RJ Bates III, affectionately referred to as the Viking Wizard by his students, started his real estate investing career in 2014 after attending a real estate education program that put him $65,000 in debt. RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. He has won back to back Closers Olympics earning him the reputation as the King Closer! Finally, RJ and Cassi DeHaas, his partner, have started their education platform called Titanium University.

When Potential Stops Impressing
SPEAKER_00There comes a point when your potential stops being impressive. Eventually, people need to see what you did with it. Potential sounds like a compliment. You're talented, you're smart, you're capable, you can build something incredible, you can change your family's life, you could become one of the best. That feels good to hear, but potential is only flattering in the beginning.
Potential Turns Into Debt
SPEAKER_00After enough time passes, potential becomes debt. Because every gift you refuse to develop creates an obligation. Every opportunity you waste, well, it adds interest. Every promise you make and never act on increases the balance. You keep talking about who you could become, but our lives are determined by what we actually do, not what you intended to do, not what you plan to do, not what you know you're capable of doing. What did you execute? That is the question.
Protecting The Fantasy Of “Could”
SPEAKER_00Some people protect their potential their entire lives. They never fully commit because commitment creates the possibility of failure. As long as they never truly try, they can keep telling themselves they would have succeeded. They preserve the fantasy. I could have built that business, I could have gotten in shape, I could have written that book, I could have repaired that relationship, I could have been great, could have, should have, would have. Those words are where potential goes to die. You would rather be admired for what you might actually become than judged for what you actually produce. That was cowardice, disguised as
Execution Beats Talent Every Time
SPEAKER_00preparation. At some point, you have to stop researching, stop reorganizing, stop waiting for the perfect opportunity, stop asking for one more sign. You already know what needs to happen. You're not confused. You're avoiding the moment when your ability gets tested. Because once you take the shot, you lose the excuse. The idea might fail. The business might struggle. The content might not perform. You might look in experience. You might discover that you're not as good as you thought you were. Good. Now you have something real to improve. Reality is more valuable than the fantasy you have been protecting. You cannot build a life with theoretical talent. Potential does not pay your bills. Potential does not create freedom. Potential does not repair your health. It does not make your family proud. Potential does not change your circumstances. Execution does. You can have less talent and still win through consistency. You can have fewer resources and still win through urgency. You can start late and still win through discipline, but you cannot repeatedly refuse to act and expect your life to reward you for what exists inside of you. The world does not owe you credit for unused ability. Nobody gets paid for the business they almost started. Nobody becomes healthy from the workouts they consider doing. Nobody builds trust for promises they meant to keep. Nobody creates a legacy from ideas that never left their head.
Regret Collects And Action Starts
SPEAKER_00Your potential has been making demands on your life. It has been asking you to become disciplined enough to carry it, focused enough to develop it, humble enough to be bad before you become great, and brave enough to be seen trying. And every time you refuse, the debt grows. Eventually, regret comes to collect. And regret does not care how talented you were, it only shows you the life that was available and reminds you that you never stepped into it. That is a brutal way to live. Knowing that you had more, knowing you were capable, knowing the opportunity was there, but you kept choosing comfort over proof. So stop protecting the image of who you could become and risk finding out. Put the work in front of people, make the calls, have the conversation, take the first imperfect step, then take another one tomorrow. Expect to fail. Your next move does not need to be brilliant, it needs to be real. You do not need another speech about your potential. You need evidence, you need receipts, you need a body of work that proves you finally stopped negotiating with the person you were supposed to become.
Potential Becomes Responsibility
SPEAKER_00Because potential is not an identity, it is a responsibility. If you keep refusing to use it, one day the word potential will no longer sound like praise. It will sound like an accusation.
