day to get off the couch, get in the gym and get a hormone test. It'll change your life. There's a lot of evil out there.
Speaker 1:Damn bro, this dude's got me scared. I'm afraid that I'm going to walk outside and someone's just going to kick my ass because they think I got a dad bod. Bro, you know what it looks. Look like you can fight me. I'm going to beat the shit out of you. I'm going to steal your niece. What it's crazy. I mean, I get what he's saying about being around and, like bro, I wear the whoop I'm working out every single day. But you know, hey, a little bit of dad bod ain't that bad. All right, this dude literally is saying there's a lot of evil out there. Whatever I'm better at real estate, Get me off the evil dad bod guy. Let's move on to the next one.

Speaker 1:Hey, listen, the moment that this whole michael parsons trade went down by, the rumors came out that morning Cowboys actually might be seriously considering trading Mike Parsons. I was like no way. I'm standing in the lobby, our floor, at the office, garrett looks at his phone and he goes no fucking way. I said they did it, they traded Parsons. He said yeah, man, and I was heated. I mean, it was hot for like a solid 30 minutes. Man, I was just like I can't believe they did it. Sucks to be a Dallas fan. We traded Luka and Micah in the same year. They're both 26 years old. What are we doing? But now, oh, savage, jerry might look like he was on to something. Now, all of a sudden, micah, he needs that injection for week one. He's got a chronic back issue. Two first-round draft picks Might look like he stole some goodies from the Packers over there. And I love this man. He's just saying, hey, maybe y'all didn't know everything about the negotiations, right, I do pay people. Ask Dak, I love it. Good job, jerry.
Speaker 1:This dude is a savage God. Look at that, bro. What I would give to be this guy. I've watched his videos and I'm like how he does the weirdest things. He's like that, right there, does that look like a child's sport? What is he doing? And then he just smash. Dude his video. If you never watch this guy, you got to go check him out. His videos where he actually goes and plays are awesome, but these, on the range, wherever he is, it feels like it's Japan with just the way it looks. I mean it's incredible. He does the craziest things. He's like you got to break a wrist like this and then he'll just start doing it and then it's smack 300 yards. Oh hey, do this Wobble like this Smack? I love the guy. I wish I could be him.
Speaker 2:Why didn't they overthink? Lewis will defend whichever car attacks first. Perfect boat can't work.

Speaker 1:All right, let's see. If you haven't seen the F1 movie, it's amazing. However, I'm a Formula One fan. I actually watch the races. I pay attention to it. The Netflix documentary series got me into it. Now I follow the drivers.
Speaker 1:There's a ton of drama when it comes to Formula One. Off the track. On the track, very little drama. You go watch them for it. None of that happens in a Formula One race. It is like, all right, lights off, they all get in the line and we go in a circle, zigzag circle, for an hour and a half and that's it. There's not a lot of drama in the races.
Speaker 1:I grew up watching NASCAR my whole life. Nascar, crazy Bunch of rednecks. We're just like fuck you, man, I'm throwing you up in the stands, right, that's some crazy shit. They want to fight each other. Formula One. They're like oh, he blocked me. That's a five-grid penalty, like what I get it. I mean it's like life or death if they wreck, but in NASCAR it's like you get literally blocked on like every lap. So it's just not a lot of drama. So the movie in that regard was like a little bit off the top, like none of that happens. But I love Formula 1. It's a great movie. Go check it out. This dude's so proud of getting this.
Speaker 1:If you were on social media the day Hermosi did this rollout, you should have a copy of this book Because literally I had like 72 opportunities to get this for free. All I had to do was pay for shipping, which apparently now it's like out for free. But I haven't read it yet. But I do want to read what it says right inside, where it says what people have said about Alex Hermosi. I have read this part. Layla, his wife, says Alex is my husband. Friends of Alex have said I have known many people. Alex is one of them. Alex's dad said Alex does things I have seen. Alex's mom said Alex is better at some things than others. And then a magazine critic said Alex wrote a book. I have read many books. That's actually what it says in what people have said about Alex Ramosi. Now I've heard great things about the book. I've read Alex's one of his other books.
Speaker 1:I just have to say the man is a genius in regards to marketing and creating interest in what he's doing, like the fact that if you were an entrepreneur during this rollout, you knew what was happening. You knew that he was rolling something out. You knew that it was a book. You knew that everyone now had access to a book, that you could get the book for free. It was out there and almost everyone has it. He broke a world record. It's incredible $100 million in one rollout. Shout out to him, man, inspiring to all of us.
Speaker 1:I'm looking forward to reading the book, seeing if I can take something away from it. But I guess my main question that I do have is if we all read this, are we all going to go out and write a book and give it away, because that's what he did to make the $100 million?
