If your texts to sellers sound like this, hey, just following up, any updates? Checking in again, I already know what your phone looks like. Unread messages, no replies, and a lot of confusion about why sellers ghost you. Well, today we're fixing that. Welcome to the 10-minute masterclass of texting sellers properly in 2026. It's a short lesson, one specific skill, no height, no theory, just stuff that actually works in the real world. And we're starting with one of the most misunderstood skills in this business: texting sellers properly. Short messages that get replies without violating compliance and without sounding desperate. This is for people who want to understand why things work so they can adapt in real conversations. Because if you don't understand the psychology behind the text, you'll always blame the seller instead of fixing the message. Here's the hard truth most people don't want to hear. Sellers don't ignore you because they're flaky. They ignore you because your message gives them no reason to respond. Think about it. Your phone buzzes all day. Notifications, emails, text messages, group chats. And when a seller looks at your message, their brain asks one question Is responding to this worth my effort? If the answer is unclear, they do nothing. And silence feels personal to you, but honestly, it's actually predictable. And before we talk about tactics, we have to talk about compliance because sloppy texting isn't just ineffective, it's risky. Listen, this isn't 2022 anymore. We shouldn't just be mass text blasting. And I get it, there's some of you that are gonna say, RJ, I completely disagree with you, and that's fine. There's a reason why I moved away from texting, and that was our sole lead generation for many years. So here's the baseline you should already be operating from. You only text sellers you have a legitimate business relationship with, you clearly identify yourself, you keep messages conversational, not automated spam. And when someone says stop or opts out, you stop immediately. Now, this isn't legal advice, but if your strategy is blasting generic scripts to cold lists and hoping nobody complains, that's not confidence, that's gambling, and eventually you will receive a cease and desist and a lawsuit. Professional operators don't gamble with compliance, so just let's stop it. Okay. Now let's talk about why most seller text actually failed. It's not length, it's not timing, and it's not even tone, it's friction. Most texts ask the seller to do too much mental work. Examples. Just following up, wanting to see what you want to do, checking in to see if you've decided. Those messages force the seller to re-engage emotionally, reconsider a decision, explain themselves, or potentially say no. And that's a lot of effort for a text they didn't even ask for. So they don't reply. Not because they hate you, but because humans avoid friction by default. Here's the mindset shift that changes everything. Texting is not about closing deals, texting is about earning the next response. That's it. You're not trying to solve everything in one message, you're trying to move the conversation one inch forward. If your text requires courage to answer, it's already dead. Now let's talk about the three rules of high response text. Rule number one: one thought, one purpose. One text, one idea, one clear intention. If you're stacking explanations, disclaimers, and justifications, you're not clarifying, you're confusing. Short doesn't mean lazy, short means intentional. Rule number two, make the reply easy. Your text should feel like this to the seller. Oh, I could answer that real quick. Yes or no, A or B. Simple clarification, not emotional decisions, not long explanations, and definitely not essays. And rule number three: context over pressure. You're not chasing sellers, you're continuing a conversation they already agreed to have. Pressure creates resistance. Context creates comfort. When you reference something they said, you lower their guard instantly. So here are some real-world text examples. Example number one, a clean follow-up. Hey John RJ here. Quick question: Are you still considering selling the property on Oak Street or did you decide to hold on to it? Why this works, you identified yourself, you remind them of the context, and you give them two easy answers: no pressure, no guilt, no chasing. Example number two, re-engaging a cold lead, a cold seller. John, last time we spoke, you mentioned timing was the biggest concern. Has that changed, or is now still not an ideal time? Why this works? You reference their words. You show that you listen and you give them permission to be honest. Honesty keeps conversations alive. And the third example is price price pushback. Totally understand your number. If I could get closer to your number without repairs or fees, would it be worth having another conversation? Why this works? You validate first, you don't argue, and you reopen the door without forcing it. Let me save you a lot of pain. Never text, just checking in, any updates, following up again. That's not follow-up, that's you announcing insecurity and hoping the seller rescues the conversation. Your goal is not to sound clever, your goal is to not sound friendly, and your goal is definitely not to sound desperate. Your goal is to sound calm, clear, and in control. Because confident texts get replies, needy texts get ignored. Texting sellers properly isn't about scripts, it's about short and concise messages, clear intent, easy replies from the seller, and professional compliance. Now, here's the thing throughout all of these examples, one of the things that I didn't touch base on that works to get a reply is using your sense of humor. Sometimes it's fantastic to send a funny gif or a meme to just break the ice and say, Hey, I understand this is an important decision for you, but I am running a business. So one of the things that we use is an alien meme of did you get inducted? Have you been taken away? Have you been kidnapped? Is everything okay? It's okay to be humorous to get them to respond, but the point in this is to always move the conversation to the next step to closing the deal, to get them to respond and find out where they are mentally in their journey of selling their property for a discount from the last time that we spoke to them.
