One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. SPEAKER_00Let me offend you real quick. Wholesaling is not too hard. You're just stuck in the easiest trap in the world. Watching other people play the game while you call it preparing. If you've been learning for months and haven't made real offers or even picked up the phone, you're not overwhelmed by wholesaling. You're overwhelmed by information because you're not taking action. And today I'm going to attempt to fix that. What's up, guys? RJ Base III here. If you feel like the market is chaotic, the economy is crazy, sellers are underwater, buyers are picky, rates are high. Cool. That's all probably true. But here's what's also true: deals are getting done every single day. Not by the smartest people, not by the people with the cleanest CRM, not by the researchers, but by the people who consistently do the boring steps. Because wholesaling is not complex, it's simple, not easy, simple. And there's a big difference. Now here's the lie. If I just watch a little more, I'll finally feel ready. No, you won't. You can watch thousands of hours of content and you'll still freeze the first time a seller says, What's your offer? Why so low? I'm underwater. I already talked to someone. Can you prove you can close with a proof of funds? Because readiness doesn't come from videos, readiness comes from reps. And the reason YouTube feels productive is because it gives you a dopamine hit with zero risk. It's like watching workout videos and wondering why you're not in shape. You don't need more content, you need contact. So let me simplify this to the bone. Wholesaling is four steps. Find a seller with a problem, make an offer that solves that problem. Get it under contract, get a buyer, and close. That's it. Everything else is seasoning, and it's time to start cooking. The reason people feel overwhelmed is because they're trying to solve step four while they haven't done step one. They're trying to build a buyer's list with no contracts to assign. They're trying to learn advanced negotiations, but they don't have any leads. Well, they've made zero calls this week. That's not business. That's procrastination with the logo on it. So let me tell you what I hear on calls all the time. People say, I'm overwhelmed. So we ask, overwhelmed by what? And it's always there's so many strategies, so many different scripts. What market should I choose? So many different ways of closing on deals, sub two, seller finance, what about the interest rates? What about the Fed? What about the wars that are going on? What about inflation? What about AI? What about innovation? Sub two? And I'm like, my guy, you haven't even asked 20 sellers what their situation is. You're not overwhelmed by action, you're overwhelmed by options because you're trying to pick the perfect path instead of taking the next step. So let me tell you what overwhelmed actually means. Doesn't mean you have too much to do, it means you're scared to look dumb. You're scared a seller is going to ask one question you can't answer and you're going to freeze. You're scared you'll make an offer and be wrong, which you probably will. You're scared you'll get laughed at. You will. You're scared you'll get a deal and then you won't know how to close it. That's also going to happen. So you hide. And the safest place to hide is learning. Because learning feels like progress, but nobody can grade you on it. No rejection, no embarrassment, and there's no real scoreboard. But here's the part that you need to hear. You cannot fail at wholesaling until you're actually making offers. Before that, you're not failing, you're just spectating. And spectating has a cost. Every week you study instead of talk to sellers, you're paying with time. And time is the only currency you can't wholesale back. So here's what we're gonna do: we're gonna stop treating your first reps like they're supposed to be perfect. Your first 20 offers are not to be right, they are to build tolerance. Tolerance for hearing no, tolerance for awkward pauses, tolerance for a seller pushing back, tolerance for you being a beginner. Because confidence isn't something you find, confidence is something you earn by surviving the first 20 uncomfortable conversations. So here's the rule I want you to tattoo on your brain. Only focus on the next step, not the whole staircase. When you're in motion, clarity shows up. When you're sitting still, your brain manufactures chaos. So here's your new operating system. Action creates clarity, not the other way around. You do not think your way into confidence, you work your way into confidence. I'm gonna give you a framework that makes this stupid simple. I call it contacts to conversions to contracts to closings. That's it. If you're overwhelmed, it's because you're trying to skip to the end. So let's assign numbers to it. Contacts. How many people did you reach today? Conversations. How many seller conversations happened? Contracts. How many offers did you truly make? Closings. How many deals did you close? Now here's the punchline. Most people watching YouTube all day have this scoreboard. Contacts zero. Conversations, zero. Offers, zero, closings, zero. But the knowledge, oh that's elite. And they're confused why they feel stuck. You're not in the game until your scoreboard changes. And this part is going to hurt. The more videos you watch, the more you start believing. You need the perfect script. You need the perfect comp. You need the perfect offer. You need the perfect market, the perfect buyer, the perfect system, the perfect confidence, and the perfect timing. So you hesitate. And hesitation is expensive. Because sellers don't wait for you to feel ready. They just call the next person. And the next person isn't always better than you. They're just willing to ask. If you've been overwhelmed, here's what you do: no more planning. You have 72 hours to take these actions. Day one, talk to five sellers. Real conversations, not text messages. Ask these four questions. Are you looking to sell that property? How much do you want for the property? Tell me a little bit about what you got going on and tell me why that price is important to you. Day two, make three offers. Yes, three. Even if they're ugly, even if you're wrong, even if you feel stupid. On day three, follow up with everyone you haven't spoken to and every offer that you made. Because most deals don't close on the first conversation, and most sellers do not answer on the first dial. This is how you stop being overwhelmed. You replace noise with numbers. Here's the closer, and it's the same closer because it's the truth. Is the seller's problem solved? If the answer is no, opportunity exists. But opportunity does not show up in your recommended videos, it shows up on the phone, in uncomfortable conversations, in imperfect offers, in follow-up. So do this.
