One of the most beautiful things about Titanium University is the different types of people's lives that are impacted throughout the education, the mentorship, and the community. And today we're going to be talking about a 23-year-old kid named Jonathan Collins that joined us about a year ago. And when he came in, he had been full-time in the wholesaling, had not been successful, had not been able to close deals, had a ton of terminations, was engaged to get married, and was basically in a financial distress situation. The fact that he was even willing to invest in the titanium university is a miracle in and of itself. But he came in with a fresh mindset. He listened to the modules. And the first module that we give you inside of TU is called Burn It Down, where I ask you to give the titanium way of doing virtual wholesaling an opportunity. Forget what else you have learned and just give our process an opportunity to show you that there can be different types of results. Now imagine you're 23-year-old, you're engaged, you've been trying to do this for a while, cold calling, VAs, spending money, and none of it's worked. And on top of that, I have a list of things that Jonathan told me during our recent one-on-one. He had an iPhone 11. Now I don't know what iPhone they're on because I'm an Android guy, but I believe iPhone 11 is old as shit. And this iPhone 11 was so old, so outdated that at the point he could barely even use apps. It was worthless. He had a 15-year-old Mac that could barely even keep open Google Sheets and PropStream in order to work on. But the kid came in and immediately just followed the process, listened to what we were telling him to do. Now, from that moment, he's been able to come in and be completely unsuccessful to then start setting the standard for what can happen when you follow the process. One of the things that blew my mind that John Jonathan told me was he's been able to get to the point where he has a 98.5% contact rate with his leads, which is astronomical. It's almost unbelievable that he's been able to accomplish that. 98.5%. How does he do that? Consistent as a tree, shows up every day and works his ass off to make sure that every single dollar that he is investing into his wholesaling business, he has an opportunity to get a signed contract. He is working those leads unlike anybody else. And that's what leads to a 98.5% contact rate. He was able to go out and generate$65,000 in just a matter of a couple of months after joining TU. But from that, he was able to establish relationships inside of the community with people like Stephanie and Adam Bevan, Matt Bombic, Z, people that you guys have seen on this channel calling sellers live, that I've done other videos about. He has been able to establish relationships where he's worked their leads, used some of their money, and invested them in the leads. Simone is another person that he's worked with where he's been able to go out and successfully close deals and not only earn money for himself, but for other community members. He leaned into that investment, not just for education, not just for the process of learning how to talk to sellers and comp and underwrite, but literally looking around and saying, who can I do business with? As a 23-year-old, that is a maturity level that is rarely seen. And it's incredible to see that he's been able to do that and then get married. Come to Element 22 last October. I got to meet him and his wife and talk to them about how their lives had changed. And to be honest with you, up until that moment, I didn't even know what the kid looked like because his Facebook profile picture was a picture of him as a kid. And I told him, dude, you got to change your profile picture. So he took a picture with me and Cassie. Actually, I think the picture that he posted his profile picture was just me and him. And he changed it to that. And I've seen him grow as a business operator, as a person, to be able to open up an orphanage in Uganda, to which now TU has invested in or donated to. What an incredible thing that this kid has been able to accomplish. From going from a negative bank account to eating boxed mac and cheese. And he told me one of the biggest things that changed his mindset was his job is to find deals, not manufacture deals. See, there's these little tiny things that people take away inside of TU. Andrew Gildy talked about the hedgehog concept. Jonathan Collins talks about find deals, don't manufacture deals. He talks about the 98.45% contact rate as being the things that truly change the trajectory of his life and his business. And so Jonathan has a testimonial that I want you guys to see, but pay attention. I love Jonathan with all my heart, but he's a kid. He's 23 years old. He's not necessarily comfortable on camera. He hasn't done 4,000 videos like I have. But he wants you to understand the difference that TU can make for you. Not because of RJ and Cassie and the education. We give you guys the education. It's about coming in and literally implementing yourself into the community, finding the opportunities that exist with the fantastic people just like Jonathan that can change your life and in turn change so many other people's life. The fact that there is eight or nine people in Los Angeles just the other day that were meeting up just to call sellers and use the closer's formula and talk about what they're doing inside their business, what's working, what's not working. Being an entrepreneur is a lonely, lonely place. And to have people around you that are doing the exact same thing day in and day out is imperative to your mind, to your emotional health, to your mental health. And that is what Jonathan has leaned on for the past year. So yeah, it's important that he finds deal and he doesn't manufacture deals, but it's even more important that he has a family around him that he can lean on, that he can talk to when things get hard, when things get difficult. And so, Jonathan, I'm so proud of you. Keep going. This is just the beginning. I can't wait to see where you end up in the future. My name is Jonathan Collins. I joined TU in April of 2025. And I had heard about RJ before. Uh, and I'd seen some of his stuff online. And in 2023 of November, I started learning how to wholesale, went full-time on it. And I was working a job, spending about 80% of my paycheck on VAs and marketing companies and all of these different things that led me to nowhere really, and with zero dollars, I didn't have a single deal, and every contract I would get would fall through because I didn't know what I was doing. And one day I saw an ad for Titanium University, and I saw RJ talking, and I thought, well, this guy seems to know what he's doing, and he seems legit. So I got on a call, and you know, at the time I was going to be getting married in a month, and I had$2,000 to my name, and uh part of that was an investment in the TU. And um so I got married, had about no money, and within I had I have to say, I had spent$15,000 in 23 contracts that I had to cancel before I got my first deal. And within a short time of joining TU, I got my first deal. When I got my first deal, I had negative$300 in my bank account, and I was eating boxed mac and cheese every day. And then I got my second deal within a week of my first one, and then again, and then again, and then again. And I did$65,000 of assignments uh within the first uh few months of my first deal. And now I'm at a point where I actually have employees working for me and people calling for me and locking up contracts of their own, and it's been the most rewarding thing. And I've even been able to open an orphanage with my wife, which has been one of the most treasured things and one of the most cherished things of my whole life. And you know, one of my favorite things about TU is just the community, the amount of people like yesterday. I went to go meet up with about eight or nine people from TU. And we got tacos and we call it together. And a lot of the people that I work with every day are some of my best friends. Um and it's one of the most honest places to do business. You can post an address in the community chat and nobody will steal it. I mean, it's awesome, and the support is real. You have real access to RJ and Cassie. You can talk to them face to face one-on-one. And if I had anything to say to anybody who was on the fence, I would say what happens if you don't do this? I'd say, what if I told you I could give you that if you gave me$8,000, I could give you$65,000 back in just a few months. You would take that. Just ask yourself the question, what could this do for me? What could this do for my life? And all the lifelong opportunities that this will present. Because it's presented way more opportunity than just business for me. It's given me friends, and it's actually given me the ability to do something else, like start an orphanage. And now we have 16 kids there now that are fully supported every month because of what I've been able to do from what I've learned from TU has completely changed my life. And it will change yours too.
