Okay, we didn't have like a second home, but in the end, the last three years I have been living here.

Before we were coming and going, and you know, yeah, but last three years we have been living here.

And what's got you wanting to sell right now?

Okay, my husband died last year.

And um, I don't have any reason to stay here. My family only Washington estate, and I want to move there.

Okay. All right, and why haven't you considered a real estate agent to sell it? Have you thought about that?

SPEAKER_15

Uh yeah, but um the thing is this property has to do has you have to do some fix it up. Okay, and I don't have the money and I don't have the time.

SPEAKER_16

Gotcha. Well, that's the perfect type of property that I like to buy. The problem is, is for me to buy a property that gets fixed up, then I gotta resell it and you know, all the things, I'm gonna need to buy it for a discount for cash. And 370, that's probably about market value. You know, like that's what you would get if you hired a real estate agent and paid commissions and fixed some things up. And so I wouldn't be able to pay the 307. I can help you out and get it done, and we can close when you want, I can buy it as is, handle everything, make it super fast and easy for you, but I would need to get a deal. Does that make sense?

Uh yeah, makes sense.

So, do you owe anything on this? Do you have a mortgage?

Yes, I do.

What's your balance on this?

How much are you hoping to walk with after you pay that off and have cash in your pocket?

What's like your magic number that could get you out to Washington and at least 170, something like that?

Okay, that puts you back up there at the 370. Because honestly, for this property, given where it's at and the work it needs, I probably need to be more like 270.

Yeah, no, it's too low.

Yeah.

I mean, I have a company who already offer me a 3TD.

Yeah. I only five acres. The view is beautiful. The place is very natural and very, you know, everything is, and you come to the house and it's it's gorgeous. It's only a few things that you need to fix it, and it will be the pool, and the and the pool um vinyl, it will be three thousand dollars. And um, you have to if you this house has um uh pool house. We're supposed to make a pool house, but you we only put it in and put the roof on it, nothing else. But we have the permission and all these things, and you can make you know, a house, I mean an extra house, it's a little smaller than this one, but with the with not much money because everything is already there, right? And you know, it's it's it's painting basic. What we need is painting and finish, and you know, because the foundation is very good and the house is strong, and it's a big house, and it has a lot of proteins. It's it's a mean if this house is not that that far away from Tennessee, I will keep it. From Washington, I will keep it. It's only I have to, you know, the people can retire here beautiful and easy because it's we are 20 minutes from uh uh Watoga Lake, and it's the biggest lake in Tennessee, and they make these make electricity for three states, it's a huge lake. We are very close to uh Boone, North Carolina, it's a college school, college town, and it has beautiful things, and you know, a bunch of stuff. And in the other side, you go to Damasco, and it's a uh a tourist attraction with the bicycles and all these things. I mean this is in a place when it's like a gem hiding. This when this explodes, everything will be crazy because these taxes I pay $700 a year in taxes. I mean, this is so so simple, so easy life, and it's so cheap. And like I say, I have I will cry the day I leave this place.

Yeah. Well, man, you're you're are you in sales? Because you that was really good. You explained it y'all.

No, basically I have been living here and I really appreciate what we have here. Yeah, and it's it's like a it's this is hiding from everybody. You know, the people come here, they become in love because the views and all, you know, I have I have deers in my in my front yard, I have uh turkeys in the you know for for um Thanksgiving, you know, wild turkeys, I have you know, a bunch of animals, beers, you know. This is beautiful.

Yeah, sounds like it. I I live in um I live in Knoxville area, so I'm not too far a couple hours from you.

Yeah, you gonna come and see this? Is beautiful. This is a beautiful place, and if you put um I I believe this is the only place that they have in-ground pool.

Yeah, that's nice. It's got the pool. I see that. I'm looking at other five-acre lots.

Uh-huh. And this has a um a pool, a pooling ground, but it didn't change the liner.

This is uh, you know, we pay 80,000, 85,000 between the pool house and the pool.

Well, and uh let me ask you 215 for the house. Uh we already put 300,000 here. And I think so. 10 it will be you know, 15, 10, uh, 10, it will be the only thing that I will increase. I don't think I asking for too much.

If you account that, you know, we make uh uh this without accounting the two-bedrooms that we make in the basement.

So, Eddie, tell me about this offer you got for 330. Who was that from? Was that from an investor?

