SPEAKER_00:All right, so this one is Maryland. Uh, looking for a quick sale.
SPEAKER_02:Hello.
SPEAKER_01:Hi, this is Tina.
SPEAKER_02:Yes.
SPEAKER_01:Hi, this is Tina. This is Danny. I'm calling about the property. I'm Chris Field Marion. You're looking to sell?
SPEAKER_02:Yes.
SPEAKER_01:You still looking to sell that property?
SPEAKER_02:Uh yes, I actually am.
SPEAKER_01:How much are you looking to get for it?
SPEAKER_02:The the lowest I will take is between 35 to 40 grand.
SPEAKER_01:35 to 40. Okay. Tell me a little bit about the property and what you got going on.
SPEAKER_02:Uh well, the house has a lot of inside damage. Uh, I'm not in the house. I'm actually in the trailer behind the house. We have plans to tear it up or tear it down because I found black mold in there. My husband is terminally ill. So I took him out of the house, put us in the trailer to stabilize him, and we talked about tearing it down. Well, then my health went down. So, and just things have gotten to the point that him and I can't do it on our own anymore. So uh his sister um invited us to move to Kentucky on top of her mountain. Um, so that's what we're looking to do. The the sooner we get this done, the better off we'll all be, including my husband and myself.
SPEAKER_01:Is there still mold in the property? You haven't any sort of a big house?
SPEAKER_02:Yes, we haven't been in the house in three years.
SPEAKER_01:Okay. And you're living the trailer behind it.
SPEAKER_02:Yes.
SPEAKER_01:Okay.
SPEAKER_02:I mean, put it this, put it this way: the electric is off to the house. Um, my husband turned all the electric off from the breaker box in the garage because the garage is where the Washington Drive hookup is. The old-fashioned boiler, which I never used only to heat up hot water to take showers or you know, wash dishes other than that. It has um border-based more heat. I never used it because I don't like the boiler. I never have since I was a little. Um I neither me nor my husband have been allowed in it. My if we needed something out of it, or like when my husband wanted needed to know if all the power was off, my sister wouldn't have. Um there was a couple of cats that we caught in there, um, but they they've gone to the main society, they were strays. Um, we don't know how they got in into the house unless, you know, through the there's a hole in the garage, which leads to all the all your piping is open in the garage, and you see um upper piping and uh gammonized piping going from the door into the house through the brick, and that's the only way we can think they got in. Um when we bought the house in 2014, it was a fixer upper. My husband had just had a triple bypass, and he was forbidding to have his career anymore. So um my sister, my dance's sister had sold her mother's property, so we took, she was living with us at the time. So we took her money bought this for$24,000 in 2014. It was a fixer up for a thing. We did put money into it a little bit. Like um, uh there's a new well on the property we just put in. Um, we're still making payments on that. There is uh the the breaker box in the garage that we just put in. Um there's a different, we just we just cut down, I had a tree cut down for over three grand just a couple of months ago. Um but it's just getting to the point we we we can't do anymore.
unknown:Okay.
SPEAKER_02:My husband is starting his trust out of the property and it's putting up it's putting him back into the point that the doctors are saying that he can walk across the yard and just drop and die now. So I wanna I need to get him away from that as well as my myself.
SPEAKER_01:Okay. So how'd you come up with a 35 to 40?
SPEAKER_02:Because of the amount of what the property is valued at now, just the property, not the house. Just the property is valued at now. They actually have it and it's on Zillow. It's estimated to be 106,000. No, I could be wrong. It's over 100,000. Um, but the value of the property they had estimated at 50 grand. So I've already had one person come up here. Well, actually, the second person up here, um, turn around, uh, offered us 55 grand. Okay. We did not know it at the time, but the guy that lives across the way from us, across the driveway, Mr. Joe. My husband was helping tear down, um, helping his son tear down um buildings as well as my son helping. So it wasn't all on my husband. Well, anyway, we did not know, but he had a rat problem. It came over here. Um, we thought we were controlling him because, like I said, me and my husband hadn't been allowed in the house. I won't allow my husband in the house because of health reasons nor myself. Um, I've also been we've also been denied from our children, my sister, our grandchild. We're not allowed in there. So we we have been catching them in the garage. Um, hadn't, you know, seen a couple. I I didn't know that there was still any left in the house or any left on the property until the lady went in. I guess she's seen one, went back, and I'm explaining to you the same thing. I explained to the guy, and he said, Well, we can lower the price, but I can't have you closing until like the you know, around late November, December. Um, until we cringe out the prices. I he he uh offered to take out a contract. I said yes. He took it out of the contract, emailed me a copy of taking out the contract, and I'm sitting here where I'm at now. I have to get to Kentucky because his sister and his sister-in-law is down there with no means, plus family helps family. We're they're gonna help us, we're gonna help them. And I I just need to get from money for this property. And you know, having the closure on the home, the money from the closure of the home is actually gonna help us move to Kentucky. So we're on disability.
unknown:Okay.
SPEAKER_02:So I mean, at the time, I at the time we purchased the property, I didn't have any health problems that much. And in 2016, I had bone surgery, and then 2017 I had another bone surgery, then it's been operation after operation with me, and I can't do it no more. My husband can't do it because of his health. So we just can't do it.
SPEAKER_01:So 35 would be able to get you to sell it and move on to where you need to.
SPEAKER_02:Yes, yes. And I don't care, you know, like I said, we we, you know, I enjoy, I love the property. I love the property, don't get me wrong, it's got a grogue on it, you know, like a little overhang where you walk under and you know, just enjoy the you know, the quietness and all, um the proximity to how close it is to town, fishing, grabbing, all that. We love that. That's why we move the Crestfield, but it's just it's just taking a toll.
