Hello and welcome back to the podcast We Are Selling. My name's Lee Woodward, the author of the Complete Salesperson Course. At the Complete Salesperson Course of late, many people have been listening to me talk about what's going on in lead generation and especially in communication. And one of the challenges we have out there in the marketplace is people aren't picking up their phone like they used to. And we also know you can ring someone so much you will lose the business. With this challenge, we set out to think how can we best communicate with our identified marketplace? And during some of my assignments, one of those being Lisa Novak, we mentioned the technique or the technology, which is tech and technique, of Yabba. A lot of people say to me, Lee, what is Yabba? And at the complete salesperson course Hunter Valley, we had Jordan Bulmer in the room and he went nuts and has gone out there and started using Yabba. And to explain Yabba, I'm gonna bring Jamie Rose Loyler into our studio from Yabba. Jamie Rose, welcome aboard.
SPEAKER_01:Hi Lee, it's great to be here.
SPEAKER_00:Well, it's great to finally have someone from the company who's got that detailed knowledge explain what it is. And Jamie, when we're on stage, I mentioned the Lisa Novak situation and now Jordan and many others are doing it. In your own words, Jamie, what is Yabba?
SPEAKER_01:Yabba is an omnichannel platform using all of your communication needs from SMS, MMS, voice. We have a chat Yabba live chat, which is great for contact centers. And yeah, we just really just touch on that communication need.
SPEAKER_00:So, Jamie, how will that be working to our Perth agents who've received this missed call from me? It goes to my voicemail. How does that work?
SPEAKER_01:So, this is what we call direct-to-voic mail. It means that you can send a pre-recorded voice message using your own voice that lands straight into the recipient's voicemail inbox. It minimizes the ring and it lets you deliver a consistent message to a group of people without having to manually call each person.
SPEAKER_00:That's just brilliant. So when I was chatting with Jordan today, he's sending out 10 an hour. And this is what we call working off the rebound. And just to share that technique with you, Jamie Rose, so many people are ringing out. If you can be notified that someone actually wants to speak to you, which is what an inbound call is, your day goes a lot different when you're just taking calls rather than I'm making 20 calls and I connected with two. So for example, Jamie, you might have been to one of my open houses and I've got 65 people who've been through that open, and I leave a message. Hi, it's Lee from Audio Realty, just checking in about our property on 7 Williams Street. We've had some great questions come back about the purchasing of the property. If you are interested, please give me a call back. I don't want anyone to be left out at all, and I will take your call today. Now I can send that out to everyone who came to the open. And those who ring back are the dedicated, beautiful purchaser who's ready to go. Those who don't, I've still made contact with them.
SPEAKER_01:That's absolutely correct. It really does scale the communication. So instead of calling, you know, that those 65 humans, you can have that sent out straight from your platform.
SPEAKER_00:Now, in the Lisa Novak wonderful explanation, she was using it for her just sold announcements. So she had a record sale in Del Marade. They just go find Del Mar Parade, anyone they've got in that street. Hi, it's Lisa. We've had a great result, a record sale for your street. Congratulations, the prices have gone up. Please give me a call back if you'd like to have an up-to-date assessment done on your property, and we can arrange to come over. Look forward to your call. Now that may go out to 300 people. And again, everyone's been contacted. And all we're doing now is working off the rebound to make that all come together. Fantastic. How else is it being used?
SPEAKER_01:So it's also being used in stock markets. So, you know, when you're trying to bid on a particular stock and you've only got a two-hour window, you know, sometimes when you're trying to get that communication out and someone might be in a meeting, you can actually leave that voicemail. They don't have to reply, but they know what they're bidding on.
SPEAKER_00:Wow. How many other industries use Yabba? So the real estate industry is quite new to it, but what's been one of the strongest uses of it?
SPEAKER_01:I would say government. We do a lot of work with the government. We do pollings, we do their campaigns, live campaigns, and really getting that marketing out for that particular person.
SPEAKER_00:The SMS marketing and MMS marketing, a lot of people haven't used MMS. Explain what that is and how that works.
SPEAKER_01:MMS is coming back in a huge way. It's really exciting. MMS is obviously when you receive a photo on your phone, that's what an MMS is. So MMS is being used in the business world today around, you know, sending through contracts or documents which can be encrypted with the recipient's date of birth. So that so they know it's not a spam and they know that the recipient's date of birth will be the only key to unlock that particular document.
SPEAKER_00:Wow. Give us some examples how that's been used.
SPEAKER_01:So that could be used in car loans. It could be a form of contract, even in the real estate industry. If you're sending through a contract that you can sign on the go, then that then that's exactly how it can be used.
SPEAKER_00:Jamie, with the updated laws and iOSS changes to all our phones, how's that affected Yabba?
SPEAKER_01:It doesn't really affect Yabba in any way. I mean, it depends. If you're using a Samsung, the SMS will be sent through as a pure SMS. If you're using an Apple phone, then it will go through as an iMessage. So those iOS compliance laws has not really changed Yabba whatsoever. However, we are working really closely with Athma in relation to spoofing and spamming. So if you are to use, you know, a generic sender ID such as McGraw or Ray White, then we do have to have that approved for compliance purposes.
SPEAKER_00:Yeah, but it should be from your own mobile number anyway. So I know we're setting up my account at the moment. You've got to get my phone number approved with my telco. And then we know this is a clean channel to market through a professional platform.