I can't tell you.

Well, you're not you don't have to tell me their name, but like, was that another investor?

SPEAKER_15

Yes, I told him that I don't because he said, I don't want anybody to know my information because you know you have to keep it, that is what I wanted.

No, I don't I don't want our information. I want to know why you didn't take that 330 offer because that sounds like a good offer.

SPEAKER_15

Yes, because I wanna, I didn't mean he was the first one who called me. I mean, I see the ad and he was the first one who called me, and I was like, wait, I wanna, you know, I don't I don't know this business. I don't, I never sell this thing, it's not my first sales.

So you're shop, you're shopping, you're shopping for pricing.

SPEAKER_15

Shopping for pricing at the you know, if he's willing to give me that, why not a little bit more? You know, this is the one I was thinking of.

I would say no, I would say, I mean, I'm looking at a comp right now that's for 345. I see another one here that's really nice for 380. That's got some barns and some outbuildings and things.

I mean, I don't think access they have.

SPEAKER_16

How many offers do they have? No, these are five. I put minimum five acres. So it has five acres. Might have more. Let me look. Um, I just put a minimum of five acres in my filter.

Okay.

But I'm just saying, yeah, 8.78, 8.78 acres. And it's and it's in great condition and stuff. I mean, I I guess what I'm saying is where you're at for 370, that's not that's fair. That's probably market value. You could get that if you were willing to spend the time and effort and and probably pay some commissions and things. But an investor whose cash is going to be down there, you know, I they're gonna be at that 330 number. I'm even lower than that number because it's out there. I gotta invest the time to go out there and and do all the work to try to flip it, right? So I got to. Buy it at a discount. I can't pay anywhere near market market value. So I would if if I were you, I would take that 330 offer. If that's cash, close quickly, as is, I think that's a great offer.

I mean, I told him for me next Monday. So when so if he falls through, yeah, I get that. I get that. But I'm just saying you're my tail call.

Well, now you've got two data points. I'm under 300. You got a 330, you got a 270, you know. So I don't know how many more bids you want to get, but you're starting to get in some, you're starting to get feedback from the market.

I would say 330 was a sh was a shot from the hip. I don't I don't think an investor can pay 330.

I don't know. Because it doesn't leave a lot of room. I would get it in writing. Here's what you do.

Here's what you do, Eddie. Say put it in writing and be and are you willing to put down non-refundable earnest money? Like let them let them look at it. Like if they want to do due diligence, that's fine. But I always put down non-refundable earnest money after my due diligence. So if I don't perform, you keep my earnest money.

Oh, it's just it's a deposit up front before closing.

SPEAKER_15

Okay.

It it lets you know if the buyer's for real.

SPEAKER_15

So what I do is let's say, let's say I said 270 and you said yes. I would need a few days to get out there. I'd send my guy out there, we do a walkthrough, I'd make sure I like what I see as long as everything checks out. Then we go to a closing. Let's say the closing's 30 days later, right? Between post inspection and closing, you're gonna be basically under contract, so you can't sell it to anyone else. I would be willing to put earnest money down. That's money that's held in escrow. If I default, you keep my earnest money. See, a buyer who's not a real buyer will won't ever put down earnest money because they don't want to put anything at risk.

And I won't put anything at risk either unless I'm confident in the deal. Like I gotta like the deal. And and so that's the process that you want to think about. So when someone says, see, what a lot of people do is they say 330, but then they don't actually, they're not actually gonna pay 330. And then I'm not saying everybody does this, but they might string you along, and that would be the worry was that they're not really for real.

So my guess is if someone told you 330, they're not a real buyer because I don't I don't know that that I don't see how that number can work for an investor. Now, retail, yeah, that's a great deal for a homeowner, probably, but uh it's yeah, this is this is my my next thing. This I know, but you're talking and my but Eddie, you're talking you're talking, you're talking to investors. So you got two different people. You got investors, they pay cash, but they got to get a deal, and you got homeowners. Homeowners will pay retail or slightly under. So you're you're talking to the wrong crowd. You if you want full price, then you got to get an agent involved and go through the whole process. So you want you want the you want what every Eddie, you want what everybody wants. You want the retail price from a cash buyer, and you don't get both.

