RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. He has won back to back Closers Olympics earning him the reputation as the King Closer! Finally, RJ and Cassi DeHaas, his partner, have started their education platform called Titanium University.

Alright, I've got something today that's gonna maybe step on a few toes, but that's okay. Because if you're watching this channel, you already know I don't really sugarcoat things. But let's talk about why most people lose, even when they've got all of the right tools. See, I was thinking the other day about how I've built all of my companies, every team, every system I've ever had, and I realize it all comes back to this singular thought process. When you train a team to operate at their very best on the foundation that you laid, so that even with the bare basics, they can thrive. A trained Navy SEAL with a knife is far more dangerous than a rookie with the most advanced weaponry. The wrong person with advanced tools can actually do more harm than good, especially to themselves because they skip learning the fundamentals and finding the beauty and the little steps along the way. Your systems should complement and enhance you and your team's performance, not replace it or make them dependent upon that system. Now let that sink in. Because that right there, that's everything. Everybody wants to skip steps. They want the CRM, the AI, the funnels, the automations. They don't even understand why they're doing what they're doing. They're like rookies, handed a rocket launcher, but they're pointing it in the wrong direction. And then they wonder why the whole thing blew up in their face. Meanwhile, you hand a Navy SEAL a knife, and he's calm, composed, dangerous, and most importantly, effective. Why? Because the SEAL understands the mission, the discipline, and the fundamentals. That's what separates the amateurs from the assassins. So here's how I think about it: it's like a the pyramid of philosophy. At the top, where it all starts, is philosophy. And then it goes down like this philosophy to principles, to strategy, to tools, and then to tactics. Most people start from the bottom and wonder why they never get anywhere. So let's start with number one philosophy. Your philosophy is how you see the world and it's your beliefs. For me, it's simple. Business is about people, leadership is service, and results come from doing the right thing over and over again, not taking shortcuts. That philosophy drives everything. It's why we can hand off titanium investments to Danny Herman and know it'll thrive. Because our foundation isn't a system, it's a belief. Number two, principles. Your principles, these are the non-negotiables. Stuff like always tell the truth, solve problems, don't avoid them. No one is too good to make cold calls. We don't chase, we attract. When your team knows your principles, they don't freeze when things go wrong, they act in alignment with the mission, and becomes your culture. Number three, strategy. This is the how. How did we execute our philosophy and principles in the real world? For example, if our principle is we solve problems, then our strategy is talk to more sellers, listen deeper, understand the story and the motivation behind every house. That's not a system, that's a strategy built from belief. Now finally, we get to the tools. This is where most people want to start. They ask me questions like RG, what CRM do you use? What text blasting platform do you recommend? What AI helps you analyze deals nowadays? Listen, those questions aren't bad. But if you don't know why you need the tool, it's just noise and a distraction. A hammer's only useful if you know what you're building. And last, tactics. That's the what you do today. It's your closer script, it's your negotiation framework, your follow-up schedule. These are the small repeatable actions that make the whole machine move. But here's the thing: if you don't have the top of the pyramid figured out, your tactics are useless. You're just copying what somebody else is doing, hoping that it works for you. Listen, we learned this the hard way. Back in the early days, we spent thousands trying to copy other people's systems. We had the thought process of if I just had their podio set up or their SMS campaigns or their virtual assistants. But every time that we tried to plug into someone else's process, it fell apart because their tools were built for their philosophy, not ours, because we didn't even have one. It's like trying to use a Navy SEAL's knife when you're not trained for combat. You're going to end up hurting yourself. That's why when we build teams, we don't start with tech, we start with training. I want my people to know how to operate under pressure, how to think for themselves, and how to win with or without the fancy stuff. Because if you could thrive with the basics, you'll dominate when you finally get the upgrades. I tell my team this all the time. If we lost all of our systems tomorrow, could you still make money? If you didn't have a CRM, a dialer, or any AI, could you still find deals, solve sellers' problems, and lead people? If the answer is no, then you've built your business on sand, not stone. So next time you're tempted to buy the next shiny object tool or sign up for another shortcut to success, ask yourself, do I actually have the philosophy to back this up? Because the right tool in the wrong hands is a liability. But the right philosophy makes even the simplest tools powerful. Build your pyramid from the top down. Start with philosophy, cement your principles, craft your strategy, then pick your tools, and finally execute your tactics. That's how you create something that lasts. That's how you build a team that can operate under any condition. And that's how you stop being a rookie with a rocket launcher and start becoming the Navy SEAL with a knife.