SPEAKER_01:Absolutely. That's right. We do work with major telco providers, and we do make sure that that telco provider knows that you are sending communication via the Yabba platform.
SPEAKER_00:So, Jamie Rose, what about scheduling? Let's say we've got a big, massive auction this Saturday, and at 8 45 in the morning, I want to tell absolutely everyone who's been through that campaign, which is 333 people, that today is auction day. We look forward to seeing you there. It's 15 Marshall Avenue. The auction commences at 12:15. Please call me if you've got any questions. What can I do with that?
SPEAKER_01:Absolutely, Lee. So you will already have these clients that have been through the property. So you'll have their details. In the Yabba platform, you have the ability to upload your pre-recorded message on any day of the week, Monday to Friday, and you can set that particular time and date to be sent out on Saturday. So if you were to upload it on a Tuesday, you can choose the time and the date to go from 8 a.m. to 11 a.m. to let them know that they need to be there for 1215.
SPEAKER_00:Absolutely amazing. Jamie Rose, what if I want to on the 20th of September every year go, Happy birthday to you? Happy birthday to you. Could I do it?
SPEAKER_01:Absolutely. The more data that you have for your client or recipient, the easier it is to set up Yabba's direct voicemail. So if you have an attribute saying that your birthday is the 22nd of April, 1994, then you can send over that direct voicemail every single year by filling out the correct fields.
SPEAKER_00:So this could also be applied to. Hi, it's Lee Woodward. Today is the anniversary of your property. I'm so glad you bought when you did. The markets performed so well. Please reach out, give me a call if you're available. I would love to do an update for you and share with you what's happening in the marketplace. So I could schedule the anniversary phone call for my settlements.
SPEAKER_01:We can absolutely do that.
SPEAKER_00:This is amazing. There's people pulling over their car right now because trying to ring 75 people that are interested in a property to find out do they want to do anything or not. And this actually connects to another technique. And I hate the name of this technique, but I have to say it. During the complete salesperson course, we talk about the technique called the threatening email. And it's such a bad term. But the email goes out saying, Hi Jamie Rose, not sure if you found a property or not. If you have, great. If you haven't, please give me a call and I will let you know what's coming available. If I don't hear from you, I'll remove you from our database and no longer send you information about properties. Look forward to your response. Now those who respond from the email saying, no, no, I can't find anything. You know, I could go out to 2,000 buyers here saying, Hi, it's Lee Woodward, we've got some great properties coming available. Not all of them will make the portal. I'm not sure if you're still in a position to purchase or not. If you are looking to buy, please call me so I can let you know what's coming available. But if that goes out to those buyers, and again, Jamie, could you just explain batching, how many you send out per hour and so forth?
SPEAKER_01:So we have the option that you can send out 10 an hour or all the way up to 20,000 an hour. Out of the box, we have a thousand per hour. However, if you do want to send more than that, then we can get our back-end team, watch it, go live, and make sure that they're all being sent out at the correct time.
SPEAKER_00:Jeremy Rose, I've just done the demo. The software's so simple. It's a beautiful interface. But one thing I did like is it ticks all the boxes and will not let you send until all the ticks are in the box. And then at the bottom, you can say my start time, my end time. And, you know, even for me today, Perth's in a completely different time zone to myself. So I've got to be sensitive to that. But that will stop and start based on the we're starting at 8.45, we're ending at 5.15. Take us into the scheduling of the daily calls for the batching.
SPEAKER_01:Yeah, absolutely. So you have the option to choose when you want those voicemails to go out. It can start from 6 a.m., it can start from 8 a.m. It can start from 9 a.m. The great thing about Yabba that I love is if you're trying to send out a bunch of voicemails and you don't really want it to go, you know, 20,000 per hour or whatnot, you can actually restrict the calling times for that particular day. So it gets out as many as it can. And if you want it to go past 6 p.m., then you can choose your hours that you want.
SPEAKER_00:We've got all these wonderful features, but the best feature of all is just come in. If I'm working in a marketplace that is predominantly an Asian marketplace or any nationality, what can you do with the Yabba and the voice in that situation?
SPEAKER_01:So using the Yabba platform, we've actually had a translation artist come through and we translate 52 languages in live time through the Yabba platform. Now, unfortunately, we can't change the pre-recorded voice. However, if you are to send out those SMS and it comes back in a native language, then you can reply in English and it will be returned in that native language.
SPEAKER_00:So this is so cool. So I could do my matches saying, Hi, it's Lee Woodward from McGrath. I'm using a translation system so I can best communicate with you. The property at 12 Marshall Street is still available. I hope you enjoy my efforts to try and speak to you in your own language, and I'd love to help you.
SPEAKER_01:That's exactly right. It's as easy as that.
SPEAKER_00:It's so fantastic that we're just bringing this into the real estate industry, who's got a communication challenge right now. But this is across all industries.
SPEAKER_01:Yes, that's correctly. We work really high up in the financial industry. We work with health, and one of our biggest industries is the government. So we actually do all of our live campaigns for Liberal and Labour Party.
SPEAKER_00:Absolutely amazing, which means buyer management and established calls and established client calls will be a breeze because these people are known to us. And in this world that we live in now, not everybody wants to talk to you directly. But if that message that you are leaving on that reach out is that is the property I want to know, uh know about. I didn't last week because I thought I had one. This week I I don't, you know, it's it's perfect timing to bring that all together. For anyone who wants to find out about Yabba, what do they do?
