Welcome And Today’s Game Plan
SPEAKER_12What's going on, everybody? Welcome to the special Tuesday live with myself, RJ Bates III, and Mr. Jerry Norton. What's going on, Jerry? Not much. How are you doing, RJ? Pretty good, man. Excited for today. Rocking some property leads. We're gonna be working the Metro leads. So hopefully we can get some good deals. How's the farm life? Good, busy. Are you more busy being a farmer than a real estate investor, or a real estate investor over farmer?
SPEAKER_17Some days I don't know.
SPEAKER_12Jerry was just telling me a story. He's got a house that his team's dispoing, and uh buyer showed up and the lockbox is uh empty and the keys are gone. That's always fun.
SPEAKER_17Why? Just why? Come on. So now I tell every buyer I say, hey, listen, I'm not there. It's a lot of work for me to get it, you know, access. I got a lockbox, I got a key. Please put the key back in the lockbox and lock it up, turn the lights off, please. Oh, yeah, yeah, yeah. Of course, of course. Sure enough.
SPEAKER_12So now what do you do? Do you just like reverse engineer and start calling all the previous buyers?
SPEAKER_17Yeah, dreaming them
Lockboxes, Missing Keys, Buyer Headaches
SPEAKER_17out. I think you know you got my keys? Yeah. The one that's the one that's most interested in be like, hey, by the way, can I have my key back, jerk?
SPEAKER_12Your your EMD is now 10,000 hard, not five.
SPEAKER_17Well, it's funny because it's you know when they're hot, like it's you always know when you have a good deal, but everyone's jumping all over it. And so uh this buyer that went out there, they're like, uh they're the one that told me, hey, keys missing. And they're like, but you know, we were able to look in the windows. I think we're good to go. You know, I'm like, yeah, I bet you are.
SPEAKER_12So property leads provided us with some metro leads today. These are $75 leads. Uh normally Jerry likes to start off with the tired landlord. I'm I'm curious. Are are we getting rid of this? Are we are we moving away from the tired landlord life? Um, well, no. Not necessarily, but I don't see any on here. Do you? We do not have any tired landlords. Ha ha, they're forcing you to move away from it.
SPEAKER_17Did you tell them that, RJ?
SPEAKER_12Not to put any I did not tell them that.
SPEAKER_17Okay. Well, I guess we're gonna go with uh 22.
SPEAKER_12Just going straight to titanium 22 right there. Yeah, you go. Why'd you pick emergency reasons, the cosmetic updates? Was it because it's Ohio or what was the deal?
SPEAKER_17Just it said emergency and ASAP. Yeah. If you guys don't know, they give us some detail here. We get we get obviously first name, last name, address, you know, we get phone number, email. Um, they provide like some bed bath stuff, and then what RJ and I look at is repairs. I think there's a drop-down menu when they fill these forms out, so it's typically what like cosmetic needs work, remodel. What are some of the other ones? Uh full gut needs everything. Yeah. And then reason for selling. Yeah, full guts are great. Reason for selling, usually it's like the one the one I don't like is relocating. I hate that one. I shouldn't say I hate it, but it's not the best reason. Uh sell without an agent, foreclosure, divorce, emergency reasons is one of them. Inheritance. What else are there? I think those are the majority of them. Yeah. But there's one that says they don't say tired landlord, but what do they say? They say something along those lines. What do they say?
SPEAKER_12Vagant house, uh non-compliant tenant or something.
SPEAKER_17That's not the yeah. And then they have a time to sell.
SPEAKER_12Non-performing tenant. That's what it is.
SPEAKER_17Okay. And then they have a time frame to sell, which is like 30 days, 60 days ASAP, no time frame, whatever. So what the strategy here is, is you're trying to, I mean, you're trying to identify high motivation. You don't know for sure. Sometimes they'll they'll say things that don't really seem like there's much motivation, then you end up finding out there is. I think at the end of the day, you just call them. But when you're when you're spending money and you're buying these, do they allow you RJ? I can't remember. Do they allow property?
SPEAKER_12This this is just whatever you get, you get. Okay. So on these, I mean, we can be picky because we have a list. Right. Yeah. Timing-wise.
SPEAKER_17And just so everybody knows, the way the show works is um RJ and I both know there's contracts in this list of 35 or 41. The goal here
How We Screen Leads For Motivation
SPEAKER_17is that I find all the highly motivated ones and get contracts, and RJ gets like all the answering services and like the retail buyers, retail sellers.
SPEAKER_12That's how that works. That's why I always let you go first. All right. You're gonna you chose this. Yeah, yeah.
SPEAKER_04So I can tell them they have to do a short sell.
SPEAKER_17And the and uh, by the way, that they they missed payments for 18 months in the auctions on Friday,
First Call Gets A Signed Price
SPEAKER_17right? Hello, hello, yeah. Hi, is this Jessica?
SPEAKER_08Yes, it is.
SPEAKER_17Hi, Jessica. I'm calling about your property on Charles Avenue. Yes, sir. How are you? Good, good. Understand you're looking to sell that. Yes, sir. Awesome. Well, love to take a look at it, see if I can help you out here. Tell me a little bit about what's going on. Do you have a price in mind you're hoping to get?
SPEAKER_08Um, ninety thousand dollars. Okay, it's a four, it's a four-bedroom, two-bath house. Okay, a full attic, full basement.
SPEAKER_15Okay.
SPEAKER_17What um what's got you thinking of 90? What what why do you need 90?
SPEAKER_08Well, it we bought bought it for 50. Okay, and we put we put we did the driveway, we did some painting, we did a lot of stuff in here.
SPEAKER_17How long ago did you buy it?
SPEAKER_08Two years ago.
SPEAKER_17Okay, and what's got you wanting to sell now?
SPEAKER_08Emergency and stuff.
SPEAKER_17Okay, you have a place to go though, like if we close on it, you'll be able to move out by the close date, yeah. Okay, and if we could agree on a number there, if we let I don't know if we can, I gotta take a look, but if we could, are you prepared to sign an agreement and move forward?
SPEAKER_13Yes, okay.
SPEAKER_17So you'd like to get 90 for this. Um all right. Tell me a little bit about the condition. You said you did some work on it, but if I were to buy it as an investor, what I what would I need to spend money on to fix it?
SPEAKER_08My husband knows more than I do.
SPEAKER_15Okay.
SPEAKER_08But he said the basement has to be sealed. And uh there's gutters that needs to be done because now they're I don't know what they're doing, but yeah.
SPEAKER_15Okay.
SPEAKER_08That's that's the main thing.
SPEAKER_17Those are the main things. So what about like what about like roof and windows?
SPEAKER_08Oh they're they're new windows and stuff. Roof is half slate and half slate and half single but it don't leave, it don't leave nothing.
SPEAKER_17Okay. Well, um, and you're a two-story 18, 1700 square feet, four-bedroom, two-bath. Is that right?
SPEAKER_02Yes.
SPEAKER_17Do you have a garage? No, no garage. Okay. I'm just looking at some numbers here, seeing what makes sense.
SPEAKER_09Oh, that you're fine.
SPEAKER_17Is 90 the best you could do if I'm all cash and I can cover all the closing fees, no commissions, close when you want?
SPEAKER_08I mean, like, what do you mean?
SPEAKER_17Can you do better than the 90?
SPEAKER_08Like 85.
SPEAKER_17Okay. Yeah, I was hoping to get it for a little bit lower than that. I'm just looking at some some sales in your area for other homes that are similar.
SPEAKER_08What about like what would you prefer? Let's ask that.
SPEAKER_17Okay, yeah. Give me one second here. I'm just running some numbers. I would probably need to be if I'm all cash. Well, let me ask you this.
SPEAKER_08How soon do you want to close as fast as possible?
SPEAKER_17Okay, is is like three weeks? Is that enough time? Yeah, that's not too soon, and you could you could be packed up by then.
SPEAKER_08I've already started packing.
SPEAKER_17Okay, you you're committed.
SPEAKER_08Yeah, that's good.
SPEAKER_17Okay. Are you gonna leave it clean of anything or are you gonna be leaving stuff behind?
SPEAKER_08Oh, I'm gonna be cleaning it.
SPEAKER_17You won't be, or you will be?
SPEAKER_08Oh, I will be cleaning it.
SPEAKER_17Yeah, so you'll leave it like broom swept clean when you're done when you leave.
SPEAKER_08Oh, yeah, yeah, yeah.
SPEAKER_17There's no like leftover furniture.
SPEAKER_08I'm not that ignorant, no, like some people here are in mourn.
SPEAKER_17Well, it's okay. I mean, I have I have some people that'll leave me, you know, 10 dumpsters to empty, and it's fine, but I just need to know.
SPEAKER_08All right, maybe a garbage bag that I forgot to throw in the bag. Yeah. Yeah, we ain't like that.
SPEAKER_17As long as it's only one garbage bag, not two garbage bags, then we're okay. I'm just kidding. Uh, I mean, we're not far off. I think if I could get a little bit lower, then I think we could put a deal together and I could I could close out in you know probably three weeks. That'd give me enough time to be ready. But I do need to be closer to like 70.
SPEAKER_08Okay, you can't uh is it possible you could do 75, or is 70 the best you could do?
SPEAKER_17What if we cut the difference? 72.5. Okay. Can we do that? Yeah, okay. 72.5. And I don't know what the date is in three weeks, but we'll just I'll look at a date, you know, probably like around the end of the month or something. If that works for you. So here's what needs to happen next. I'm gonna put together an agreement. I'm gonna email it to you. Once you initial and sign that right on your email, then we'll have a contract in place. In my contract, I'll have a few days' due diligence. I'll just need to coordinate my guide to get out there and do a quick walkthrough. And we'll do that in the next couple of days. And then as long as everything checks out, then I'll open escrow with a title company, I'll put down earnest money, and then we'll move to that closing a couple weeks later. Pretty simple. Any questions? Okay. Uh let me let me confirm I've got the right email. Uh, let's see here.

