You're great. I think all of New York City and maybe parts of Long Island are great because the Knicks are doing really well. I am I'm look, I'm not a huge basketball fan. Steve is the real deal Knicks fan, the guy, like, you know, has always been a Knicks fan as long as I've known him.

If you're looking for something to get him the holidays, Knicks socks. Can't go wrong with anything Knicks. You know, one year. Um, so so it's a big deal, right? and and you were saying that you were in the city a couple a couple days ago, and like the energy's just like kind of off the charts.

It's off the charts, and it's contagious. Like everyone's just walking around with just smiles and energy, and they're really proud to be. A New Yorker. New Yorker. Or even you know, people that visit.

Steve Glick 1:16

And sports, the sports really do bring people together, especially in New York. We all rally for the Yankees together. You know, we're all rallying.

On the Mets, even if they're losing. Yeah.

And now we're all rallying together as one rooting for the Knicks collectively, and it's great to see you know, the Knicks winning. Last night was an amazing game. Everyone was up really late, you know. They and a lot of people couldn't go to sleep afterwards, you know. So it's a little slow getting Iraq together this morning, but here we are.

I guess there's something about a team that hasn't been this good in a while that sort of you know reinvigorates everybody.

Dave Rattiner 1:50

Well, it's from when was when that was the last time they won.

Steve Glick 1:53

Last time they won 53 years ago, you know, and the last time they were in the finals was like 26 years ago. 1999 against Christmas first. Yeah, 27 years ago. So there's you know, a long time since we've been to in this position, and it looks like you know, we took the 3-1 lead now in the series. So all signs are pointing positively for New York in the Knicks.

Charlotte Sasso 2:13

And they've been winning in such dramatic fashion. And they're giving us real heroes to root for. It's spectacular.

Jennifer Brew 2:21

And and a really positive team, right? Yeah. Like the they're just they're they're showing a lot of these guys played together at Villanova. Yeah. I think three or four of them. Yeah. And um, you can just really see that the the great sportsmanship, and they're just they're really representing New York in the population.

They they don't give up, you know, and that's it. That's a story. Like what you know, you could not watch a game or watch the game, but when you see a team down by, you know, 29 points and they're still fighting, they're still pushing, they're still trying to win, and they pull out the win, it's like they don't give up. They put all their heart and hustle into the game, and it's just good, a good lesson out there. Just like never give up, you know, keep working hard. Sounds like real estate. Yeah, it's the truth, right?

I mean, sometimes you're gonna be down, sometimes you gotta keep fighting back. Um, yeah. So why bring up the Knicks on a real estate podcast? Well, uh, one, it's obviously like kind of a big talker this week. Uh, but two, you were saying, Charlotte, that there's this kind of segues into this idea of community. So elaborate on that.

Well, there will be a Knicks watch party in Amigansett Square for the next game on Saturday. There was a great Knicks watch party on Newtown Lane. It seemed as if all of East Hampton was there, and the energy is just palpable. And this Saturday, you can come see me at the Sweet Treats Booth at the LVIS fair. So, this is another great tradition in the Hamptons. It's totally free. Bring the family, bring the kids. There will be pony rides, a petting zoo, a carousel, generously sponsored by Ralph Lauren. There will be all kinds of booths selling plants, vintage jewelry, vintage clothes. There's a silent auction section with hundreds of prizes, literally, and including Nick's tickets, fabulous tickets. No way. Yes, yes, you can. I'm sure the bidding is going crazy.

We're not gonna get a chance to play. We're gonna win it Saturday night.

Charlotte Sasso 4:18

Well, no, these are for next season. Oh, for next season. Um, season tickets to these. The lobster roll will be there, there'll be hot dogs, there'll be ice cream. Wow. It's just an old-fashioned fair.

So where is it? Something for everyone. Where is it?

It's right at the LVIS grounds, uh, right in downtown Main Street, and against it. You cannot miss it. And the LVIS, we just handed out last week $190,000 in college scholarships.

