Avi explains why operating expenses have climbed from roughly 45–55% of revenue to as high as 75% in many buildings, how fixed revenue and escalating costs are forcing owners to scrutinize every expense, and why the long-term consequences may ultimately be felt most directly by tenants through postponed capital work, receiverships, and deteriorating building services.
