Deal Setup And Key Tactic

Welcome back to Cellar Call Film Room, the series where I'm going to show you guys a live seller call, but give you one specific tactic to pay attention to. And today, I want you guys to pay attention to. This is from last week's live with Jerry Norton. And this was a property that I got signed under contract during the live. And in fact, we were able to get the property assigned less than four hours after getting the signed contract. That's right. We got a signed contract. We immediately called a known buyer in the area. Didn't even have pictures or anything like that. Sent that known buyer out there. He said, hey, I'll take it. And we were able to assign it at $29,000. So this is a $7,000 assignment fee. What I want you guys to pay attention to is throughout the conversation, the seller is doing all of the talking. I didn't really have to do a whole lot. And what I was able to do was sit back and really analyze the deal while she was talking to me throughout the entire conversation. That's what enabled me to know, hey, I want to get this under contract at 20,000, but I'm okay at 22,000. I actually had anticipated that we would be able to move it somewhere between 30 to 32,000. 29,000 was a little bit below, but hey, it was a quick, easy move for my team. We didn't have to go do any marketing packets. We didn't even have to do recon. It was just a one-dial dispo. So because of that, I was okay with the $7,000 assignment fee. But I was analyzing and doing all of my profit calculations and everything while the seller was basically just telling me everything and anything about the property. So I didn't really have to interject, I didn't really have to do a whole lot. And I think sometimes for newer wholesalers, they get lost in the weeds where it's like, I have to do something. When you're speaking to a truly motivated seller like this one right here, where it just was in the four-seller buckets, highly motivated, correct price, her ASCII price was $25,000. I'm already knowing that, hey, I'm coming out of this with a signed contract. So about 50% of what you're seeing is me analyzing the deal. The other 50% is actually me drafting the contract, getting the contract written up, ready to be sent. And then I assume the close there at the end. Hey, are you able to pull this up? You're able to look over this contract, and that's what enabled me to get that signed contract, move very quickly as a team, and get that deal disposed in less than four hours. Hey, a champagne there. This is RJ Bates going about your property on uh Gum Street. Looked like you had uh filled out a form on my website about needing to sell that property.

Uh yeah, yeah.

Excellent. You you're still looking to sell it, correct? Yes. Alrighty. How much are you looking to get for it?

Um 25,000.

SPEAKER_05

25,000. All right. Well tell me a little bit about what you got going on there.

Um bought it, bought it gutted out completely, which was a good thing, uh being a first-time homeowner. Um going into the project, uh ran uh all new water lines, um, all new electricity, uh walls, insulation, flipped the kitchen and the dining room. Um it was originally a two-bedroom, one bath. We turned it into a three-bedroom, two-bath. There's a bath up and down. Uh there's a half a basement. Um it was a project meant to be lived in, but things happened along the way the last few years to where I'm not investing in no money. I'd leave the state of Indiana next year, and I just want to sell it park ways with it. I've never lived in the home due to the fact that construction never got finished. Um let's see. Overall, the house is probably about 75% done. When I say that, it's literally minor things in each room. So the living room's fully done, the entryway's fully done, the laundry room is fully done, um, dining room's fully done, both bathrooms need little Nixon. So the bathroom downstairs, it just needs a lot of like screwing down. Like it's completely done, but like the like the faucet and stuff, like it needs to be connected, and uh how the shower is down there, it it needs to be secure. Now the master bathroom upstairs, same with the faucets. Um one of the walls needs to be finished, and a window needs to be replaced. All three bedrooms upstairs are completely done. Um, we can't the original hardwood floors uh upstairs and downstairs. We just put carpet upstairs uh for the warmth. Um trying to think. The kitchen, kitchen-wise, the only appliance in there is the flats, the flats uh stove top, which is the island. All the cabins are up but one because didn't know where to put the last one at. It was kind of awkward um because where the refrigerator has to go. So yeah, there's no AC or furnace. No, there is a furnace in there. Yeah, there's a furnace in the basement. There's not an AC outside. That's what that is. Um let's see, what else? The roof when we had expected, it's a good roof, but someone else wasn't buying it. I they probably wanted to replace it, but never, never no leaks, no puddles, no nothing. Since I've owned it for the last four years, and the first two years being in there, like going full throttle with uh uh with redoing it all. Never had an issue with no leaks or anything like that, no holes. Um trying to think. We replaced a lot of the old windows downstairs because majority of them were being replaced in the process before the people that I purchased it from. Um let's see, front porch, the walk-up's been completely uh done. I'm trying to think. The backyard is just a big open backyard. No fence, no garage, but there's like a where you can put like a garage or because it's a two, uh it's like a carport in the back with just a slab of concrete basically. And yeah, that's about it to the house. Hold on. But yeah, that's that's the house I got.

