RJ Bates III, affectionately referred to as the Viking Wizard by his students, started his real estate investing career in 2014 after attending a real estate education program that put him $65,000 in debt. RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. He has won back to back Closers Olympics earning him the reputation as the King Closer! Finally, RJ and Cassi DeHaas, his partner, have started their education platform called Titanium University.

But today I'm going to be selfish because, well, this is my YouTube channel. And every once in a while I need to use it for myself. I need to use it for my family. And this video is called My Serenity.
A Time Capsule For My Daughter
SPEAKER_00And it's a gift to my daughter, Serenity Jane Bates, who is turning nine years old today. But this video isn't really for nine-year-old Serenity. This video is for Serenity when she's 20, when she's 30, when she's 40. It's for every version of her who may one day need to turn this on and remember exactly how her dad I felt about her. Because I won't be here forever. And while that's difficult to say out loud, it's the truth for all of us. I wish nothing more than I wish I could sit down and watch a video of my dad talking to me today. And there's eventually going to come a day when she can't call me. She won't be able to walk into the room and give me a hug. She won't be able to look at my face and immediately know what I'm thinking. So I want her to always have this. I want her to be able to press play and see me, hear my voice, and know that her dad was so unbelievably proud of her, that I loved her unconditionally, that she changed my entire life by just simply entering it. How She Changed My Life
SPEAKER_00you. In 2017, you came into my life and you literally became my serenity. Not just because that was your name, because that's what you gave me. You calmed me, you brought something into my life that I didn't even realize was missing. When you were born, I became complete. You made me a girl, Dada. And I don't know whether I could ever fully explain what that has meant to me. Before you, I didn't know what it would feel like to have a daughter. I didn't know how different the connection would be. But from the moment you arrived, there's something between us that has felt completely natural. Like we always had known each other. Our relationship is special because of how similar we are. Sometimes that means we understand each other better than anyone else could. And sometimes that probably means we know exactly how to get it on each other's nerves. But even when we don't say anything, we communicate. We can look at each other from across the room and have an entire conversation without speaking a single word. Facial expression, a raised eyebrow, one little smile, and we both know that connection is one of the greatest gifts I've ever received. And as you have grown, I've had the privilege of watching your personality begin to reveal itself. Not the personality someone else told you to have, not the person the world expected you to become, but who you truly are. You are caring, you're kind, you're thoughtful, you're funny, you're intelligent, and you're becoming a leader. I've watched you inside your dance company. I've watched you treat the other dancers. I've watched how you carry yourself. I've watched you lead without needing to announce that you are a leader. And that's one of the most powerful forms of leadership there is. Leadership isn't always being the loudest person in the room. Sometimes it's making people feel welcome. Sometimes it's encouraging someone who is nervous. Sometimes it's setting an example through the way that you work, the way that you prepare, and the way that you treat people. And you have that inside of you.
Brave Enough To Perform Alone
SPEAKER_00This year you stretch yourself by doing your first competitive solo. And the song was called Born to Be Brave. I don't think there could have been a better song or a better title for who you are becoming, both as a dancer and as a person. Being brave doesn't mean that you're never scared, means you're willing to step forward while you're scared. Means walking onto that stage all by yourself. Means trusting the work you've put in, means allowing people to see you try. And it means understanding that you might not be perfect and doing it anyways. That's courage. And every time you make the decision to challenge yourself, you're building something inside of you that nobody can ever take away. Your confidence will grow, your strength will grow, your belief in yourself will grow. There will be moments in life when people underestimate you. There will be moments when someone tries to convince you that you aren't capable. There may even be moments when you begin to doubt yourself. And when those moments come, I want you to remember the little girl who walked onto that stage and performed her first solo. She was born to be brave. And she is still inside of you.
Protect What Makes You Different
SPEAKER_00There's something else about you that I hope never changes, and I don't think it will. It was a resplendent quitzel. Some bird. I don't even know. And I'm actually like a bird freak. You were built different, baby girl. And I mean that as one of the greatest compliments I could ever give you. My wish for other people is that they find something in this world that they care about as much as you care about animals. Something that creates that level of curiosity, something that makes them want to learn, something that they could talk about endlessly because their eyes light up every time it's mentioned. I hope you protect that part of yourself. The world will sometimes try to make you feel like caring deeply is embarrassing. It isn't. Being curious is not embarrassing. Being passionate is not embarrassing. Being different is not something you should ever apologize for. Do not shrink the things you love just so other people can feel more comfortable. Don't ever let anyone tell you that you're too much, too different, too emotional, too curious, or too passionate. But who am I kidding? You are the definition of serenity. You are untroubled, steady. There is a quiet confidence inside of you. You might not always recognize it yet, but I see it. And I hope that as you grow older, you understand that your softness is not weakness. Your kindness is not weakness. Your love for people and animals, that's not weakness. Those things are your strengths.
Kindness With Strong Boundaries
SPEAKER_00But I also want you to understand that being kind does not mean allowing people to mistreat you. Being caring does not mean sacrificing who you are to keep everyone else happy. You can have a soft heart and strong boundaries. You can love people and still walk away from anyone who refuses to respect you. You can be peaceful without becoming passive. I hope you always know your value. Not because of how well you dance, not because of what awards you win, not because of your grade, your career, your accomplishments, or how much money you make. Those things may be become parts of your life, but they will never determine your worth. You were valuable the moment you entered this world. You were valuable before you accomplished anything. And there is nothing you could ever do that would make me stop loving you. You do not have to earn that as love. You already have it completely, unconditionally, and forever.
Unconditional Love At Any Age
SPEAKER_00Maybe you're watching this at 20 and trying to figure out what you're supposed to do with your life. You don't need to have everything figured out. Maybe you're watching this at 30 and life hasn't gone exactly the way you planned. Well, plans change. That doesn't mean that you failed. Maybe you're watching this at 40 and carrying responsibilities that nine-year-old you couldn't possibly imagine. You're stronger than you think you are. Whatever age you are, whatever season you're going through, I want you to hear Dada tell you this. I believe in you. I am proud of you. And I love you unlike anything I could ever explain with words. You brought peace into my life. You brought joy into our family. You gave me a relationship I didn't know I needed until you were here. One of the greatest honors of my life. Watching you grow is beautiful. Even though part of me wishes I could slow it down. I know nine becomes ten, ten becomes sixteen, sixteen will become twenty. And before I know it, my little baby girl I'm speaking to today will be a grown woman building a life of her own. Oh, you're probably gonna take my job. But no matter how old you become, you will always be my baby girl. You will always be my serenity.
Birthday Promise And Goodbye