Quick Deal Math And Dispo Plans
SPEAKER_12property leads. It's kind of how it is with property. Well, what are the questions? I wasn't even looking. They were like, wow, that was so easy. Why aren't my property leads like this? What leads are these? Is this a cash or novation deal? I'm like, it's cash. Yeah. We rarely do novations. This is definitely a cash boy. It's a wholesale deal.
SPEAKER_17I mean, yeah, I've got a I've got a smaller comp for 145 in the in this on the same street, like night, like a nice one.
SPEAKER_12And it's smaller than our subject property.
SPEAKER_17Yeah, yeah, it's 1,300 square feet, and we are 17. Uh yeah. Another one. Yeah, so I like it. Good deal. I think that's a good deal.
SPEAKER_12So Tyler Osborne asked, I don't know if you saw this or not, but he asked at the beginning, he said, Hey, lock me up on an Ohio deal so I can dispo it during the live. Oh, and then go. And then you went and locked it up. So he said he's got a couple buyers in Warren. So if you want to shoot that over to him, let's see if we can get it dispoed in inside the live. I'm gonna text him right now the address. I love it. All right. I'm gonna call this uh foreclosure in uh North Carolina.
SPEAKER_17And hey, I want everybody to note here, RJ said he would not have called that lead.
SPEAKER_12I would not have. That was not the one that I would have picked. That's awesome. Uh Anthony, we just did a run of the numbers right there. He said he had an ARV or a comp, a smaller comp at 145. So assuming our additional 300 something square foot increases the value from there. And what'd you get it at? 72 something? 725, yeah. 725. I think it's a 1400 square foot property, probably needs 40 something, thousand.
SPEAKER_17It's 1700, 1717. Okay.
SPEAKER_15Yeah.