Rehab Details And Remaining Costs

Okay. How much would you anticipate dollar and cents wise is remaining on the the rehab?

Oh um I say about a good twenty to thirty, just depending on what that person wants to do with it, because I know the your biggest purchases are gonna be that AC.

Right.

And uh whatever the person does kitchen-wise, everyone has their own thing when it comes to kitchen. Kitchens, bathrooms, I already know those are big vocal cell phones. Oh, there is a working fireplace in there that we rehabbed is still in there.

Um yeah, I say about twenty to thirty thousand.

Okay.

Why The Listing Failed Before

You had this listed um October of last year, didn't you?

Yeah.

What happened there?

SPEAKER_02

Um, it was just a lot of just I wouldn't say negative feedback. It was well that last year I was asking weight, I was asking double for what I am now. So I honestly think that's what it was too. Like I said, first-time homeowner, um, just been on more than what I could shoot at the time. Uh two years moving two years later, um uh with one of my my original contractor guy, he ended up passing away. So after dealing with another person, that was uh a major headache. And it was more or less like who can I trust, who can I not trust, type of situation. Um, then I just let it sit because I I had some emergencies come up. So I just the overhaul with me putting any more money into it, it just became a headache two years later, and finding someone that I can like actually trust like I did in the beginning, where I had a guy go in there and it was he was getting stuff done basically. It was never an issue, anything like that. Um but yeah, last year I really just felt like it was just I priced it high. I priced it, I think, like 60 or 70,000, and everyone that came and looked at it, it was more or less, well, we would have to spend money for this and spend money for that, and and that makes it go this, and then I don't know nothing about the market, never said I did. I was just looking at it as I don't know, uh like I did my basic research where where my property's at right now in up and coming area, and was just really comparing it to other properties around the area uh being sold and bought, especially with the condition that it was in at uh the condition it was at uh that it was in and everything, and comparing against that, what other properties were conditioned at and stuff, and I was just like, that's just what I had set it at. I was really just basically trying to re-establish the money I put in into it. And then, like I said, it like it wasn't negative feedback, it was more or less of a process with people. Well, you know, we can do it. Like if people kind of like want like third party, like I could put this much down. No, I don't want to do none of that. Like I I just want to wash my hands with it. Like that's what people just failed to realize, like I don't want to do none of that. I just want to wash my hands. So it's been like you said, I listed it back in October, and here we are almost a year later, and I'm just comfortable taking what I feel like is fair.

So, so like that's a fair number for that for the big big old house that I have, what I've done for it, what I've done to it at that, and running the numbers of what needs to be finished in there, I feel like that it's a one-win situation for me. Plus, I feel like putting at the price that I have, it should go quicker now.

Right.

It shouldn't be, it shouldn't be no, well, no, no, no, no, no. I'm not doing no more of that because it with the house was at 100% just a straight movement. I know what that, I know what that potential market can be. I've done a lot of research and reading, so I'm just like, I'm cutting myself in the throat, but I'm really not because I'm I'm I'm able to leave with what I want and I'm able to move and leave comfortably, knowing that it's a great house. Like I know it can be a wonderful house for a family, and I just hate the fact that it literally just sits there unoccupied, and someone else can take over the project and potentially put a family in it because, like I said, it's a great block, it's a great neighborhood, it's a beautiful home once it's overall done. I just bid off more than what I can chew, and that's just what the situation

Validating Condition With Old Photos

Yeah, I'm looking at the pictures. Funny enough, I have pictures of when you bought it, and I have pictures of when you listed it last September. I have to commend you. You you took on a whale of a project. I mean, this thing was gnarly. I mean, this is the kind of stuff that I tell homeowners like, I don't know. I mean this thing was down to the studs. I mean, you're saying that basement literally looks like things of uh nightmares are made of. I mean, you got the sun coming in through the floor beams and just golly, these pictures were scary. But you turned it into something fairly decent. I mean, I I can totally see where you are in the project where it's like, yeah, we've done a lot, but there's still like a lot that still needs to be done, too. Um some of the pictures, like I don't quite know what I'm looking at. You know, I'm I'm sure if I was in the house, I would understand it better just because of like the angle the picture was taken. But I mean, I see the new floors, the paint, the new doors. Um it looks like you replace all the windows, the the kitchen cabinets. I mean, all that was new, right?

