Let me save you a year of frustration. Your first year in wholesaling is not about making money, it's about not quitting. And nobody tells you that. Now, if you came here thinking I'm about to show you some secret tactic that makes you rich in 90 days, this video is probably going to piss you off. But if you want the truth, the stuff that nobody puts on a YouTube thumbnail, well then let's talk. For those of you that don't know me, I'm RJ Bates III, and I've been wholesale in real estate for over a decade. And I've done thousands of deals, but I've failed, I've restarted, I've scaled, and I've watched thousands of people enter this business. And I've watched most of them quit in the first year. And it wasn't because they weren't smart, it's not because they didn't have access to information, but because nobody told them what the first year actually should look like. So let's fix that. First off, your first year is mostly unpaid training. Nobody tells you this, but your first year in wholesaling is basically an internship that you pay for. You're paying with your time, your confidence, your ego, your comfort, and you're not building income yet, you're building competence. Most people quit because they expect that I'm taking action. Why am I not getting paid? Well, it's because your actions suck, and that's normal. You don't know how to talk to sellers, you don't know how to analyze deals, you don't know how to negotiate, you don't know how to dispo properties properly, and that's okay unless you expected to skip the learning curve. Second, you're gonna feel stupid a lot of the time. Nobody tells you how dumb this business will make you feel. You'll get on calls and think, why did I say that? You'll hang up and realize I just killed that deal. You'll send contracts that are wrong, you'll analyze deals incorrectly, you'll think you have a deal and you don't. So here's the truth. If you don't feel stupid in your first year, you're probably not pushing hard enough. Growth feels like incompetence before it feels like confidence. Third, motivation will betray you. Let's kill this myth right now. You're not going to feel motivated most days. There will be no likes on social media, there will be no checks in your bank accounts most days, no wins, no validation, just you doing boring, repetitive work, wondering if it's even working. And this is why most people quit. They think motivation comes first, but in reality, discipline creates momentum, and momentum creates belief. You don't need motivation, you need a schedule, and the ability to keep promises to yourself. Fourth, the work that makes you money is the work that you're going to try to avoid. Nobody tells you this either. The activities that actually create income in wholesaling are talking to sellers, making offers, following up, having uncomfortable conversations. And so what do beginners do instead? Well, they watch more YouTube videos, they go build a website, my favorite, they design logos. Ooh, actually, this is actually my favorite. They switch CRMs, they learn instead of execute, and that's procrastination dressed up as productivity. If you're not talking to sellers consistently in your first year, you are lying to yourself about being in the business. Fifth, your first deal will probably mess with your head. When you finally get that first property under contract, something weird is going to happen. You don't necessarily feel relief. Now you're thinking, can I do this again? Was that luck? What if I fail now? Nobody likes to talk about this, but your first deal doesn't necessarily fix your mindset or your bank account, it kind of exposes it. And this is where people either build systems and consistency or chase the high of that first win and then flame out. Your job after your first deal is not celebration, it's replication. Six, you will want to quit right before it works. And this is universal. Right before things click, right before your conversations get better, right before your follow-up starts converting, you will want to quit because progress and wholesaling is invisible until it isn't. Most people stop at 90% of the work and then they miss 100% of the reward. The difference between people who make it and people who don't is rarely talent. It's who stayed when it got boring or frustrating and extremely uncomfortable. Seventh, the first year is about identity, not income. And here's the biggest truth that nobody wants to tell you. The first year isn't about becoming a wholesaler, it's about becoming the type of person who can be one. Someone who keeps showing up without immediate results, does uncomfortable things daily, and they learn from mistakes instead of quitting because of them. They focus on mastery over shortcuts. Money comes after that identity shift. If you're in your first year right now and it feels harder than you expected, good. Now, if you're still here after 12 months of consistent action, well, that means you're already in the top 5%. So don't quit. Don't pivot every 30 days. There's not a magical CRM that's going to fix this for you. And don't compare your chapter one to someone else's chapter 10.
