Alright, guys, welcome to the King Closer Reacts. I am the King Closer RJ Base III, and this is the series where normally I watch a bunch of videos and tell you how much I disagree with them. But I'm told that today I'm going to be reacting to TU members. So hopefully I agree with all of them. Let's get into the first

Going Live As A Wholesaler

I'm always looking for reasons to go live because I want to do twice a week, but at least once. I post every day. I need to do live at least once a week. I do long form once a week. And it is hard to just go on and just talk to a camera for three hours, especially if you don't have three hours of leads to call. So I do one-on-ones at least one a day. We got a thousand wholesalers that want to learn. It's free.

So I love I love Tyler because he he's on this journey of not only creating his wholesale business, but also he's been documenting it really since I think he was like maybe three to six months in his journey on social media. And he talks about how hard it is just to talk to a camera for three hours. And as someone that has done that multiple times, it is hard. But the easiest way to really document being a wholesaler is by calling sellers live. And I really question like people that are in wholesaling that don't do that because you want to talk about a level of accountability. Having people, strangers, watch you talk to a seller, navigate. How do you overcome when a seller asks you, are you a wholesaler? How do you overcome when you talk to a seller in a state with regulations? It holds you to this level of accountability where it's literally documented on video right there, and people are watching you, and it creates this atmosphere of truth and honesty because you know people are watching you and can report you. And so that accountability, but also having people watch how you navigate from lead to lead. How do you handle leaving voicemails and responding to the objections? I think if you're in wholesaling, calling sellers live on any social media platform is a great form of accountability and eventually helps you increase your skill sets that leads to results.

Stop Assuming Seller Emotions

my mentor Wayne Morty told me this once, and and it can relate to this. He told me, he goes, Caesar, never ever put your wallet in someone else's pocket. Right? Never put your wallet in someone else's pocket. What does that mean? Just because you think that's a lot of money doesn't mean that fucker thinks it's a lot of money. Your finances has nothing to do with his finance. Your bank account has nothing to do with his bank account. What you think is a little bit of money might be a whole lot of money to that guy. What you think is a whole lot of money may be nothing to that guy. So never put your wallet in someone's pocket. So it's the same thing. Never put your emotions in his head. Right? What you're feeling is what you're feeling, it doesn't mean that that's how he's feeling it.

I love Caesar because he he does really naturally think on a much deeper level. And I think it's why he's such a uh fantastic closer. Um he he shows up, I mean, Caesar's been with us, I think, since uh the fourth class of TU. And he still shows up to at least every Thursday uh implementation call because it's when we do live seller call reviews, and and he always gives feedback like this. And what he's referring to there, I'm assuming, is hey, just because you would have a certain emotion does not mean that you need to insert that onto the seller without asking them. You need to verify the seller's problems, their motivations, their emotions, their feelings, their needs through questions, not assumptions. And it's so hard for people to do that because naturally we start putting ourselves in that person's shoes and we start thinking about what would be important to us. It's why the majority of wholesalers really have a hard time getting past that seller's initial asking price and money and thinking that that's the most important thing. But as you wholesale over and over and over again and you start having those reps, you start realizing the truly motivated sellers, rarely is money and finance the most important thing. But it's hard for us to think differently. But if we don't have those emotions and those needs, that's why you have to ask the right questions and not make assumptions.

Staying In The Game

A lot of the stuff that happened the last month, a lot of people would quit and pivot and do something else. You guys are always gonna see me on here slinging deals, doing my thing. There's no quitting me on this. I decided to do a long time ago, doing my thing out here, but it's just been crazy, but I love it.

Man, I'm so proud of Garen. Um his reels crack me up sometimes because he is just so brutally honest about where he's at. I remember that that time frame. He had a couple of deals that blew up and title issues, you know, sellers, you know, stuff that was somewhat out of his control. And uh, and it was a negative time for him. He's come out on the back side of that. He just had his fourth baby um last week, and uh he posted about it in the group, retired his wife. Now he's full-time. He was on Cassie's implementation call the other day, and he was talking about how excited he is now that he gets to be like full-time breadwinner in the family. He gets to attend everything, he gets to go out, and and his main goal this year is he wants to win the Create Your Own Reality Award at Element 22 in October. And and honestly, I think he can do it. I think he's well on his way. And the fact that this man came in and he found a way with really such limited time, uh, not because of a job, but because he was full-time dad. And and he with limited time, he found a way to be able to retire his wife to now where he can take over, he's gonna be able to do this. He's been able to make more money wholesaling than what he was able to do doing anything else. And so he's proved the concept. Now it's about there's a new problem. Now he has all the time in the day to go out and wholesale. That means he has to take bigger risks, more budget, more leads, more effort has to be given every single day. It's new problems that he's gonna have, but I'm excited to see where Garrett goes from here.