In the perfect world, you got both, you got retail and cash, but that's not reality. Reality is an investor's got to get a deal. So here's what I would do. I would say talk to some more people if you want, but I would call back that 330 and say, hey, can you put it in writing? And are you willing to put down earnest money? And if they say yes, then then get it in writing. Because I think that's gonna be your best deal, at least so far.

Okay, I will check it out and tell them and see what they but save my but save my number.

I can't tell you how many times I do calls like this, and then you call me back in three weeks and ask me if my offer still stands or a month or two months.

Oh, yeah, I said 270.

Yeah, I mean, I might be able to come up a little on that, but I'm gonna be under 300. Okay, but I'll close, I'll close next week for cash if you want. You know what I mean? Like, I'm uh I'll do it. Uh I've but it but you gotta give me a deal, that's all.

Ah, I know makes sense. Let me let me find out. You know, I will start with the highest bid, and after this will I will go down and see. Okay, because because one of um of the realtor of town, they told me we can we can uh um put it in the market the way it is for 370 and see what you get.

Yeah, that's what an agent. I mean, that's what all agents will do. They'll say, you know where he's getting that? The Zillow number is 380. So here's what an agent will do they'll say, Eddie, I'll tell you what, I think we can get 370, 380, they'll tell you 450, they'll tell you any number you want to hear. You tell them the number, and they'll say, Yeah, because guess what? It does there's no risk to the agent. They put it on the market, then nothing happens, they come back to you and say, Hey, what you want to do? A price reduction. There's no skin on their nose, off their nose, if it doesn't sell.

So I know. So you gotta you gotta know what you're up against and just make good decisions. Okay, and own your choice. That's all. Own your choice. Like if you don't sell it to an investor or you take a risk with someone who's you don't feel good about, then you might have a bad experience, but you know, own your choice. Okay, see, I'm not the cheapest guy, but I perform. Or I guess I'm not the I don't pay the I don't pay the most, but I perform. I am the cheapest guy.

Earnest Money And Buyer Proof

So, question, RJ, you know, why not a novation? I mean, she's smart enough to, she's already talking to agents. I mean, what am I gonna do with a novation that an agent she can't already hire an agent to do?

Well, my question would be why would you do a sub two or an ovation? Right, you wouldn't. Why what's what's the play there? Just because you can do it, just because you know, I mean, I'm not gonna overpay just because I do a subject too. What's her exit with the sub two? What's her benefit? Yeah, does she even have a mortgage?

Yeah, at the time that I hadn't quit my job, me and my husband had started going into a divorce. So I ended up, even though I was a burger when I put the payments on everything that I had, and then of course it was spending as well.

Okay. Because to be honest with you, just looking at the area, the highest a property is sold in three-quarters of a mile is $400,000 for a house that was three hundred something square feet bigger than yours.

Um, and if your house needs floors and total uh at a retreat, so they're all about the same.

Right. Um my point being is that it's it's basically a $350 to $400,000 neighborhood. And if you owe $360,000 and the house needs work, you and you're behind on payments, you're you're kind of upside down on the property, um, which means you should probably explore doing a short sale. Um if there was a financial hardship there, like a divorce, lost job, um, those things can absolutely um trigger what's what's referred to as a short sale. Um, that being said, uh that's not something that I could help you with. Um I'm a I'm an investor.

I have a lady that's working with me. She's a realtor, and she would ask me to ask my um mortgage people would not be able to do a short sale and they told them everything that she would need to do to for us to do that. Um they said that she would have to list it or something like that. I kinda someone but my my boyfriend was um planning to basically help me out and see like instead of sitting around waiting for her to see what we could do with somebody else. When I told him it's also a veteran's loan, so I don't think he I don't think he really understands it when it's a VA loan, it's not like real loan.

Yeah, you need a short sell specialist that's a realtor. There are there are realtors that do short sales, and then there's others that are just traditional realtors. Um I can I can text you over a phone number for a gentleman that that I would recommend that you could reach out to. Um his name's Matthew Potter. But um you need somebody that specializes in short sales because they'll walk you through how that process would work.

Yeah, that's that's where we're at right now with my realtor that I do have. He he's ready to speed stuff up because he thinks everything here is going out of hand and it's saying you know, I'll be put out on the streets or then. So Right. Right. Well, regardless, the uh the foreclosure or the the short sale foreclosure, either one of those you're gonna be moving out. Um, and neither one of them you're gonna walk away with cash in your pocket. Um so that that's kind of the reality of of what you're looking for.