Evansville Rehab Story And Instant Contract
SPEAKER_12Hey, is Champagne there?
SPEAKER_07Who's this?
SPEAKER_12This is RJ Bates going about your property on uh Gum Street. Looked like you had uh filled out a form on my website about needing to sell that property.
SPEAKER_07Uh yeah, yeah.
SPEAKER_12Excellent. You you're still looking to sell it, correct? Yes. Alrighty. How much are you looking to get for it?
SPEAKER_19Um 25,000.
SPEAKER_1225,000. All right. Well, tell me a little bit about what you got going on there.
SPEAKER_07Um body body gutted out completely, which was a good thing. Uh you know, first-time homeowner. Um going into the project. Um ran uh all new water bonds, um, all new electricity, uh walls, insulation, with the kitchen and the dining room. Um it was originally a two bedroom, one bath. We turned it into a three bedroom, two bath, there's a bath up and down. And there's a half a basement. Um It was a project meant to be lived in, but things happened along the way the last few years to where I'm not investing no money. I'm leaving the state of Indiana next year, and I just want to sell and park ways with it. I've never lived in the home due to the fact that construction never got finished. Um let's see. Overall, the house is probably about 75% done when I say that. So the live room's fully done, the entryway is fully done, the laundry room is fully done. Um dining room's fully done. Both bathrooms need little Nixon the so the bathroom downstairs, it just needs a lot of like screwing down. Like it's completely done, but like the like the faucet and stuff, like it needs to be connected, and uh how the shower is down there, it it needs to be secured. Now the master bathroom upstairs, same with the faucets. Um one of the walls needs to be finished, and a window needs to be replaced. All three bedrooms upstairs are completely done. Um kept the original hardwood floors upstairs and downstairs. We just put carpet upstairs uh for the warmth. Um trying to think. The kitchen, kitchen-wise, the only appliance in there is the flats, the flats uh stove top, which is the island. All the cabins are up but one because didn't know where to put the last one at. It was kind of awkward um because where the refrigerator has to go. So yeah, there's no AC or furnace. No, there is a furnace, and there's yeah, there's a furnace in the basement. There's not an AC outside. That's what that is. Um, let's see, what else? The roof when we had it expected. It's a good roof, but someone else wasn't buying it. I they probably want to replace it. But never, never no leaks, no puddles, no nothing since I've owned it for the last four years, and the first two years being in there, like going full throttle with uh uh with redoing it all. Never had an issue with no leaks or anything like that, no holes. Um trying to think. We replaced a lot of the old windows downstairs because majority of them were being replaced in the process before the people that I purchased it from. Um let's see, front porch, the walk-up's been completely uh done. I'm trying to think. The backyard is just a big open backyard. No fence, no garage, but there's like uh where you can put like a garage or because it's a two, uh it's like a carport in the back with just a slab of concrete basically. And yeah, that's about it to the house. Hold on. But yeah, that's that's the house on gone.
SPEAKER_12Okay. How much would you anticipate dollar and cents wise is remaining on the the rehab?
SPEAKER_07Oh um I say about a good 20 to 30, just depending on what that person wants to do with it, because I know the your biggest purchases are gonna be that AC.
SPEAKER_10Right.
SPEAKER_07And uh whatever the person does kitchen-wise, everyone has their own thing when it comes to kitchen. Kitchens, bathrooms. I already know those are big vocal sell points. Oh, there is a working fireplace in there that we rehabbed, it's still in there. Um yeah, I say about 20 to 30,000.
SPEAKER_12Okay. You had this listed um October of last year, didn't you?
SPEAKER_07Yeah.
SPEAKER_12What happened there?
SPEAKER_07Um, it was just a lot of just I wouldn't say negative feedback. It was well, that last year I was asking weight. I was asking double for what I am now. So I honestly think that's what it was, too. Like I said, first-time homeowner, um, just bit off more than what I could chew at the time. Uh, two years moving two years later, um uh with one of my my original contractor guy, he ended up passing away. So after dealing with another person, that was uh a major headache. And it was more or less like who can I trust, who can I not trust, type of situation. Um then I just let it sit because I I had some emergencies come up. So I just the overhaul with me putting any more money into it, it just became a headache two years later, and finding someone that I can like actually trust like I did in the beginning, where I had a guy go in there and it was he was getting stuff done basically. It was never an issue, anything like that. Um but yeah, last year I really just felt like it was just I priced it high. I priced it, I think, like 60 or 70,000, and everyone that came and looked at it, it was more or less, well, we would have to spend money for this and spend money for that, and and that makes it go this, and then I don't know nothing about the market, never said I did. I was just looking at it as I don't know, uh like I did my basic research where my property's at right now in the up and coming area, and was just really comparing it to other properties around the area uh being sold and bought, especially with the condition that it was in at uh the condition it was at uh that it was in and everything, and comparing against that what other properties were conditioned at and stuff, and I was just like that's just what I had set it at. I was really just basically trying to reestablish the money I put in into it. And then, like I said, it like it wasn't negative feedback, it's more or less of a process with people. Well, you know, we can do it, like people kind of like want the like third party, like I could put this much down. No, I don't want to do none of that. Like I just want to wash my hands with it. Like that's what people just failed to realize, like I don't want to do none of that. I just wanted to wash my hands. So it's been like you said, I listed it back in October, and here we are almost a year later, and I'm just comfortable taking what I feel like is fair.
SPEAKER_05Okay.
SPEAKER_07So, so like that's a fair number for that for the big big old house that I have, what I've done for it, what I've done to it at that, and running the numbers of what needs to be finished in there, I feel like that it's a win-win situation for me. Plus, I feel like putting at the price that I have, it should go quicker now.
SPEAKER_12Right.
SPEAKER_07It shouldn't be, it shouldn't be no, well, no, no, no, no, no. I'm not doing no more of that because it with the house was at 100% just a straight move, and I know what that, I know what that potential market can be. I've done a lot of research and reading, so I'm just like, I'm cutting myself in the throat, but I'm really not because I'm I'm I'm able to leave with what I want and I'm able to move and leave comfortably, knowing that it's a great house. Like I know it can be a wonderful house for a family, and I just hate the fact that it literally just sits there unoccupied, and someone else can take over the project and potentially put a family in it because, like I said, it's a great block, it's a great neighborhood, it's a beautiful home once it's overall done because that I just paid off more than what I can chew, and that's just what the situation is.
SPEAKER_12Yeah, I'm looking at the pictures. Funny enough, I have pictures of when you bought it, and I have pictures of when you listed it last September. I have to commend you. You took on a whale of a project. I mean, this thing was gnarly. I mean, this is the kind of stuff that I tell homeowners like, I don't know. I mean this thing was down to the studs. I mean, you're so that basement literally looks like things of uh nightmares are made of. I mean, you got the sun coming in through the floor beams, and just golly, these pictures were scary. But you turned it into something fairly decent. I mean, I I can totally see where you are in the project where it's like, yeah, we've done a lot, but there's still like a lot that still needs to be done, too. Um some of the pictures, like I don't quite know what I'm looking at. You know, I'm I'm sure if I was in the house, I would understand it better just because of like the angle the picture was taken. But I mean, I see the new floors, the paint, the new doors. Um it looks like you replaced all the windows, the the kitchen cabinets. I mean, all that was new, right?
SPEAKER_07Yes, all brand new. Yeah.
SPEAKER_12Yeah, so I see the new plumbing. But it's like just the drywall. I see the the repairs that need to be. It's it's like we call it blue tape. When it's like you gotta go blue tape the contractor and be like, yeah, you're close, but you're not done. There's still things that need to be finished. Uh that's kind of where the project is. So this is unique because I normally don't get to see all the different angles of what where a property is sitting. Now, you said somewhere in the like the $30,000 to $40,000 range, that's what you think kind of in in the rehab that's needed. Or 20 to 30.
SPEAKER_0720 to 30, because like I said, you know, everyone, everyone's vision's different, and everyone buys, you know, like when I was spending my money grabbing everything, I was paying whole wholesale until it got to like like woods and beans and stuff like that. My contractor, since he he did con he worked contracting. So with him pay with him paying, and we just paid him the difference because he was able to get you know his sell uh uh a sell and everything being contracted to uh where he was working at in Kentucky. So certain things I was able to get at. So that's why I say I say 20 to 30, due to the fact that everyone's vision is different. Everyone buys and and has you know what they want color-wise, you know, that's why I say that.
SPEAKER_12Um now I'm I'm looking at sold properties in the area, but I'm just curious, did you know how much the house was gonna be worth once it was fixed up and finished?
SPEAKER_07So when I so when I started the project before, because I know in those photos that I have posted to, like, like I said, I was just over it at that point in time because I I rent another home in Evansville, like literally down the street from my from my property. And I used that as a storage soap, like the whole downstairs completely cleaned out and everything. Because I know when I posted those photos, my kids were like, Mom, there's stuff. I I don't care. I want to sell it. So I was in that, I was in that mind break. So so um uh darn brain fart.
SPEAKER_12What do you what do you think what do you think it's worth fixed up?
SPEAKER_07Uh oh, so and when we so when we got the walls and everything, when we did, when we did the plumbing and stuff, when it got to, I get I I felt like first, second phase, kind of crap, like I said, new person, new, new to the whole situation. I got an appraisal and the guy had let me know, like once it was completely finished, because of the area, all the other big words he kept throwing at me. I'm just like, uh-huh-uh-huh. He was like, the house would have been worth anywhere between one to 100 to 120,000. I was like, okay, cool. Because people always think that all you have a war, no, I bought this free, free everything. There's no mortgage, there's none of that crap on there. Like, I came into a really good steal with the with the couple and everything, paid, switched title, switched names and everything, and then got lucky on my first contractor, and we just kind of went ham on it. And then year two, we fell up to a hiccup because he got sick, passed away, got another contractor. That was a nightmare. Year year three, like I said, I was in and out of uh state of Indiana with uh a lot of family emergencies, and then year four, I was just like, skip this, I'm done, and I'll put another damn dollar in here, I'm just gonna sell it. So when I did my first round of trying to get my feet wet in this whole little song cycle, post it on Zillow. Okay, cool. That was a that was like I said, it was never no bad feedback. It was just more or less what I impressed it for, what had to be done. And it was just a lot, it was really overwhelming. Um, because it just seemed like it was uh every other day meeting someone or meeting people multiple times a day, and it it was just like okay, this is becoming another headache. It was a little bit discouraging because I just felt like okay, I'm never gonna get rid of this damn house.
SPEAKER_12Right.
SPEAKER_07So I spoke to some and smoke to an advisor, and they're just like, you know, you just need maybe you just come down. They're like, either you fix what needs to be fixed, or you come down on your number. He said, Right now, it's the one of your two options, unless you're gonna sit there and wait for it on the market for the number that I wanted, and you're gonna have to wait. And I was like, you know, I'm just gonna take some time, take this crap off the market, and just wait. So re-compact, and I'm just like, I'm just gonna go lower with the number because you know what? I ain't putting another dollar in it, and I'm done with it. Like, yeah, so understood.