What LVIS Does Year Round

Tell us about LVIS. Like what is it?

Charlotte Sasso 5:04

It's a group of women, and it there are, I think, over 400 members and very active volunteers. And I know that there are three men in the room, but let me tell you, an organization run by women, we get things done. Hey, I agree.

I'm not gonna disagree with that.

I'm I'm involved with a lot of nonprofits, and this group is amazing.

And so they also maintain all the trees in East Hampton, they take care of the duck pond, uh, nature trail, and they do provide these scholarships. And the LVIS store sells gently used items, everything from housewares to clothes to fine jewelry to books, and so it gives the community an opportunity to buy wonderful products at a great price and reduce waste. You're reusing, reducing, recycling. So it's it's a win-win-win for everyone.

Let's talk a little real estate. You guys have an amazing listing, 172 Old Northwest Road in East Hampton. Uh, this place is unreal. I have it pulled up on my computer here. Tell us about this. Nine bedrooms, eight baths, four thousand square feet, 4,500 feet.

Jennifer Brew 6:52

On three levels. Um, this was built in or finished in 2022, and the owners bought it from the builder. It's on two and coast of three acres. There is room for tennis, um, and that would be a north-south-facing tennis direction. Okay. Um, but it's absolutely striking. Um, modern net zero is the builder. This house is solar and geothermal. Wow. So yeah, nice. I mean, you have almost a non-existent energy bill here.

You got stunning. We yeah, we went through it for an open house. It was so gorgeous. I guess it's a lower level.

Weekly Market Stats And Inventory

real estate looking like?

Steve Glick 8:02

You know, last week was really positive. We had a lot of increases across the board. This week was a little slower than last week. Um, 25 listings went into contract compared to last year. There were 41, decrease of 39%. Two years ago, there was also 25, so no change there from two years ago. The breakdown of the 25 transactions, two between five and ten, seven between three and five, three between two and three, eleven between one and two and two under a million. Dollar volume was sixty-five million dollars. Last year was 136 million, a decrease there of 52%. And two years ago, the dollar volume was 91 million, so a decrease there of 29%. 35 new listings came onto the market. So another week where we're seeing over 30 listings coming onto the market. This has increased the inventory by 10 listings and the breakdown of 35 new listings. There were two over 20 million, two between 15 and 20, 3 between 10 and 15, 2 between 5 and 10, 5 between 3 and 5, 9 between 2 and 3, 9 between 1 and 2, and 3 under a million. So, like every price category has some new inventory, which is good to see. There's 1,718 total listings, 1,367 active, and 351 in contract. So roughly 20% of the market is in contract, is what we're saying. Um, look, it's just steady, you know, steady flow is you know, we're in the middle of June. Um, and we're again a lot of new listings keep coming up.

That's what we've been seeing a lot of.

Everyone has woken up, they've come out of hibernation and they want to get some sun, they want to hit the line. They want to live. They want to live.

Steve Glick 9:40

Look at the beach cameras. You know, the beach cameras are looking gorgeous. You know, for the past couple days, we've been having some good beach weather. Um, and if that continues, I'm gonna see more people coming out to the Hamptons. And if they're not able to purchase, they're renting. They're coming out here.

U.S. Open Traffic And Train Advice

Um, next week we have the big U.S. Open Golf, right? So that kicks off on Monday. So we're gonna see an increased amount of traffic coming out here. Um, and I think there are including some more train services so people can get out to the Hamptons, but nonetheless, it's gonna be a great week and looking forward to seeing the people coming out to enjoy the the event.

Andrew Doud 10:14

I wonder if traffic will actually be like this is probably an unpopular opinion, maybe better because now they'll have everybody working that area as opposed to just getting jammed up. It's it's gonna jam up. I have to come out. I have to come.