How Many Calls For A Deal

If you were starving and all you had was a fishing pole in the middle of the woods next to a river, how many times would you have to cast to get a fish? To feed yourself so you didn't starve. Does it really matter? Not really. You'd be casting as many times as it took to catch a fish over and over and over until you got a fish, right? Because if not, you would starve. And so many people come in my lives and they're like, dude, how many calls does it take to close a deal? How many leaves do you got to buy to close a deal? Bro, if you're starving right now, who cares? Do as much as it takes, as often as you can, until the results are what you want. There is no counting how many calls it takes. Do it as much as you can. There's no stopping.

If you are uh bro, do it. I love Brett. Uh his stuff is awesome. I can't wait for one of Brett's videos just uh to catch steam and go viral and and people start recognizing him because uh that guy right there, he he is the definition of grint, and and he's he's got something special in him. Um he he's grinding away at old leads, you know, he's he's trying to gain that traction when when you're creating something from nothing. And it's it's hilarious because people do ask that question all the time like, how many leads does it take? How many dials do you have to place? And it's like, I don't know. I mean, we're relying on another human being to answer the phone and then be motivated to sell a piece of real estate for a discount. There's no guarantee that if I place 10 dials right now, I'm gonna go get a contract. It's these these metrics, these KPIs are calculated over months and months and thousands of dials. Brett posted in the group the the other day that he he put he had placed like 3,000 dials, and he had a very low connection rate. Why we had to diagnose it. There was a lot of things going on. Connection rates had dropped across the industry, not just in our industry, but just in business in general, weird times going on. Everybody was kind of curling up in their turtle shell. What's going on in the world? Are we going to war? You know, pocketbooks tightened up, sellers weren't selling. It was quick, it was a flash of the pan, a couple of weeks. Connection rates have gone back up, but he had issues with old leads, he had issues with phone numbers, CRM issues. These are the things that people don't want to talk about. And I love the fact that Brett is willing to discuss this and share that along his journey when it's like, yeah, on social media, some people can talk about how amazing it is. People will go watch me and Jerry last Tuesday go close three deals on our first three dials. Those are fresh leads. Sometimes people can't afford fresh leads. They're still working leads from November, December, January. That's hard. It's going to take countless dials to be able to go get you a deal. And I see Brett putting in that work, putting in that effort. Like I said, the definition of grit, I can't wait to see him come out on the other side of it.

The Wildest Seller Call Story

You type in my name and that address. First thing it'll say is landlord killed tenant yada yada yada. Shot him in the head and the chest.

Yeah, I would I would hope that there's I would hope that there's reasons for sure.

No, no, no, no. No, he no, he was a crackhead and I kicked him out and he came back while I was at work, pulled a gun on my wife. I come running home, he came ripping up the driveway, ran up on the porch, pulled his gun out. I saw him through the window and I fucking stepped out and injured him. And the cops are like, it was it was hell, but I'm not in jail and I didn't get no charges. I got an assault because I took a plea deal because the weapon I used was illegal. We'll put it that way, but it doesn't matter.

Chances like you killed them, whatever. 268, you want to sign the contract? Golly, man. That is wild. Dude's like, yeah, you look it up right now, you're gonna see landlord shot and killed crackhead. That was me. I ended him. I've had I've had some crazy calls. I don't know, I don't know if I've ever had one where the seller said I killed someone at the property. There's definitely been people dead, there's been murders. Not I killed the tenant. That that is a wild call. However, the lesson in this is you have to be prepared for this during these calls. And to be honest with you, I think just giving a genuine response is the best way to handle those. Um, now that was edited. Uh chance had like a little bit more of a response than just like, so you ready to move forward 268? There's more to that. Chance is a good closer, but man, that is some wild, wild stuff. Be prepared for that with these seller calls. You never know what you're gonna