So that was really what the push was like instead of sitting here doing a mortgage, I just want to buy a house. So when I seen it, seen the vision, and now that I know I'm leaving, and I'm just like, I just get mad because I'm like, the house is just sitting and it could be turned into a home for somebody. Like, you know, and I just that's what the whole push for was. But as far as me investing anymore in it, oh no, I'm good.

SPEAKER_07I I know better for next time. Like, I'm not bad at myself by any means because I will tell you, it was fun being hands-on doing a lot of the projects and like the work that goes into. I'm like, oh yeah, this is nothing like on damn TV. Oh no, absolutely not. Right. But you get like so, yes, like it was a fun project. I can sit here and say that I I've learned a lot, like, so as far as it just sitting and wasting, that's what makes me mad. Because I'm like, so it can someone else can get a hold of it, do what they have to do to it, and put a family in it.
SPEAKER_12So you want to know something real funny? Since you brought it up. I actually was on one of those house flipping shows on TV. It's not. And it was funny because I I was on an episode and it was it was a house that was full of cat pee and poop everywhere.

SPEAKER_12And I mean, it made us physically ill. I mean, we got a lot of respiratory issues from it, but you only get 45 minutes of air time, and so it took us like a month, five weeks to like fully flip the house and get it on the market, but then they had to convince or condense five weeks of filming down to 45 minutes, and so you watch it and you're like, well, that's kind of what happened. I mean, there was like a moment where me and my partner were at the house till three o'clock in the morning, like rehabbing it. And that ended up being like a 37-second uh fast-forward time lapse where I was like, that was that was like 15 hours of my life, and you just fast-forwarded it. I don't think you're quite showing people um how how crazy this was. Yeah. So uh, do you have access to your email?