Steve Glick 10:30

I'm taking the train. I think that's if you are working, if you're someone that travels from the west into the east on a regular basis for that week, work-wise. My advice is take the train. Yeah, yeah. There's also a lot of construction on we're we're doing that as well here at our company. You know, anyone traveling, we're encouraging them to take the train.

and there are extra jitneys, yeah. Intra-Hampton jitneys for people.

They have bus lanes, they're opening up some bus lanes. You're doing a lot of different traffic patterns this year to help with the traffic flow. So we'll see how

When To Prep A Fall Listing

I would also say, just, you know, we were talking about your listing here and the number of houses that are on the market going in the contract. If you are considering, even considering listing your property, maybe in the fall, um, and you and you, you know, obviously Jen and Charlotte are are excellent resources if you if you need an agent, but now's the time to kind of like start getting that marketing material together, the photos, the videos, because I mean this is this is when everything looks its best. So I think sometimes people come out and they're like, Oh, it's so nice to come out and enjoy it. And then you're like, I'll list it in October. You're like, Yeah, but now's a good time to kind of get the materials together. So and Saunders can obviously help you with that. Um, but that's my two cents because I'm the video guy.

Jennifer Brew 11:43

So absolutely for the photography, and some people don't realize that even interior photography is going to represent the outside just through windows.

Andrew Doud 11:52

The light that comes in in the summer is is drastically different than the winter. So yeah. Um, so all right, so that's the read on the market.

Renting Now To Test Hamlets

Andrew Doud 11:59

rentals, you know, look, it's it's only June, so it's only June. but there is still time July, August, you know what I mean? If you still want to get out here for a rental, you're not sure where you want to be, that's a great way to kind of scope out the Hamptons and see what Hamlet might be best for you, and then come fall or next summer. You you you you know make sure that discounts September either. We I don't like to tell people about September because that's the best, that's the best month out here, so I like to keep that to myself.

Charlotte Sasso 12:25

And Labor Day is a little bit later this year, so you can sneak an extra week of summer in there.

Andrew Doud 12:31

Yep. I love I love September. so all right, that's great. So look, we're we're in the swing of things. We got a lot going on. Obviously, we have the I'm I don't want to say this wrong, L V I S. Correct. Right? Okay, that event is going on Saturday as we highlighted, but Dave, what else do you have?

The Knicks win. Do it, do it. Yeah, tell us about this. If the Knicks win. If the Nick, we told the kids if the Knicks win, we'll get another dog, we'll name them Brunson. So now we're on the hunt. It looks like the Knicks are gonna win. But we're gonna adopt. I said, look, we I'm not gonna go the I have to get if if I'm gonna get another dog and adopt and have the dog be the same age as my other dogs, so they all can. So many adopted pets could so well be pretty much the same lifespan.

Yeah, got two dogs already.

Don't forget Southampton Animal Shelter as well. They canceled their gala fundraiser, and so they're having kind of a silent fundraiser. So you don't have to get out of your sweatpants, just make a donation to the Southampton Animal Shelter.

Where To Eat And What To Try

It did a pop-up. It's an old laundry space in East Hampton.

Oh, wow.

It opened last summer as a pop-up, and it's now back to be a year-round space. It's my favorite Italian restaurant in the city. It's called Ruby Rosa, but the space out here is called Camp Ruby Rosa.

I have not been there yet, believe it or not.

All right. Well, there's one other thing. There's this Pokebowl tuna truck. There's a there's a literally a food truck in Watermill where you can get pokey bowl, but the guy's local fisherman. It's like $35 for this bowl, but it's like rice and tuna. it's a it's fresh poke bowl, it's right by the green thumb organic, it's a little red shack, and the girls up front, they go there like every day. They say it's like unbelievable, and he sells out every day, so you should go check that out. It's called Hardwood Pokey Company, and so we'll get it 829 Montauk right by the green thumb in Watermel. So it sells out every day if you're into if you want to check something really special.