According to him in a contract according to him what he's in the contract is I'm guaranteed my 80 grand and at the end of 60 days I think it should guaranteed your 80 as long as a buyer comes in and buys it for whatever price he accepts he just said that's it in 60 days you want it to be on the sale do I get my money he's yes I get my 6000 yeah but I haven't seen the contract I haven't read the contract you know what I'm saying so well be very careful because when you go to do this you're gonna be signing either power of attorney or an attorney in fact and he's probably gonna bury it inside of that contract. So be very careful before you go sign something where he's gonna go list it on the MLS because that kind of removes you from the equation a little bit. Yeah he has to pay you the eighty but it doesn't mean he has to accept the offers that come in he can kind of hold out and wait on the number that he wants to get now there's a time frame On that, it would be that 60 days. That's a pretty fast turnaround, to be honest with you, for a novation. More often not, they want more time. That's why I'm curious. I mean, did he use the word novation?

Oh no, I these 3435 houses three years ago, we sold all of those, uh being another guy. But uh I know some folks uh have a system where they automatically uh checking up when they check an account. Well, we had houses 10-15 years ago, so we always picked up the money.

Gotcha. I understand. Um, well, just taking a look, I mean I'm uh I'm also an investor, kind of like you guys. So walk me through. If I if I were to give you 80, um kind of boy, how do I how do I make uh make this a solid investment for me? How do those numbers make how do those numbers make sense for me?

Uh the house is like the house is a free house, is appraised for eighty right eighty thousand right now. Uh the houses in an area on which that was a website, but when you check your comps on the houses in an area, they go on between a hundred and a hundred and twenty thousand in a million. Uh so only reason we said round eighty because we sell it as is.

Okay, when you say as is, how much work do you think it's gonna need?

I don't think it needs no work. The only thing I can see what we usually do if I had to buy a house, I'll put a new turn edition and heat system in, which the one in there worked, but it's old. Uh just put a new roof on it maybe three years ago. Uh um wait someone. A three, hold on one minute, sir.

Uh it got salmon paint, it got salted on it, so it don't need painting unless you the plant will change the whole car. It don't need painting, and it got a good uh wood, uh a towel for the house, and uh I think maybe one room have carpet. And maybe uh I'm not sure how much wearing curve uh in a room, they need the carpet change out of it, but other than that, everything's good.

If you had to flip it, uh if you put your earning mission unit in, and uh I'm trying to think of gun cook. Anything else would be like just say painting the cabinet instead of replacing the cabinet, unless you want to invest that kind of money in it, use it for we can invest stuff where you can do as it's possible, uh as in painting it uh the cabinet because it's the original cabinet, and they'll make a whole new book in the house and uh just cosmic.

Oh, uh you don't you uh the people that uh uh you get kids at that house, only reason we was getting a low rent because we had some elderly folks there and they've been there so long. And we was getting around, I think, um around nine, nine fifty, we was getting uh rent for that. But if you look at the cup of what anything in that area right there, uh you can easily get 15 to 1800 for a three-bedroom again and one bath. And a lot of we didn't deal with session eight folk anyway. A lot of folks used to come to me about that getting rid, hey, I got a $1,500 voucher. Um, can you take session eight, you know? So to each its own.

Right. I'm looking at the I'm looking at what's available right now just in that little neighborhood.

Looks like if you're looking at the cover that neighborhood, you got two houses up from us, they just uh rehab, they that's uh 13 something thousand, I think. Right right in the front of us on Ashburn, they just sold it to uh I'm not sure 113, 115. They got another house on um on the chain, they missed it 100 and between 115 and 120,000. Um so you got a lot of like I said, it depends if you get one house to house the morning, and a lot of the houses I just told you about may not even have a dead. And a lot of them may have a hundred square feet, just gotta have a hundred square feet, and uh every time then you may run into a house one car, don't have a car for the rod, but they don't have a dead, we do have a dead. So if you deal with houses and oranges, uh it's a good technique. I'm gonna deal with investment because like I said, a lot of people uh if I was getting a house out with the houses we had, 34, 35 houses we had, we didn't get it to flip. Uh we got it, we would buy houses because old houses went up. And uh we kept tennis for 10, 15, 20 years, everything. You know, so we weren't flipping houses. So clipping, clipping and renting out different things. You know, and I tell them, you know, uh because of house everything is the houses we were saying uh 1200 square feet or sixty thousand, those same houses cost 130 to 140,000. And so I said if I had to get back in that meeting, I couldn't get back in the meetings because the houses bought this to a system. We would buy a house for 15, 60,000 cash. But those same houses could work for 120 to 140,000. If I went there, pay that kind of money playing business problem.

