Calling The Seller On Speed To Lead
SPEAKER_01All right, I'm about to share a live seller close with you guys, and this one is special. I've probably posted a thousand plus live seller calls, closes on this YouTube channel. I'm looking at my channel right now. I've got 3,900 videos, and I would assume the vast majority of those are me talking to a seller one way or another. But the reason why this one is special is because this close gave me so much more than a signed contract and an opportunity to make money wholesaling a property. It was the final titanium crucible that we ever had. And there was a special person that attended that crucible by the name of Mr. Nick Robbins, who is now my business partner in Titanium University. And he has referenced this close as being the moment where he knew, man, titanium's got something special here. This closer's formula, the way that they're doing wholesaling, it's different. And he's regularly told the Titanium University members during onboarding he learned more in the first half of the first day than he had learned in the$20,000 to$30,000 in education inside of other communities. But this close was that likable moment of disclosure's formula, titanium. I want to be a part of this. For me, it was just another call, another lead, another seller following the process. But I always talk about embrace moments, and you never know when those moments are going to happen. But I was sitting there and I'm showing everybody at the crucible this is how you talk to sellers, this is what you say, these are the questions that you ask. Embrace being yourself, embrace being the buyer, ask open-ended questions, utilize awkward silence, all the things that you guys have heard me regularly talk about. And then I say, You guys want me to show you how to do it before we go to lunch? And so there I was. I hopped on to speed of lead, I bought the lead live, called the seller, and someone who was in attendance pulled out their cell phone and captured the entire close. Now, what's funny about this is I asked that person during lunch, I was like, hey, did you capture that on your cell phone? They're like, I did. And I was like, hey, here's a Google Drive link. Can you just upload that video to this Google Drive link? They did. They didn't do it that day or the next day. It took them some time to upload it and it's been lost. Now for over three years, I've had access to this footage, but I didn't know it. It was just sitting in this Google Drive folder that never got paid attention to. Until today, I was looking for another file and I stumbled across this, and I was like, holy cow, there's that moment that Nick always talks about and it's been captured. So this is a special close because sometimes closes are nothing more than a five to ten thousand dollar assignment. And sometimes it ends up improving that concept and that process, and that gives you a moment that ended up not only changing my life by allowing me and Cassie to become business partners with Nick and Sema, but now so many other people where Titanium University has grown to a thousand plus people, where we now see people that were lost in their wholesaling journey, now making regularly over six figures a month, running seven-figure operations because of this partnership. SPEAKER_01Hey Phil, this is RJ Binks. I'm calling about your property on Varnam Trace. You still looking to sell that property?
SPEAKER_02Uh yeah, I'm still looking for selling.
SPEAKER_01Yeah, you came to my website and filled out for them. How much are you looking to get for that?
SPEAKER_02Well, I like to get uh well I I think I have to live something, but I'll probably take, you know, probably take even less than that. But uh I'm just trying to get rid of it.
SPEAKER_00I got you. What uh tell me what's going on with it?
SPEAKER_02I bought the house here, and uh I bought that one and I'm just uh uh I'm not gonna be able to get to it, you know, right away.
unknownUh pretty big house, but uh uh it uh it wasn't a rail, it didn't check for a while, it didn't just uh uh you gotta go in there and reply to uh big one there.
SPEAKER_02Just uh look at one of the one I want to want to make with right now.
SPEAKER_01Well what were you gonna do with it? You were gonna keep it as a rental or flip it? Yeah, yeah.
SPEAKER_02I was gonna well either one I'm I mean I'm working on what I'm flipping now, uh, and then I have one I'm working on too uh set up for a rental.
unknownSo uh I it it would probably rent, you know, pretty good. You know, you know, not a lot of places here down to rent.
SPEAKER_01Right. How much do you think you're gonna rent for?
SPEAKER_02Well, three bedrooms, uh a lot of them rent for around six, seven hundred dollars down here. Uh so you know, I would say minimum of the minimum of six.
Repairs Rent And After Repair Value
SPEAKER_01How much uh how much work were you anticipating need to be done to it?