Yes, all brand new, yeah.

Yeah, so I see the new plumbing. But it's like just the drywall. I see the the repairs that need to be. It's it's like we call it blue tape, when it's like you gotta go blue tape the the contractor and be like, yeah, you're close, but you're not done. There's still things that need to be finished. Uh that's kind of where the project is. So this is unique because I normally don't get to see all the different angles of what where a property is sitting. Now, you said somewhere in like the $30,000 to $40,000 range, that's what you think, kind of in the rehab that's needed. Or 20 to 30.

20 to 30, because like I said, you know, everyone, everyone's vision is different, and everyone buys, you know, like when I was spending my money grabbing everything, I was paying whole wholesale until it got to like like woods and beans and stuff like that. My contractor, since he he did con he worked contracting. So with him pay with him paying, and we just paid him the difference because he was able to get you know his uh uh a sell and everything being contracted to uh where he was working at in Kentucky. So certain things I was able to get at. So that's why I say I say 20 to 30, due to the fact that everyone's vision is different. Everyone buys and and has, you know, what they want color-wise, you know, that's why I say that.

Um now I'm I'm looking at sold properties in the area, but I'm just curious, did you know how much the house was going to be worth once it was fixed up and finished?

So when I so when I started the project before, because I know in those photos that I have posted to, like, like I said, I was just over it at that point in time because I I rent another home in Evansville, like literally down the street from my from my property. And uh I used that as a storage. So like the whole downstairs completely cleaned out and everything. Because I know when I posted those photos, my kids were like, mom, there's stuff. I I don't care. I want to sell it. So I was in that, I was in that life break. So so um uh darn brain fart.

What do you what do you think what do you think it's worth fixed up?

SPEAKER_02

Uh oh, so and when we so when we got the walls and everything, when we did, when we did the plumbing and stuff, when it got to, I get I I felt like first, second phase kind of crap, like I said, new person, new, new to the whole situation. I had got an appraisal and the guy had let me know, like once it was completely finished, because of the area, all the other big words he kept throwing at me. I'm just like, uh-huh-uh-huh. He was like, the house would have been worth anywhere between one to 100 to 120,000. I was like, okay, cool. Because people always think that all you have more, no, I bought this free, free everything. There's no mortgage, there's none of that crap on there. Like, I came into a really good steal with the with the couple and everything, paid, switched title, switched names and everything, and then got lucky on my first contractor, and we just kind of went ham on it. And then year two, we fell up to a hiccup because he got sick, passed away, got another contractor. That was a nightmare. Year year three, like I said, I was in and out of uh state of Indiana with uh a lot of family emergencies, and then year four, I was just like, skip this, I'm done, I'll put another damn doll in here, I'm just gonna sell it. So when I did my first round of trying to get my feet wet in this whole little song, we'll post it on Zillow. Okay, cool. That was a that was like I said, it was never no bad feedback, it was just more or less what I impressed it for, what had to be done. And it was just a it was really overwhelming. Um, because it just seemed like it was uh every other day meeting someone or meeting people multiple times a day, and it it was just like okay, this is becoming another headache. It was a little bit discouraging because I just felt like okay, I'm never gonna get rid of this damn house.

So I spoke to some and spoke to an advisor, and they're just like, you know, you just need maybe you just come down either like either you fix what needs to be fixed or you come down on your number. He said, right now is one of your two options, unless you're gonna sit there and wait for it on the market for the number that I wanted, and you're gonna have to wait. I was like, you know, I'm just gonna take some time, take this crap off the market, and just wait. So we come back, and I'm just like, I'm just gonna go lower with the number because you know what? I ain't putting another dollar in it and another day, like, yeah.

Price Drop And The $22K Close

Twenty-two is my favorite number. I just so it's such my favorite number that uh my company is called titanium investments.

So I've got this like um it's like my kryptonite. I mean, when be when sellers ask me for twenty two thousand, I pretty much always give it to them, so Um we can do 22,000.

How how quickly do you want this done?

I want it done as fast as you can move possible.

Right. I want my 22 grand.