So I already had the full detail of everything that it looks like today. We don't even have to do recon on that. We already have photos. That's awesome. Good job. Two for two.

SPEAKER_08Well, I had a whole lot of feedback when I had it up for sale, but then the double wide got token away. And when the double wide got took it off the market. Yeah, I took it off the market.
SPEAKER_17But why didn't it? It did it so the double wide got taken away before you could sell it.
SPEAKER_08It was yeah, it was somewhere my my my my brother and his fiance. And when she found out how much the land was going for, she wanted me to give her $15,000 for the mobile home.
SPEAKER_17Is that what you did then? You sold it to her?
SPEAKER_08No, we went to court for that. I won, but she never gave me the leave, so she ended up getting the mobile home and selling it herself.
SPEAKER_17So she just pulled it off the property.
SPEAKER_08Yeah, I just let her have it.
SPEAKER_17Okay, yeah, because it doesn't look like it was that bad of a mobile home, you know. It looked like it was in okay condition.
SPEAKER_08No, on the inside it wasn't away with did they remove that carport and everything? Yeah, okay. I still got a wood for the carport in the back.
SPEAKER_17And that barn is to the left of the of where the manufactured home used to be.

SPEAKER_17Okay, and the shed is to the right behind it a little bit, or is that the house?
SPEAKER_08That's the little shed. The house, the uh the the um houses in front of the barn, and I got a carport that uh my car is under. Okay, I'm looking at that also with the land too.

That's what I'm trying to do. I'm trying to buy a house and a short, like a little a little piece of land, not all this land. I can't take care of this land by myself. Well, tell you what, and I need to pay out the debt that he has.

SPEAKER_08No, well, they can money that and the money that I have, I have to pay out the taxes, the back taxes that he did not pay.

SPEAKER_17If you can give me a great deal, I'll release some money to you early before closing. So here's how that would work. I gotta make sure I've got clear title and I understand there's no, you know, everything can get taken care of.
SPEAKER_08But once I've got that, I could release a paper.
SPEAKER_17Yeah, but if as long as that's clear, as long as the title tells me that's okay, then like a week or 10 days before closing, I could release money to you early, then you get the rest of the proceeds at closing. That way, on closing day, you're already situated, you've got money to to pack and move, and and because you're gonna need to you're gonna need to haul your tiny home out of there and other things.
SPEAKER_08Yes, we don't have money, and I got things in my mom's house that I had that double one.
SPEAKER_17Yeah, you gotta haul some stuff out of there and clean things out of the barn and whatever. So here's what I would do if you could give this to me at 80, I'll release ten thousand dollars early before closing. And then you'd get the rest of the money, so you'd get 10 early, and then the other 70 at closing.
SPEAKER_13Okay, can you give me a day to think about this?

They'll take that out of the remaining 70.

SPEAKER_17So if it's 700 for back taxes or whatever it is, they'll they'll take care of it out of the proceeds. Yeah, I'll cover all the other closing costs.

SPEAKER_17It'll be you all all it'll be is if there's no other liens, right, on the property.
SPEAKER_08No, they know they ain't no liens on the property. Okay, so then it sounds like my my brother has the money that we owe, like for a truck that he did not pay. And I think this is the one I think they want like a thousand for that or something.
SPEAKER_17Well, if they put a lien on the property, that would have to get paid out of those proceeds.
SPEAKER_08But if they well, we don't there's no lien on the property, okay.
SPEAKER_17Then no, all that you'd get the the 10 early and then the 70 minus whatever the back taxes are, $700 or whatever.

SPEAKER_17Um, well, once we have an agreement, then we move forward. I'll I'll need a few days to do some due diligence, but other than that, there's there's nothing to figure out. We that that's it.

SPEAKER_17Yeah, that reminds me. Did I ever tell you my chopped-off head story? You can retell it because I'm sure people don't know the story. This is in Colorado. Uh I'm I'm dispoying the deal. The the buyer, the day of closing, the buyer does a final walkthrough, and it's a hoarder house, and in the basement, there's stuff everywhere. There's a chest freezer in the basement. Cash buyer opens the chest freezer. There is a chopped-off head and hands, human head and hands in the freezer. It's a true story. It was all over the so they call the cops, cops come, they shut the whole thing down, FBI, the whole nine yards. Turns out the widowed, the widowed seller's son killed a homeless person in town and is is like life imprisonment now from like and and put the put the head and hands in the freezer. In the basement. That's insane. I didn't know that. So buyer backs out, buyer's like, I'm not buying this house. And uh, so I resell it to a new buyer who didn't care that there was you know that going on.

So I'm trying to figure out what uh my best my best interest would be. Like a um I'm just trying to get my significant other out of jail.
SPEAKER_12Okay. Well, let me one, the the mortgage is not a problem whatsoever because the mortgage gets paid off at closing with the proceeds.

And right now I just got sort of a five-day eviction on this from my property because our finances he pays for everything on maternity leave. So right now my finances are kind of blocked away, and I'm trying to figure out how to get to them, so I can't make any decisions or anything before then.

SPEAKER_03Because if I sell the house, then I'll have no place to go in five days if I can't get a get on into our um finances.
SPEAKER_12Right. So the situation is even no matter what, there would be no way to get the house closed that fast in five days. Um it would it would be the fastest, I mean, a week, but I mean, even that would be kind of really moving. So selling the house wouldn't be the solution to the five-day notice.

SPEAKER_12But it could be a solution for other things going on in your life. Um so you owe roughly $160,000.

SPEAKER_23Well, um, I think it was June. It may have been July, but I'm pretty sure it was June. I had a lady come to the door and uh tell me that um uh serve me foreclosure uh notices. Oh what? To serve you for what? For for uh foreclosure notices.

SPEAKER_23Yeah, yes. And I'm like, what the hell? Yeah, I've been making payments every month. They take it out of my account every month.

