Well, you guys ask me a bunch of questions, and I repeatedly answer them, and it appears that we don't want to accept the answers, and that's starting to bother me a little bit. So I'm just gonna get it out in this video. I get asked the same questions over and over and over again, each and every day. RJ, I want to be a virtual wholesaler. What market should I be in? RJ, what's the best lead source for virtual wholesaling? What comping software should I use for virtual wholesaling? And those questions get asked on repeat. And I have put out literally at this point thousands of videos talking about these topics. I repeatedly show you using those systems and all of the answers successfully, but yet the questions still get asked. And then my favorite is the follow-up question after I give you the answer. For example, what market should I be in? I don't believe you should be in a specific market. I think what you should do, because more often than not, you're tied on budget, you should get the cheapest leads possible, and then decide which leads you're going to close based off of buyer activity inside of that individual market. What do you think about me wholesaling in Ohio? Yeah, Ohio is a great state for wholesaling, it's one of the highest volume states that we've done. The issue with you deciding that you want to only wholesale in Ohio is that now it's going to cost you more per lead in the state of Ohio. Are you ready for that? Well, no, I still want to get the cheapest leads. Okay. Why did you ask if I gave you the answer and then you were just gonna rebuttal with what you already thought was the answer? What's the best lead source? I use speed of lead, property leads, lead solo. Yeah, but which one? I use all three, they all three work. If you want to just pick one, throw all three names in a hat, pick one. Fuck it. Use property leads, use speed of lead. It doesn't matter, they all have a cheap product nationwide. Use that, use those leads, split test it. You got a three thousand dollar budget, do a thousand on lead zone, a thousand on property leads, a thousand on speed lead, and whichever one works the best, use that one. What are your thoughts about cold calling? Cold calling sucks. You asked me what to do for lead generation. I gave you an answer, and it works. If you're asking, it's because you're seeing the results that we get here. Why don't you want to accept the answer? What software should I use for comping? Use prop stream. What about prop wire? I don't know. I've never used prop wire. I love Jerry Norton. He's a part of TU, he's my friend. I'm sure prop wire is fantastic. I've never used it. I don't know how to teach you how to use it, and I don't know if it works. Why don't you want to accept the answer? That is the part that is really, really difficult for me to swallow and accept when I'm asked and then it's answered, and then there's a rebuttal question about yeah, but or what about this? Why does there always have to be a what about this when you're trying to duplicate what we're doing here at Titanium Investments? If you believe that what we're doing works and you've seen it work and you follow here on the channel, why not try to replicate that? And then instead of trying to find a better market, a better lead source, a better comping software, a better disposition software, you're solely focused on developing your own skill sets because that's where you probably need to be focused on. People want to ask me, what CRM do you use? Use re-simply. Does it have AI? Does it do automatic appointment setting? What about the drip sequences? What about this? What about that? I don't even know what re-Sembly does, it doesn't matter. All I need my CRM to do is keep us organized on where we are in our leads. Everything else is just a shiny object, but yet new wholesalers are solely focused on that. They're flip-flopping between CRMs like it's a meal in the middle of the day. Well, I ate eggs for breakfast, I'm not gonna eat eggs for lunch. I had reassembly last week, but now I'm on a go high-level white label. I don't like that, so now I'm moving to this, and now I'm moving to that. And it's insanity. I don't understand the dot process. Look at someone's business and say, I like what they've got going on, I'm gonna duplicate that and then go out and be solely focused on being as best as I possibly can at talking to sellers, combing and underwriting, dispositions, and solving title issues through transaction coordination. And those are the four pillars as a wholesaler that you should be focused on, but yet we're solely worried about lead generation, markets, softwares we're using. And that to me is irrelevant. That's why we always have the titanium fleet, and we just say, listen, I get it. You have to have systems in place, but here, use these, these work. There, there's could something else have a little shiny object out there that could potentially be slightly better? Maybe. That's the thing that we need to be working on. Getting better at communicating with sellers, getting better at understanding where in buyers buy, developing real relationships with those in buyers. So when you talk to the next seller, you already know the answer. I closed a deal live the other day on Tuesday where I didn't even have to run numbers. I could just see in my comping software that I was getting a deal. I didn't have to use the profit calculator, I didn't know what the ARB was, I didn't know what the rehab was. I just knew that the numbers were fantastic for an in buyer, and so I closed the deal. That is because we have been focused on developing our skill sets and not always flip-flopping between different systems. So when you come, I love and ask me questions. I love the questions. Don't get me wrong. The issue that I have is when you ask a question and you feel like the answer is too simple or too good to be true, and you don't accept it. That is the issue, and you want to go try to find another answer, and quite frankly, it appears that you want to overcomplicate it, you want to find a more complicated answer than the simple one that I'm giving you, and saying you it's as simple as doing this. But RJ, wouldn't it be make more sense as a virtual wholesaler to have one market to solely focus on? Sure, it could, it's gonna cost you more money. That's the one issue that most people have, they don't have any money. So if you want to go develop your organization around one individual market, you have to know that's gonna cost you more money. Will it be easier on the dispositions? Yes. Could it potentially be harder on the lead generation and acquisitions? Absolutely. There's always a give and take, and this is why for years now we have been preaching nationwide virtual wholesaling. It costs you the least amount of money, gives you the most opportunity. Yes, dispositions will be harder, but we have the best softwares that we've ever had in this industry in regard to dispositions, knowing the in buyers. And if you're a part of a community like Titanium University, you have access to dispo houses who have already dedicated themselves to building relationships with those in buyers, and so this triggers quick as fast as possible results in your business so you don't become demoralized and broke, and then give up on your dreams. It's the path of least resistance, but that's the issue. The question gets asked, and I receive resistance. So if you've previously asked me one of these questions, this video is for you. I'm not upset with you, I'm not mad with you or anything like that. It's just I'm really questioning why ask me a question if you don't want to accept the simple answer. Let me know in the comments.
