most wholesale deals in San Diego fall apart because of one conversation? The moment a seller finds out their home is being reassigned to someone else, they panic. And just like that, the deal is dead. But there is a strategy called innovation agreement that completely changes the game. Here is how it works. Instead of just flipping your contract to an investor, you actually step into the seller's position. You get the legal right to market the property, show it to buyers, and control the sale yourself. No ownership required. That means no awkward reassignment conversation. No seller freaking out. You are not flipping a piece of paper anymore. You are running the deal like a licensed agent would, without a license. Most people doing wholesale deals in San Diego right now have never even heard of this. And that gap is exactly where the money is sitting. Standard assignments quietly close doors. Novation opens them back up. Yo, we have watched some wild ass videos on King Closer Reacts, but that one's in the top 10 right there. Let's start off with the fact that it's Legos. Why don't I have Lego videos? I mean, come on, man. I want a Lego RJ. But listen, this guy's saying his Manny Listing. Okay, Manny Listing, that's his YouTube name, says that wholesale deals are falling apart the moment that a seller finds out that you're assigning the contract. Okay, well, one, we could just tell the homeowner that we're a wholesaler, just like you're going to have to tell them that you want to do a novation agreement when you ask them to do an attorney in fact or a power of attorney, and also when you're going to list their house on the MLS, and then it's like, oh, well, you're acting just like a licensed agent without the license. Well, you're hiring a licensed agent to list it on the MLS. How is this easier than having a conversation with a homeowner saying, I'm going to wholesale? You're literally asking them to list their property on the MLS the same thing that they could do. Innovation is a tool, it is a strategy that can absolutely be used, but it needs to be used when it fits for the seller and us as the wholesaler or in buyer. But it's not just a one-size-fits-all solution. And to use this against wholesaling and saying that homeowners are freaking out over you assigning their contract, and the solution is to list it on the MLS and do innovation. Wild take. Wild, wild, wild. There you go, Mr. Danny Force. I know you're gonna watch this on this beautiful Saturday morning. That was at least seven wilds for your wild counter. Real Wholesale Fees Versus Big Myths

million a wholesale deal? No, not possible. If somebody tells you that, they're probably lying. Realistically, what people ask, what do you typically make in a wholesale deal? I've seen anywhere from five grand up to six figures. And we've done a six figure once before. Typically, most wholesales five $25,000 seems to be typical of the way the market is right now. As we stand outside one of our own rehab houses here, that's typically what people make. If they tell you something different, they're probably joking.

But if you'd like to hear I mean, I agree. The average assignment fee for us is just south of $15,000. I think the average national assignment fee is like $17,000, but that includes some markets like the DC area, Seattle, um, Phoenix back in the day, I think it softened a little bit where you know you were averaging the $20,000 to $30,000 range, some places even a little bit more, but a million dollars, I don't hear that very often. Is it possible? Sure. Vacant land deals, large tracts of land, uh commercial buildings, apartment complexes, but with single family, it's gonna be few and far between. I don't know if that's much of an argument between most wholesalers, and I don't think many people are actually out there saying that we're making that much money on assignment fees.

much do you offer me for it? Well, it depends on the condition of the house. So we can ask some good questions about it and then make an offer so you can talk about it. Yeah, are you able to make a decision on it today? Like if I like can you give me an offer today? I'm gonna collect the information, talk about it to the partner, call you back as soon as possible, get it okay. So you're not you're not a decision maker then, so so you have no say so. You're just like kind of a person who collects the information? Yep. Um actually meet our partner, me and my partner here. What's your partner's name? All right. What is your partner's name?

Jason. What's Jason's last name? I'm sorry, I can't give that one. Means your partner. Okay. What uh calling system are you using? Zen call, ready mode? What are you using a call today on? Hello? Oh my goodness, look at that. So listen, wholesalers out there, if you guys are gonna hire, you know, anybody to do your cold calling, make sure they know the fing game. Make sure they know how to overcome fing objections. Okay, this game is very easy if you know how to do it. Jason Boeing, baby.

Is that his name a deal? I don't I don't know. I don't really know what his point is. I I mean I I I can kind of see it where it's like, hey, yeah, the the cold caller could have overcome that objection a little bit better, but 99% of homeowners that are actually going to be selling the property are not going to respond that way. Like, what's your partner's name? Are you using Zen Call or Batch Dialer or Ready Dial or whatever he said? I mean, I don't know. It's kind of like a weird, awkward flex on the cold caller where it's like, what are you trying to prove? Like, yeah, there's a bunch of untrained wholesalers out there that are trying to figure it out that are hiring VAs in Venezuela, Philippines, Egypt, trying to just figure out how to close a deal. That's very common in our industry. That video did not necessarily provide value to any wholesaler out there that's trying to figure this out. So

Train VAs With Truth And Compliance

let me do Jason fucking Boeing's job and provide some value for you. One, empower your virtual assistants to be transparent. Let them use your company name. If you're following the guidelines of TCPA compliance, the do not call list and the known litigators list, and you're scrubbing against that, then you have no issues cold calling people. So when you cold call them and they say, so you're just collecting data, that's correct. I am a cold caller for titanium investments. I reach out, I find out if you want to sell the property, what the condition is, how much you want for it, what's your timeline, what's your reason for selling. And then the actual decision makers from titanium investments will call and they'll make you an offer if it's a good fit for us. That's my job. I think most people will respect that. The answer almost always is with transparency and authenticity. It's why I repeat it in almost every single video on here. And so, in this circumstance, this cold caller was not empowered by the wholesale company or the companies that he's probably working with. And so he didn't know how to respond. So, yeah, it is on the wholesaler. I get his point, but it doesn't help people when you're just like, hey, train your people. That's how I always train my cold callers. Now, on a deeper level, this also tells me that you probably shouldn't have been cold calling to begin with because you don't have trained VAs and it's not being done appropriately. Now, the massive issue that we have in our industry is that we have cold calling agencies that are going out and they're cold calling for a variety of different companies. And so at times he might not even know who's going to be taking this lead. And so it's hard to overcome that when you don't know who is actually going to be closing that deal. And that happens, and there's nothing to really overcome it unless you just blatantly tell the truth. I am working for a cold call agency, and this is going to go to a series of buyers that can make you an offer on your property. Again, if a cold call agency did that and I ended up with that lead, I wouldn't have a problem with it whatsoever. So the answer is always the truth. It's that simple.