SPEAKER_23Well, um so then when I called the the place that now has my mortgage, which I didn't think I signed up for a mortgage, I thought I signed up for a uh uh you know a cash, you know, to to combine your things into one and uh and I wouldn't have taken the extra money, the little bit of extra money they gave me.
SPEAKER_17You did a like a consolidation loan?
SPEAKER_23I I that's what I thought it was, but come to find out when signing on the daughter line, when I'm looking reading through the paperwork, I'm like, wait a minute, this is mortgage, I don't want a mortgage. And they're like, Well, um kind of late in the game, and and so and I I just and because I I don't want to share this with my children, I I can't take everything on my own. So um, yeah, so I I I just did it. I mean it's great. They paid off my car and this and that and the other, but I still owe all that money.
SPEAKER_17So how much was that consolidation loan for?
SPEAKER_23Okay, so I'm gonna say 80,000, it's 79 something. Okay. I'm actually here at Walmart parking lot because my son had to get medicine his some of his medicine.
SPEAKER_20Yeah.
SPEAKER_23But um, so um I'm not at home. I can't grab paperwork.
SPEAKER_17No, no, let's just talk rough idea. It doesn't have to be exact. So about 80,000.

SPEAKER_23Well, I I haven't made a payment since um uh I guess since December. I lost my job last October. So that was my extra money. So I and I I did I I don't know why I've done this. It maybe has to do with my age, but since I've been back here, um well, no, not but since my husband passed away, right after we got back here.

SPEAKER_23Um, I just quit rec recording things. I I just wrote down what I what I owed. Uh I s and then anything after that was um, you know, I could use to fix a house, but but over time it it there's nothing after there's nothing left. And so I think I I just looked at the amount and and just went, oh, okay, okay.

SPEAKER_17Right. But then so they accumulated all those mispayments and like penalties and things. Did they tell you like what you're sure? Is that 80,000? Is that your payoff? Like, would that pay it all off?
SPEAKER_23Yes. Okay, so that's the 79. Um, I'm pretty sure that's what the paperwork says because um I even called and asked them. Yeah, but here's the thing I I need money to move.

SPEAKER_23Um, and now uh uh I've been checking with uh we only came out here in one um one, the biggest U-Haul they make, and two cars filled with things. I had my car on a dolly, but um so because I knew we were moving from a uh 3,000 square foot home, uh four bedroom to uh two uh 1,000. I say I think it's like 52. Read the comment. I didn't look at trying to find actually how what it is. It's 1,000. I think I say I put down 52. I'm pretty sure that's around what it is. Three bedroom, one bathroom that you know no shower, uh cloth foot tub. Um, yeah, needed needed a lot of things.
SPEAKER_17Uh Karen, let me ask you a question. Um, okay. Are you under an agreement already with someone else to sell this? No. Have you talked to anybody else about selling it?
SPEAKER_23Yes, yes. I've talked to three different people.

SPEAKER_23But um no what nobody am I under contract with. Um, I've only heard back from two.

SPEAKER_23Called me back today. In fact, that's who I was on the phone with. Um and so uh so yeah, uh, and but I just had to tell him, you know, from start to finish. So it's not really okay. But I do need money to move back.
SPEAKER_17What does that what does that number look like? Because whatever you sell it for, they're gonna take they're gonna take out the 80 and pay the bank off.

SPEAKER_17And then you're left with whatever's left. So what do you need in cash to like move and start a new place and all of that?
SPEAKER_23Yeah, yeah. Well, well, I'm not gonna worry about the new place um uh because um I I'm going up to well, I'm going up to Oregon, but I actually need to find a place in Washington, just inside. My son lives in a small town in North uh Hermistead, Oregon. It's in the northeast corner, and they have no specialist. My son that's with me here, who goes everywhere with me, yeah um, he's deaf, blind and autistic, or he's going, he's going blind. He has Usher syndrome, something that if you're only happens to people that were born deaf. We found that out when he was 19. He's 39, gonna be 40 in September. I've never heard of that. So yeah, yeah, no, I never heard of it either. And uh he did have one friend that he went to school with out there in California at the deaf school, Fremont School for the Deaf. And then a friend, he met a friend back here through the um the deaf blind meetings that they have in Jacksonville, where they have the the um school for the deaf school and the blind school. But um yeah, the the medical uh centers are not, they're excellent. Doctor, I I can't say anything bad about the doctors, but providing interpreters is like pulling teeth back here. And uh they want him to use this little bitty um uh what do you call it? I I'll say iPad. I think it's called something else. But anyway, more or less like a small iPad. I said he can't see the person very well. You know, he and yeah, but they you know, he has to have a live interpreter and he needs a tactile interpreter because he can't even see them. I mean, you have to be right in front of him, and that's all he can see is what's right in front of him. He lost his virtual vision.
SPEAKER_17Are you needing to take him with you out to Colorado? Is that what you're gonna do?
SPEAKER_23To Oregon, Oregon or Washington?
SPEAKER_17Yes, oh yes, yeah, oh yes, and you'd be you'd be staying with your other son there?
SPEAKER_23My yeah, my youngest. Your youngest, okay. And yes, and why we're gonna do it.

