RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. He has won back to back Closers Olympics earning him the reputation as the King Closer! Finally, RJ and Cassi DeHaas, his partner, have started their education platform called Titanium University.

If you've been following me for some time, you've probably heard me tell the story about how I feel like I was scammed when I paid$65,000 for my wholesaling education. Because essentially, what we got for the$65,000 was this is how you get deals off of the MLS, and this is how you dispo those deals on Craigslist. Now that's a summary of what we were taught, but today I'm actually going to give some credit to that education program because there was something that they did to my mindset that did allow us to become successful in the wholesaling industry. Now, during one of the trainings, the teacher was standing up in front of the room, and there was probably a couple of hundred of us in the room, and he talked about the difference between being broke and poor, and being rich and wealthy. And basically, the way he broke broke down the difference was you can be broke, but you don't have to be poor. Broke means you don't have a ton of money in the bank account. But being poor, that's a mindset, that's a choice that you make. And being wealthy is also a mindset. You could have a ton of money, but you can still have a poor mindset. But being wealthy, that's not necessarily about how much money you have in your bank account. Because if your mindset starts believing that you could achieve more in your lifetime, to achieve more in your business, then inevitably you will find a way to put more money in your bank account. And they challenged us during that moment. And I'll never forget it because it was a moment that completely changed my life, and hopefully it does for you guys today, where they challenged us to say, every time you walk into a new room, I want you to be the wealthiest person in that room. Because that means you have the mindset of a winner. You have someone that starts assuming that they are going to win, not hoping that they are going to win. You're not worried about how much money is in your bank account because you know that you have the capabilities to go out and earn money. That's the mindset that an entrepreneur actually needs to succeed. And so moving forward from that moment, I started telling myself, I'm the wealthiest person in every room. Now, I took it a little too literal, but I literally started telling myself I am the wealthiest person in this room right now. But the facts are people act in alignment with who they believe they are. You see this where there's people that don't have any money, they've never had success, and they have a broken poor mindset, and they continue to live in that cycle of defeats and losses over and over and over again. But you will see people that maybe they're having to reinvent themselves or start a new career where they believe with a wealthy mindset that they are going to be successful and they find a way to succeed over and over and over again. And that's because they are acting in alignment with who they believe they truly are. The facts are you cannot outperform your identity. How you see yourself is how you are going out and you're going to perform. Sellers will see it, buyers will sense it, vendors that you work with will be able to tell with how you talk about yourself. I remember early on, the first relationship that I established in my wholesaling journey was with Dana Draper, a title company. Now that sounds like not an important relationship to establish, but it did. It made such a huge impact on my journey in wholesaling because Dana was an experienced escrow officer for wholesalers and real estate investors. And because I was able to communicate with her with a wealthy mindset, and the way I talked about what we were going to create with titanium investments, she wanted me to bring each and every single deal to her. She was willing to work with us and essentially become a part of our organization as a third-party vendor. And as we continue to do deals, we started establishing relationships with hard money lenders and realtors across the country. And that didn't come from me saying, I hope that I'm going to be able to do deals in Phoenix, Arizona. No, when I established a relationship with Jeremy Dimmers, it was we are going to do deals in Phoenix, Arizona. And I'm looking to work with the best licensed realtor in Phoenix, Arizona. And that allowed us to establish a relationship that we still have with both of those individuals to this day, a decade later. That comes from that mindset and that identity that we had. You have to start acting like the person who already wins, even if you aren't winning yet. And I get it, that is a difficult thing to do when you are staring at your bank account. You're staring at the lack of results. But maybe, just maybe, if you really look at it, the reason why you're lacking results is because you don't believe in yourself yet. It's awkward. It's awkward to look at yourself and say, maybe I'm the reason why sellers are ghosting me. Maybe I'm the reason why they're not willing to sign the contract. Maybe they can sense that the way that I believe in myself is not going to lead to being their solution. So that's the reason why you're not getting signed contracts. The reason why buyers are not signing assignments and closing funding on your deal is because they can sense that you don't truly believe in those numbers. You don't know what you're talking about. You're not acting like a winner. That identity is not there yet. And I can tell you, even when I was dead wrong early on in my career about analyzing deals and the numbers and what was a deal and what wasn't a deal, I truly believed in what I was explaining to the sellers, the buyers, and the vendors that we worked with. And because of that, even though when I was wrong, they would give me an explanation and I would listen. I wasn't stubborn, I wasn't a know it-all. I learned, I listened, but I was confident in myself. I looked at it and I said, This is what I've been trained. This is how I'm looking at it. What do you see differently? Can you explain it to me to where I can become better today, even when I'm wrong? And so it wasn't coming from a place of desperation or a broken mindset. It was coming from that wealthy mindset. That place of I expect to win. I expect to close and find deals, even when I'm wrong. The facts are you have to prioritize your identity first, and then tactics second. Now, this is hard because for most of you, we actually prioritize systems first, tactics second, and never even contemplate about our own self-identity. But the reality is if you can sit there and you can fix your identity first, then work on the tactics, and then yes, use a system that is known to work. Just replicate and copy and paste what someone else has already laid out to you as the path, then that is where you will find success. Prioritize how you think about yourself, prioritize the way that you talk about yourself. When you go to pick the phone up and call those sellers, do you truly believe that they are going to sign a contract? And I have proven this over and over and over again, where I sit there and I say, This is gonna be the one. This seller needs to hear from me today. They're going to sign a contract with me right now. That is a decade ago, me shifting my identity, my belief in myself to that wealthy mindset instilled to this day. Every room that I walk into, I believe I am the wealthiest person in this room. And because of that, I've actually become the richest person in some rooms. I'm not gonna say all the rooms I walk into, but it's led to that success, it's led to that ability to be able to sustain a business where we convince strangers to do business with us for over a decade. So work on your identity first, tactics second, systems third. Do that and watch how your results change. Let me know if you guys agree or disagree in the comments.
