The “3 No’s” Outreach Strategy for Absentee Owners (Turn Cold Real Estate Leads Into HOT Clients & Listings!)

Josh explains a real estate outreach framework for absentee owners and investor targets: intentionally go for “3 no’s” to uncover at least one “yes.” 

He outlines two paths. For active buyers (landlords, cash buyers, flippers) he suggests leading with a simple deal “bait,” then clarifying whether they’re not interested in the specific deal or not buying at all, then asking if they have any properties they’d consider selling, and finally offering a monthly market update. 

For seller-focused absentee outreach (tired landlords, out-of-state owners, stacked with indicators like tax default or liens), he shares short text/email scripts asking if they’d consider selling a specific property in the next 30–90 days, then follows up by asking about other properties they might sell, and then whether they’re looking to add to their portfolio. 

He shares results from sending about 20 emails and getting four replies (all initial “no’s”), emphasizing that a reply is the win and that it’s difficult to get three straight no’s. 

A detailed example with an owner named Terrance shows two no’s turning into a buying conversation and a potential land-buyer lead; Josh plans to clarify the buyer’s multifamily/geographic criteria and to reach out to vacant land buyers for the owner’s Harvey’s Lake parcel. 

The discussion also covers asking builders to commit to listing with you after they build, and includes a suggested variation involving trading up/1031 exchange and tailoring messaging using portfolio data from LeadDeck.