SPEAKER_23Uh no, uh, because I don't tell my children. I haven't. Well, I I I did say, well, my one son kind of knew and was saying that I mean a little bit the youngest, and he's like I said, he told me to do the consolidated. He said that way, but I I don't like information. So I have no one here to help me.
SPEAKER_17Yeah, let me ask you a question, Karen. How old are you?
SPEAKER_23I'm 67. I turned 67 in July.
SPEAKER_17Yeah, I just want to make sure, you know, I I buy a lot of homes from, and I'll and I don't mean this disrespectfully, but from elder elder elderly people. Yeah, and I just want to make sure that um you're fully aware of the decisions you're making, you're getting good counsel on if those are the right decisions. You know, like have you talked with your son about moving out to him?
SPEAKER_23Yes, I have.
SPEAKER_17Okay, he's on board with that.
SPEAKER_23Well, uh, he said, Oh, because I said, How long do you need? And he said, Oh, he started out with six months. And I said, uh, I don't know if I can stay here six more months. And he said, So he said, Well, you know, he told me he's they're going on vacation in October. I'm thinking that might be when I'm going. And and uh and uh but he's got a five-bedroom house. They they do now, they did have an only child, but oops, so they now they have two children, but they still have a five-bedroom house. And he said from the get-go, when you come out here, mom, well um, you know, you can you know come and stay here until we can find you a place. You know, I want to make sure you get a you know, a place that's decent.
SPEAKER_17And I would probably um, you know, if we move forward, Karen, and I and I help you buy your house, I would probably get your son involved, just make sure that he's you know fully on board with what we're doing, he's aware, he's you know, yeah. Uh just just to make sure that I I don't ever I don't ever want to I don't ever want someone to feel like not not fully aware of everything they're doing when it comes to something like this, you know what I mean?
SPEAKER_23I I do and but I I I do have signs of Alzheimer's. Um so um because my oldest son said, Mom, how are you getting yourself in these predicaments? Yeah, um that's my worry too because places are calling there. He said, You're an intelligent woman, you know. You I I don't understand because he's gotten a few calls, not particularly for me, but he he for my son, and um, and I don't know why they're calling him, um, but but anyway, but but the the big thing was um uh uh two I think it was in June, my neighbors called uh the they called facilities on me because um I was acting, um I wasn't myself. They said she's happy and smiling as she always does, but the thing she's saying, she's saying that she lost her mind or she can't find her mind. And she's and uh when the ambulance got there, my blood sugar was 23. Oh yes, very low. I said to them when I got to the hospital, when I found that out, I said, shouldn't I be in a coma? And uh and the the the people from the uh ambulance, um I said I said that one and they said, Well, I gotta tell you, how but and they looked at each other and said, You're the first person that's gonna wake with that that low of a blood sugar.
SPEAKER_17Wow. So yeah, yeah, you definitely need anybody. Anybody comes to look at, they're gonna laugh because it's got there's a board going from the floor up to the ceiling, and there's uh a shower, you know, pole attached to it. I made a shower because after I broke my shoulders, I could no longer climb in now the coffee tub. So I had to do something. So I made a shower.
SPEAKER_17Um well, okay. Well, so you so you can't sell it for 30,000. Remember, you owe 80,000.

SPEAKER_23Yeah, well, I'm gonna have to get back to you on that because um I I haven't tried the local movers, the be, but I think look be have movers is out of the question. The only place I've caught, I've caught a couple of places, but the main place was Mayflower, and but they gave me 15 to 20,000. I said, Oh, I definitely can't afford that. And she said, Well, I'll give you 30 days and you try to get rid of what you can. I said, ma'am, nope, it doesn't matter. I I cannot afford that. So yeah, she said, and you won't have to have a I said, yeah. I think what I think Anthony's the only one that has um gone a little further than listening to what I you know about the house. He's actually showed interest in um you know getting me the money or or making sure that I get you know moved and stuff like that.

The floors were walls were painted. Uh had a new roof put on in 2018. The HVAC was uh updated back in April of this year. It has a tri-level deck with a pool, uh two-car detach garage, which is about another seven hundred fifty, eight hundred feet square feet. It sits on about two acres.

SPEAKER_04Uh my wife and I have inherited a property, and uh it's closer to where my kids go to school at. So we're we're gonna sell that property, and we're currently moving into this other property.

SPEAKER_04Uh why not just list it with a realtor? Uh well, I'm trying to figure out which one makes more sense. Uh dealing with the hassle of actually putting it on the market or uh letting some, you know, letting somebody like you guys have it that uh wants to do very little to it and flip it and make a little bit of cash.
SPEAKER_12Yeah, so the that that's really up to you and kind of what's most important to you. I mean, if you sell it to an investor, it's obviously going to come at a discount um in order for us to be able to make profit off of it. Um if convenience is not what you're after, and you're after trying to get as much money as possible, then listing with a realtor is definitely the best option with you. Um, there is a blend between those two where if you wanted to get more money, but you didn't want to have to deal with the hassle, then you could let us come in and do that. That's what's called the novation, and we hire the realtor, we deal with all of that. That's something that we could do, and just kind of let you be hands-off and just get your money when you need it. But um, it's all really just kind of up to you on what's most important to you. If it's, hey, we want to get close to that $300,000 number, that's probably only going to be achievable with you hiring a realtor yourself.
SPEAKER_04Well, $300,000 is kind of the magic number. Uh I'm not gonna highball you, you know, I'll let you chew me down from there. Uh $300,000 is is the magic number because there is still a mortgage owning on it. Uh along with a HELOC. So we're looking to uh to get just to get payoff on those.
SPEAKER_12So how much do you owe on it altogether?
SPEAKER_04Two ninety-five.
SPEAKER_12Two ninety-five. Okay. Three forty six. And what is the livable square footage again? Fifteen hundred?

SPEAKER_12I mean, just to be honest with you, I think you've gotta list with a realtor. Because just looking like in a pretty wide range, like your competition on the market is there's a 2,000 square foot house that's on the market for $300,000. There's $295,000, a $1,700 square foot house that's $330,000, $1,600 at $320, $1,600 at $340. Like, and if you listed it, say at the $330, $320 number, I mean, you're gonna have commissions and closing costs on that, plus inspection items. I mean, you're gonna be close to that payoff. Um, there's just not really any room for an investor to come in and even on the Novation play with you owing the $295, there's really nothing that can be done there. I I really think just as like a real estate professional that looks at deals all day long, like that is unless you're wanting to bring money to the table, that is like your only play is listing with a realtor.