SPEAKER_02

I am definitely. I just, it's it's just up to a point where, like I say, you know, I'm a mom, you know, I see, I seen the vision. That's what it was. I was very optimistic. COVID was a blessing. I uh I had my own business and I saved up, found this, found this house, and I was just like, I know what I can do with this. Like, you know, and then I thought I was gonna stay in in at the school, you know, for God knows how long. So that was really what the push was like, instead of sitting here doing a mortgage, I just want to buy a house. So when I seen it, seen the vision, and now that I know I'm leaving and I'm just like, I just get mad because I'm like, the house is just sitting and it could be turned into a home for somebody. Like, you know, and I just that's what the whole push for was. But as far as me investing anymore in it, oh no, I'm good. I know that's I I know that's not like I'm not bad at myself by any means because I will tell you, it was fun being hands on doing a lot of the projects and like the work that goes into. I'm like, oh yeah, this is nothing like on damn TV. Oh no, absolutely not. Like, so yes, like it was a fun project. I can sit here and say that I I've learned a lot. Like, so as far as it just sitting and wasting, that's what makes me mad. Because I'm like, so it can someone else can get a hold of it, do what they have to do to it, and put a family in it.

So you want to know something real funny? Because since you since you brought it up. I actually was on one of those house flipping shows on TV.

More easy, yeah. It looked so great.

It's not. And it was funny because I I was on an episode and it was it was a house that was full of cat pee and poop everywhere.

Oh, Jesus.

And I mean, it made us physically ill. I mean, we got like respiratory issues from it, but you only get 45 minutes of air time, and so it took us like a month, five weeks to like fully flip the house and get it on the market, but then they have to convince or condense five weeks of filming down to 45 minutes, and so you watch it and you're like, well, that's kind of what happened. I mean, there was like a moment where me and my partner were at the house till three o'clock in the morning, like rehabbing it, and that ended up being like a 37-second uh fast forward time lapse where I was like, But that was that was like 15 hours of my life, and you just fast forwarded it. I don't think you're quite showing people um how how crazy this was. Yeah.

Contract Sent And Signed Live

So uh, do you have access to your email?

Yes, I do.

All right, go ahead and uh pull that open for me. You should have a contract. RJB. Yes, ma'am. Rehab at fifty, contract price at seller twenty-two thousand, ten thousand dollar assignment, sign that to buyer at thirty-two thousand, it gives them forty-two thousand on profit.

Did you get the signature back?

Oh, let me see. Yes, ma'am, sure did. All right, so here's what's gonna happen. Um, you will probably get a call because it's not five o'clock yet. Um, my team is gonna contact you uh just to kind of introduce themselves. Um I will tell them about the pictures that I have, uh, but we're probably gonna want to go back out there. Is there a lockbox or something on the property in order for us to access the interior?

Yes, I am texting my son now because I purchased one last year when I was dealing with all this. That it was easier since then if you always pull it out and have people like what is it, my team? Okay, cool. I'm gonna get a lockbox and this is how we're gonna go about this. So I am texting my son now for the code, actually.

Uh okay. So it'll probably be 10 to 30 minutes before they call you, if it even if it's that quick. I don't know what what they're working on right now. So it'll either be this afternoon, this evening, or in the morning. They'll contact you, they'll get some information from you, and then from there we'll send the contract over to the title company. The title company will be reaching out to you, and uh, we'll get this process started. I've got the closing date set for on or before September 4th.

You were writing the contract while she was giving you the blow-by-blow uh repair list, weren't you? Correct. Yes. Yes. I had the contract written. Detailed analysis of like what it needed.

And what's un highly unfortunate for her is I was literally staring at the pictures of what it looked like when she bought it, and then the pictures of what she listed it for. So I already had the full detail of everything that it looks like today. We don't even have to do recon on that. We already have photos. That's awesome. Good job, man. Two for two.

Okay. Uh I I love how how you get it in front of them and back on the call. It's awesome.

Yeah, that's um it's one of the things that I kind of got away from a little bit on the lives because I I felt like sometimes they would we'll lose people. And uh that's my worry.

So you taking extra time.

Right. So I've really tried to prioritize like let's get them talking. I write the contract while they're talking, and then it's like a smooth transition right there.

Yeah, that's nice. I mean, that's really how you want to do it. I mean, when I when I'm doing this not live, I don't hang up the phone until I got it back.

Oh, yeah, for sure. Every every single time. And right there, it wasn't like, hey, are you gonna be available to sign it? Like I didn't ask. I mean, we we just went through the whole process.