SPEAKER_01:Okay. So But here's what I'm gonna do. I'm gonna get you over a contract for 35. Um Okay. That's gonna be able to, um, you know, with the with the ability for me to be able to get people to come check it out and make sure this is not something that needs to be set on fire or anything, and I mean it respectfully.
SPEAKER_02:Um I mean, if you if you can regut it, hopefully you can, but me and my husband, it would have cost us more to regut it and then tear it down, and we don't have the money, we don't have the money to put back into it like that. Is what I'm saying. So basically, you're taking two people on disability trying to regut a home and fix it back up. That you're costing you're talking like ten thousand dollars is more.
SPEAKER_01:Something like that.
SPEAKER_02:Yeah, we don't have that. So, you know, if somebody, if somebody else can do it and get make a profit of it, so be it.
SPEAKER_01:Okay. Well, what I'm gonna do is I'm gonna get you over an offer for the property for$35,000. Uh we'll be able to get once you guys are able to look at it and sign it, then we'll get some people out there to come check it out and confirm that you know we'll be able to move forward with it. And you know, if so, we'll be able to close when you need to and get you the money. And if not, then we'll we'll come back and let you know. And if we re have to retalk numbers, then we do. If not, then you know we'll go our separate ways, and you know it is what it is. But okay.
SPEAKER_02:Um well, we we also have uh an abandoned uh camper that a guy about a year ago was supposed to script it down and take it. We haven't seen nor high hearing nothing from them since. Um the trailer that I'm in, or me and my husband and my sister are in is an apart is a car, a park trailer. I paid$1,500 for them. Um that's staying with the property. We're not taking it down with us. That's staying.
SPEAKER_01:Okay.
SPEAKER_02:So I mean, you know, it if somebody wants to, you know, do some work onto it and make it better or whatever, and use it as a little, you know, in all home when somebody comes visit that they can do that. If not, trunk it trash. I don't care. I just need to get away from okay.
SPEAKER_01:All right, Cornel. I'm gonna go ahead and get you over uh the contract. I think I've got your email here.
SPEAKER_02:My on the D is my name and my husband's. So Okay.
SPEAKER_01:Let me make sure that uh that I do have that here from from public records uh before you know I let you go. Let me just confirm that here. Is it Donald by chance?
SPEAKER_02:Yes, Donald Russell Manley Sr.
SPEAKER_01:Got it. Okay, um, I will go ahead and get you over that here now. If you have any questions, feel free to call me back. But um, I look forward to getting this closed for you and helping you on your way.

SPEAKER_00:It's all right. Not too bad with the second seller you ever talked to on the live before. Um good stuff. So going back to what I originally was saying on your first call, that this is the reason why I wanted you to have an opportunity. Because this is what we have to do, we have to go through those leads to get to this one right here. This is a motivated seller, this is a seller that needs us. Um, this is a really good deal. And most people would have been scared about the black mold. Um, I I want you to be honest, Danny. If you had had this without me behind your shoulder, being the little devil on your shoulder, what would you have done in regards to the black mold?
SPEAKER_01:I would from my realtor brain would have said run far away.
SPEAKER_00:Exactly. So what when I hear that is, I'm like, well, that's the reason why we're getting it for as cheap as we're getting. Right? I mean, I've got my comps pulled up here. Um, what I'm seeing is, and these are different year builds, okay, different different sizes, but we got 450, 170, 150, 299, um, 85,000 for just vacant land. Um, that's on uh privy, and then on prop stream, I've got a 350 for some vacant land down the road. Um this is one of those things where it's funny. Um this morning, the one video I recorded was um wholesaling around the world, the Maryland edition, and then here we are sending out a contract to Maryland. Um I this is to me a no-brainer. Like, let's send the contract, let's get our in buyers out there, get feedback from them on where this needs to be. But I feel like 35,000 is gonna be a good deal. I think we're we should be able to move this for 50 to 55,000. That's just my gut instinct. Um, also because when she was discussing the black mold, I don't think it's as bad as what we're anticipating. She was talking about the plumbing and it's surrounding the pipes and all this different stuff. Was it quite following, but it just didn't feel like it's infested the whole house. Felt like the health concerns were more of an issue than the black mold itself.
SPEAKER_01:Was I just hearing it with rose-colored uh you know she definitely said that they had the health issues and they weren't even allowed in the house, basically. And some of that can be attributed. Um I don't know if it's just because they're older and you know, she may have already had health issues to begin with, and the house doesn't help that or aggravates it, but you know, I don't I don't know. She said there hadn't been any sort of abatement or anything either.
SPEAKER_00:Yeah. So again, this is one of those things as a virtual wholesaler. There's information that we can get on the phone with a seller, and then the shoot or shoot. I want to send a contract, I want to get this under contract, get our end buyers out there, do recon. This is a great opportunity for us. If we get out there and it turns out that it's in horrible condition, then we explain that to her. We explain it to her where she's sitting and what she what her solution is moving forward. So overall, Danny, I thought you did great. The only thing that I would say, a couple of little tweaks. One, during your introduction to the seller, make sure that you tell them how that you got their information. This is how motivated she was. You didn't say, Hey, you filled out a form on my website. Add that on there. Okay. I think she almost thought this was a cold call. So make sure you do that. On your first call, I thought you sped up a little bit, probably because you were a little bit nervous about you know being on the YouTube and the stream and whatnot. I thought on the second one, you slowed down. Third one, I would have preferred that you kept her on the phone, then we get it sent over to her and answer any questions about the contract. So that's the only feedback. Uh, but I'm sure that you were not sure where I wasn't writing the con. I do have the contract written up, ready to be sent over, so I'll send that over while Trisha's on the phone. But uh overall, man, I I thought that was that was a really solid job. Thanks.