SPEAKER_12Well, I hope that works out for you. Um, just because from an investor standpoint, I just don't see. I mean, obviously, this call makes me no money. SPEAKER_17Okay. So there's a there's a real nice home that's a thousand square feet, a three-bedroom, a one and a half bath. Oh, you're one and a half. So it's a three-bedroom, it's the same size, it's brick, and it's got a big two-car garage, and it's it's pretty nice, you know, in condition. And it's sold for 284. Yeah. And it's on an acre.
SPEAKER_11Yeah.
SPEAKER_17So, you know, you're gonna be you're gonna be way under that because you're only a two-bedroom, no garage, you're a third the size land, not brick, and I'm assuming you need a little bit of work done.
SPEAKER_08Yeah, there's just some floors that need to be fixed. Yeah, I borrowed $30,000 and had everything fixed, and my daughter brought a dog over here, had puppies, and I had to go in the hospital for six weeks, and the puppies just charged the stuff up.
SPEAKER_17Here's another one that sold, it's it's 850 square feet, so a little smaller. It's also a two-bedroom, only a one-bath. It sold for 247 here a couple months ago, and it's also on an acre, but it's got no garage either. So, yeah, so you're probably looking like you know, probably in the low 200s, if you sold it with a real estate agent like on the open market. Um, I'm you know, depending on the condition, if your condition's fair, right? You're probably looking at the 200 to 225 range, is where a retail buyer would would probably want to be.
SPEAKER_08Yeah, it's got a brand new retail rich. Yeah, it's got new commands in it, it's got a new walk-in shower in it.
SPEAKER_17Okay, yeah. Yeah, it's a cute little house, nice little driveway going up to it and everything. But as an investor, if I'm paying cash and I'm coming in and you know, I'm gonna need to get a discount off of that retail value for it to make any sense at all. I could probably I could probably get you right where you want to be, which is you pay off what you owe and you walk with 125 in your pocket.
SPEAKER_08I'll see if I can find something around that frustration. Yeah, I I think if you're well I don't have to have I don't have to have one bedroom and one bathroom, I'll have to have a house to see you.
SPEAKER_17Okay. Yeah, and we can help you, we can help you find something too. We're pretty good at that as well. And we can make here's what we can do. If you'll go, if you'll go under agreement with me and we have a contract in place, we can make the closing date flexible. That way you can line up your next purchase and we can time both things to happen, you know, right after each other. Yeah, so I'll be flexible on when we close with you. You'll know that you've got a deal put together and done. You know, you've got cash coming. You can now go out, find your next place. And then once you have your next place, you tell me, hey, I'm ready to, I found it, I'm ready to go. Whatever the closing date is on that, we'll make our closing date before that. SPEAKER_17Well, if you only need a one bedroom, you're gonna have a lot of options that with 125 cash if you're willing to go. I mean, how far, how far outside of this town are you willing to go, Rock Hill?

SPEAKER_17Well, here's the problem, and here's why I'm gonna be can I be your coach for a second? You don't have to listen to me. But can I can I give you some advice? Sure. Okay. You got to make one decision at a time. You can't really go shopping for your next deal if you don't have something lined up on the house you have, and you can and you know what cash you're gonna have available. Once that's done and you've solved that problem, now you can go find your next property. See if you don't solve, if you don't solve the somebody trying to buy my house right now.

SPEAKER_17Yeah, it's just I I'm I'm an investor who takes action and I move. And when people aren't committed to the process, then what happens is a month goes by and you're still in the same spot you are today. Like you really think that young guy's gonna come through and perform?

SPEAKER_08I got a lot of other um things I gotta price into it. So I'm basically just say, well, I don't have anybody to help me. I'm gonna have to have somebody take the house up and take me where I need to go.

That property sold, and I'm curious if you have seen the pictures online and what your property looks like in comparison to it.

SPEAKER_10There's uh hardwood floors in the dining room and also a living room. Uh kitchen, kitchen and um hallways pretty much tile upstairs. Um I'm still finishing the flooring out there. It's one of those snapping freaking up with the flooring.
SPEAKER_12So your house would need some love to it in comparison to that one. In comparison, yes, but not much in order to try to get that like to use that as like my comp like that's what I would be going after, I would need to to come down lower on the price. Um what did you say you owed again? 113 or something?
SPEAKER_11Uh like 115, 118 left on there. Oh jeez.
SPEAKER_12I need it pretty close to that number. I mean, I could probably put a little bit in your pocket, but not not a significant amount above that. Because if it's 250, and then I'm gonna have to put somewhere in the 45,000, $50,000 range to get it up to that level. And then I'm gonna have holding and closing costs.
SPEAKER_04I mean, I would probably be down in that 120, 125 range. 120 or 25 range? Yeah.

But he also unlocks 80 something thousand dollars that he has in escrow that his parents just gave him.

SPEAKER_17Um this was more typical of what our lives are like today. Yeah, you know, three, four contracts in two hours, two and a half hours. Yeah. That's what it looks like for us.

Yeah, so eight conversations, three, three signed con or three contracts. That's that's fantastic. Like, how could you ask for better? I know, and and the thing that everybody needs to understand is this is on first dials. I mean, yeah, there's no this is no follow-up, right? In in real business, like, we're going to hammer all these leads and follow up and get more from these because there are definitely uh contracts in these other leads. Well, some we didn't even get to, but other ones, I mean, the full gut needs everything, foreclosure, full gut needs everything, emergency reasons, cosmetic emergency reasons. I mean, these are highly motivated um sellers. So yeah, I love it.

SPEAKER_17So we kind of give those updates, but it's not like we're and you know, RJ, I want to do a shout out to Titanium University because I mean that is the ultimate wholesaling community. Um, I mean, they've they've just helped me tremendously. Like, literally, uh Beth, who I didn't know only through TU, um, is buying that deal in wherever that East St. Louis, Illinois. And um, you know, Danny texted me her number, you introduced her to me, and I met them through the community. And so, like, so many deals are getting done through the TU community because it's it's a platform where everybody's in there helping each other, learning, growing, doing deals.
SPEAKER_12So, guys, there was another deal that you got in Houston a long time ago that like Taylor Ford, we got him to go out to the property like the next day. Um, I know that there was an there's been multiple times that we've gotten stuff in Ohio where where Tyler hopped on and tried to help you out.
SPEAKER_17So Tyler's been a huge resource, yeah. So it's been awesome.
SPEAKER_12Yeah, it is it's a lot of fun when we're able to kind of connect those dots inside the community. Um, I don't, Jerry, you don't know this story, but Danny Herman, who now is the general manager for Titanium Investments, my wholesale operation. The first interaction that I had with him on the wholesaling side was I went live with property leads all by myself, and I get a lead in South Dakota, and I knew he was from South Dakota and he had family there. And so I call him on the live and I'm like, hey, can your family go take a look? He's like, Absolutely, this is right in their wheelhouse. And how the whole thing went down. I was like, This is my guy. Like, I've got to have him. And so I was like, Hey, if I offered you a job, would you be interested? And he's like, the answer is yes. Like, I, you know, whatever you're willing to offer me, the answer is yes. And uh, he's he's the one that immediately is on top of that. He's already got the walkthrough on the signed contract today.