Yeah, I mean, it's all I mean, but dude, people that are buying houses nowadays are gonna say the same thing 20 years from now. I was buying the houses for 120 grand, now they're worth 250, you know.

It wasn't our gold uh deal with it. It was uh something and the houses we sold, if we had to say the same, if we had to sell the same houses today, we may just say we uh we sold 35 houses, made 2.5 million. Okay. If we had to sell the same house today, we probably could make five years. Because we sold it as poll, the houses market went crazy. We sold it about it took about five to six years ago. The houses went crazy.

Um so if you had to divide that into thirty four thirty five thousand uh into two point five million, you probably say, okay, now each house of seventy thousand with uh uh C T 15 houses was worth maybe between a hundred and twenty hundred and twenty thousand, but we sold it in a package. We sold it was a whole package unit. So uh we just uh quick saving us.

Gotcha. So what's what's the reason why you're selling is this like the last property left, or do you guys have multiple properties that you're looking to sell?

No, I got a friend that buy a house and he didn't say uh he won't sell this fund, but this my mom's house, and uh she already she got another house, and so we've been rid of this house now for the last 20 years. And uh only reason we never sold it because of the older people that was in it, and we didn't want to put them out, but then when they decided to easily sell going to a nursery house, uh uh assistant definitely she said, okay, let's go ahead and get rid of it.

Okay. So I I like the property itself. I do think just on on my side, to kind of give me a little bit of room to navigate, I would like a little bit of a better price. Um, are you guys negotiable at all off that 80,000?

Well, uh dealing with business, everything is negotiable. Everything is negotiable. Um I'm in a situation like you when I bought out. And then Kev, Kev, get the price we ask it. Kevin, what you offer.

I would I would prefer to get it in the in the 60s.

Okay. Uh at this point, it's not the 60s. In other words, I got a niece dealing with investors too, and right now she's dealing with several investors. Uh, and she got uh she called me today and asked me about around 75,000. And I told her uh if she could get it to 75,000, and we close within seven to ten days, so we'll we may go that route. So it's it's uh she already got the investment slag up, but it's nothing in the country at this point.

So your niece has another investor that offered $75,000 today.

She's in the set in the set around $75,000 as an investor. The one she got seven investors, but the one she told me about saying, Hey, uh, I got some stuff on home. I got he got penthouses, but he has uh uh if we had waited until the full of August, uh he would like to get it. And I told her, if that be the case, we'll do a contract with him and saying, okay, you didn't take ownership then, but it'd be the end of the month before the people go out. So uh she hadn't gotten back to me on that yet. But she got but she that was just one of her investment investors. But she said she got uh she worked for a real estate company, but she got several investors that die house without going to uh without putting it on the market, so it's it's not on the market.

Right. I mean that's that's what I am right. Okay, yeah, I mean I I would I would need to get this somewhere in the $65,000 range. That's that's where I would need to be. Um, I mean, if if the niece has investors that she's calling and and they're they're making offers and that's what you guys want to do, then I mean obviously that's fantastic for you guys. But for me, just based off of what I'm seeing, I would need to be in the $65,000 reach.

I mean, he had to know that I was gonna come in, and then all of a sudden it's well, there's a my niece has these investors, and she works for a real estate company, and I I don't know. So honestly, to me, it sounds like the niece is wholesaling. That's kind of how I ran into it. It's like the niece is is preventing this from buyer, and that's a tired landlord, right? Uh well. It was his mom's house. Mom moved out. Our mom is, I guess, in a place where she needs to sell this. It's her last one, and there's people living there now, they're moving on, and so it's the last one of her houses. So I I mean the other thing is, is I'm looking at the Google Street View, and it just doesn't look as good as some of the other properties in the area. And so when I'm talking about the den and the additional square footage and all that, I mean I don't know. I felt like that one was gonna be a tough one on my team, too.
