RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. Welcome back to Wholesale and Around the World, the Minnesota edition. Today we're going to be talking about the land of 10,000 lakes. State I'm about to be visiting just the weekend before Christmas. I'm actually going to be going to Minneapolis and St. Paul for a travel hockey tournament with my son for the Lumberjack Cup. Now, in regards to wholesaling, virtually wholesaling in Minnesota, I've actually always really enjoyed Minnesota. I I felt like the sellers are very reasonable. In buyers, has not really been that difficult for us to find. But volume-wise, it's never really been that high, especially in comparison to other Midwest states like Michigan or Ohio or Indiana, Iowa, even Minnesota has always been lower on volume. But in regards to how I feel about it on the side of acquisitions and dispositions, I've always ranked it pretty high. I would probably give it like four out of five stars in regards to acquisitions and four out of five stars on dispositions. It's really a great market, but I think virtually I just don't get enough volume there. And it's kind of strange because population rank it comes in at the 22nd most populated state with just south of 6 million people. But in regards to land volume, if you include all they call it the land at 10,000 lakes, but it's really like almost 12,000 lakes, like 11,300 something. If you include all the land and all of the water, it's the 12th largest state in regards to land. And my experience with wholesaling in Minnesota is Minneapolis and St. Paul. Obviously, the the twin cities are going to be the area in which you're probably going to get the most volume. It's the metro area inside of the state. But then surrounding that area, down in the southern part of the state, we've done quite a few deals. St. Cloud, Pipestone, um, another place, Glenwood. And then even going further west, a little bit north, right on the other side of the North Dakota state line, there's Moorhead, Minnesota, which I went to last year for another travel hockey tournament. My son got to play the Moorhead Spuds. By the way, Jordan, if you listen to this, throw in the Moorhead Spuds logo right here. It is one of the greatest logos I've ever seen for a hockey team. I mean, that is just a potato. They're the fighting potatoes. But that being said, Moorhead, we've done deals in. But when you get to the northern part of the state, we have never really done anything up there. Moorhead is as far north as we've gone. In fact, I don't even know that we've had Leeds much further north than Moorhead. Maybe Duluth, I don't know. Um, but we've never done deals. And so I don't really know what that part of the state's like. I'm assuming it's very rural, probably harsh climate. And so, because of that, there's probably not much volume. I think almost all the volume is going to come in the southern part of the state and specifically surrounding Minneapolis, St. Paul, probably going up to St. Cloud. And like I said, we've done some deals in the southern part of the state, going all the way down to Pipestone and some other areas. In buyers, never been an issue for us, no matter where we've gotten deals. Which I always, as a virtual wholesaler, pay attention to that because there are states where it is so rural in certain locations that it's almost impossible to even find any buyer activity, even in Pipestone, which is not an area which you should be targeting as a virtual wholesaler. But if you're running nationwide PPO campaigns or PPC campaigns, you're gonna get leads in those types of areas. We were able to find multiple in buyers, get multiple offers on properties that we got there. And so we've been able to move those deals. Another thing that I love about Minnesota is there's not really any wholesaling regulations, so it's pretty cut and dry. It is a title state. So across the board, it checks a lot of the boxes. Really, the only downside volume. And like I've mentioned earlier, the harsh climate does kind of impact you a little bit. Um, there have been times where in the winter time, you know, we we got a property under contract, we're reaching out to end buyers, and they're like, You're not from around here, are you? We're like, no, sorry, we're from Texas. They're like, Yeah, man, it's yeah, we've got like five feet of snow right now. No one's really traveling. I'm not gonna go out and see a property right now. So it does impact you a little bit, but that's that's pretty common for the northern states in general, right? Harsh weather's gonna come across, and and it's gonna happen. Same thing happens down in in some of the southern states, it's just different. You know, maybe it'll be a bad thunderstorm, hail, tornadoes, hurricane, whatever. It's gonna impact you. It's not like it shuts them down, they're very well prepared for it. So across the board, I've always just really liked Minnesota. It's been one of my favorite states, and we've been virtually wholesaling in Minnesota since 2020. Like I said, just uh I wish we could find a way to do more volume. Outside of that, that's really the only drawback that I see to the state. So, for those of you that are currently virtually wholesaling or locally wholesaling in the state of Minnesota, let me know. Do you agree or do you disagree with my take? Has anybody done any deals in the northern part of the state? I'd like to know if that's a if there's a honey hole up there. I would like to know because we have not done any deals. That's one of the very few locations in the United States where I could just flat out say we have not done deals there.