SPEAKER_02Uh well the plumbing, uh he thought uh the I know the best the the band look like a weaker out of toilet or something, so it's probably got he got a control and cake here, so you have to put a you know replace the board there, uh replace probably uh I'm not quite sure how much of uh uh you know probably I would imagine if there's any water line that we replace it.
unknownI would place no one here. You know, where I'm at now with uh replaced it. Um I don't know, probably it probably another can or something put in here.
SPEAKER_01I gotcha, but so mainly like moment, but what about live flooring, kitchen, bathroom, stuff like that?
SPEAKER_02Yeah, well, I think it'd be pretty good. Uh it was it it kind of yeah, I went in there and got three double big dump, you know, probably uh don't leave or eight.
unknownOld back porch and covered in on the back porch, uh and either find it big reachable or or just to make porch. Oh sorry, yeah. I'm not real sure.
SPEAKER_02Are you are you in your clothes in Princeton or either out of town?
SPEAKER_00I live in I live in Fort Texas, but but I buy I buy real estate all over, yeah.
unknownYeah.
SPEAKER_00So I don't know. I mean I'd have to hire a contractor, so it probably costs me a little bit more than than 10 to get it faced up because I'd be, you know, submitting it out to contractors.
SPEAKER_02Yeah, yeah, my it might. Uh like I say, you know, I would you know if you know if I don't sell it, you know, that's why I'll I'll probably basically have to do it, but you know, it'd be you know at least a year off for a thing that you know that project.
SPEAKER_01Oh man. You got a lot of projects going on then, huh?
SPEAKER_02Well you know, I've been slow working. So I mean it's you know, the neighbor there, he was open by it, but uh I think he couldn't swing it or something, but uh yeah, I'd be uh I I believe it's you know probably take you know five out of five hundred for them, you know, and that's your rare.
unknownBut uh I think you know it's town, uh it's a small town, but there's a great deal.
SPEAKER_02Not a whole lot of real bodies here. Uh it's just not not a whole lot open out on that. So a lot of people that have them smoked out of the can. Right. But I mean you're interested. I mean we all could talk, but I don't know.
SPEAKER_01Yeah, what I'm doing right now is I'm looking around the neighborhood and and seeing, yeah, what the property value, if I fixed it up, what do you think it would be worth fixed up?
unknownI have a house down the street that's smaller than that. And uh if the one if when I insured it for the square footage and stuff, it was like eight, three or four nine thousand rental insurance.
SPEAKER_01So I would say, you know, if it was fixed up, it's quality, you know, maybe ninety to a hundred.
SPEAKER_02Yeah, I hope you know, I hope things.
unknownYeah, quite a minute, you know, we did, you know, law and stuff.
SPEAKER_01I gotcha. Well, that seems like uh something I'd definitely be interested in. I mean, so cash offer, you know, no no realtors or anything like that. I I come to the closing council. What's like the best price you can do for me?
SPEAKER_02Uh well like what's well let me see something real quick here.

unknownCorrect, yeah.
SPEAKER_01Alright, so what I'm gonna do is is I'm gonna send over a contract for the the 9500. I mean, seems like you're an investor, you shot me pretty straight. Um pretty much know what I'm walking into. Um I'll make I'll s I'll send you over the contract of the 9500, and then we'll open up title. Um it I'm assuming it has like a log box on it or something like that. Once we're on the contract, we can go over there and and do our inspection, right?
SPEAKER_02Yeah, it's yeah, it's well actually the doors are it's got the door. Yeah, it's not even have a log on it.
SPEAKER_01Okay. Well, that's okay. I mean, well, that'll be fine. I mean, uh like I said, if you're giving it to me for 9,500 bucks, I mean I'd but some understand. If it's gonna be worth 995,000, I'll give it for 9500. I mean I think you've built in enough room in there for me to to come in and do what I need to do. So what I'm gonna do is I'm gonna email that contract over to you. Uh it's just simple two-page agreement. Hey, my company, titanium investments, and buying the property from here for 9500 and should be sending plenty of them. And then uh we'll probably get it closed here in the next, you know, three three, four weeks. Does that work for you?
SPEAKER_02Yep, that works for me, buddy.