I'm sorry, I'm I'm distracted. Why are they blending together? Why are they becoming one? Like, what a what a weird edit. Is it so we can see that their legs are crossed and we can see their cool shoes? Why is this so awkwardly edited? Don't ever make me look like that. I don't want to look like I'm inside another man.

You take it and you're in. Yeah, but you at least whether as a real estate agent, you have to take it.

I didn't even know that was about to happen. But I literally said, Don't ever make me look like I'm inside another man, and then literally the next side the next sentence that he says is, Do you take it? Yeah, I take it. You have to take it. This is awkward.

Class, you have to pass an exam. As a wholesaler, you could be first day out of prison and start calling people and say that you're a wholesaler, right? And some probably do. Yeah. And so there's sometimes like you're you're unfortunately with a low barrier to entry, you deal a lot of people that are attracted to that are people that don't have the ability to go do other traditional things, right? So there, I mean, there's I know guys that are wholesalers that they got out of the dope business to get into wholesaling because instead of flipping packs, now they're flipping houses, right? They're flipping contracts. So it's like, unfortunately, you're dealing with people that are after a quick buck. And that's the problem is that a wholesaler that is only worried about what they can put in their own pockets, that's a bad wholesaler.

Man, just what a douche. I mean, right? Can we all agree that that dude's like ego is like not helping him? Okay, so I'm assuming he's a realtor. So what he's saying is, is there's a low barrier to entry to wholesaling. You're right, sir. There's like no barrier to entry. You could just literally walk out of prison, walk to a phone, and start calling homeowners, and you could be a wholesaler. So what we really need to do to appease douchebag over here is have a barrier of entry of, say, hmm, 14 days. 14 days, that makes all the difference. Because that's what it takes to become a realtor. You take a couple of classes and pass a test. And now you're a professional. And I'm I'm positive. There's never been a licensed realtor that used to sling some dope. Right? Because they're all clean cut, just like him. They never smoked some weed and sell some sold some weed. Probably. Right? That was that was probably poor judgment on his part. I think he was probably taking a swing at someone that we all know that's well known in the industry. The least common letter used in the alphabet. That's what he goes by. We probably know who he's talking about, but the guy transparently has told us that he did that. Then you're gonna leverage it against him on stage while you're inside another dude. That's weird. Like, come on, man. If you want to attack the wholesaling industry, attack it for some of the things that we do wrong. Not because it has a low barrier to entry. No one's arguing against that. But it's also a low barrier to entry to becoming a licensed realtor. That's one of my biggest issues is that when you become a licensed realtor, suddenly you have this respect that people give you that you didn't do anything to earn. You just took some classes, passed a test. It doesn't mean you actually know what you're doing. The same thing as new wholesalers don't know what they're doing. It's the same thing. We've seen it time and time again. It's why the majority of licensed realtors don't actually do transactions. So don't try to put respect on what you do when it's really not a respectable position to begin with.

Nothing makes me feel the way that I feel about wholesaling, not any W-2 job, uh, especially closing this deal that I did recently. Uh, it just like you say all the time, it completely broke my brain. Uh it's something that I've never seen before. And just to see that it's real, you know, the fact of against faith, it's just like, you know, I'm going to keep moving forward with this, you know, nonstop.

So this is how aligned we are. I told Jordan there was this video I saw, and I can't remember what it was, and it was Brent Daniels interviewing this guy. Now Jordan got a better cut of it because we cut out Brent. Love you, Brent, but we didn't need to hear you. We needed to hear from the kid that just closed the $40,000 deal. I love these kind of videos where it's someone showing the proof of concept. It broke his brain. Now, going back to the previous video where the guy's like, hey, it's a low barrier to entry. You're right. But there's people like this. That's a well-spoken kid. He just went out and made life-changing money, $40,000. Did he do it the wrong way? Did he do it the right way? We don't know. But he's trained by Brent Daniels, someone that's been in this industry for well over a decade, has trained thousands of people, well respected, and a friend of mine. I'm assuming he's probably trained up the right way, and he did things exactly the way that it's supposed to be done with transparency, authenticity, and uh legally. And so I love seeing these types of success stories that come out that show, hey, here's how you can do wholesaling the right way. Here's how it changed my life. Now, Brent has an entire probably hour-long interview with this kid that shows exactly what he did, and he probably breaks down the deal. I love seeing that. I wish more people that wanted to attack the wholesaling industry, instead of attacking it, just talk about all of the great things that you do. This is why I love people like Jerry and Brent that bring on people that are wholesaling successfully and not attacking realtors, not attacking flippers or landlords or apartment investors or any of that. They're just saying, here's how you can win wholesaling. And because of that, their brand has grown. They have successfully brought on students that have changed their lives. That's how you move the needle utilizing social media, not by attacking, but by showing social proof that what you teach and what you do works.
