Let me say something that might be a little uncomfortable. Your sphere is not the problem. Your past clients are not the problem. Referrals you're getting are not the problem. Those things are genuinely great. And if you build a strong SOI business, you should be proud of that. That took real work. Real relationships, a real trust. But here's what nobody talks about. Great relationships don't come as schedule. Your sphere doesn't transact on your timeline. Referrals don't show up the month your bills are due. Past clients don't magically decide to move when your pipeline gets thin. And that inconsistency, that feast and famine cycle is what keeps a lot of really good agents feeling stuck, even when they're doing everything right. So the fix isn't to replace your sphere, the fix is to stop letting it be your only source of business. So in this video, I'm going to walk you through the three things. One, why your SOI is a foundation but not a full strategy and what the gap is costing you. Two, why meta-paid leads are one of the best ways to add consistent, controllable lead flow on top of what you're already doing with your sphere and past clients. And three, the exact simple system I would build meta ads, AI follow-up, and tracking framework that turns guessing into real business. So by the end, you have a clear picture of what more consistent business actually looks like and how to start building. If we haven't met, my name is Alan Kushmakov. I personally sold over 500 homes in my first nine years in real estate, built a brokerage from seven agents to hundreds of agents, closed over 4,000 transactions, holding more than $1.5 billion in sales volume. And after seeing this business from almost every angle, the pattern I keep seeing is the same. Great agents, strong relationships, real skills, but a business that sales feels unpredictable. Because it's entirely dependent on who happens to reach out this month. That doesn't have to be the story. Let's be clear about something up front. It's not that the sphere failed you, it's that it was never designed to be consistent. It was designed to be relational. So the question isn't should I stop focusing on my sphere? The question is what am I doing to create new conversations outside of my sphere consistently every single week? That's the gap most agents haven't filled yet. Think about the last time you felt really good about your business. Chances are conversations were flowing, you had options, you weren't chasing any single deal too hard because there were others in the picture. Now think about the last time you felt anxious, uncertain. Chances are things had gone quiet. The phone wasn't ringing, you weren't sure where the next deal is going to come from. That gap between the good months and the slow months is almost never a skills problem. It's a lead flow problem. And here's what makes it tricky. Most agents only feel the pain of that top gap when they're already in it. By the time the pipeline is thin, it's too late to start building. Now, you're playing catch up. The agents who break that cycle are the ones who build a second source of lead flow before they actually need one. Well, there are a lot of options out there: geofarming, open houses, YouTube, door knocking, cold calling, pay portals, right? But in 2026, one of the highest leverage options available to agents is meta leads, Facebook and Instagram ads, running to your target audience. Unlike referrals, which come when they come, Meta lets you dial up and dial down deletable based on your capacity and your budget, right? You decide how much volume you want. It also reaches people early. Most of your future buyers and sellers are not on Zillow yet or talking to another agent. They're not even calling your office, but they are on Facebook and Instagram, scrolling, thinking, wondering if now is a good time to make a move. A well-placed ad needs them at that moment before anyone else does. It's also inexpensive. Unlike ZillowRealter.com or other paid portals out there where agents pay $100 plus for a lead or 40% referral fee, the meta leads range between $4 to $11 for a buyer lead and between $10 and $30 for a seller lead, right? It also creates true new business for you. Now, sphere leads are people who already know you. Meta leads are people who don't yet. That means you're actively growing your client base, not just recycling it. And when you continue doing that, and when you combine that with a strong follow-up system, it becomes a real engine, one that runs alongside your SOI rather than replacing it. Let me give you a real example of what this can look like for you. Let's take a look at Jesus Stupi, one of the agents that had this program. Right? So he's been in business for less than two years, doesn't have a big sphere, married with three kids under age of seven, was actually door dashing while trying to get his real estate business off the ground. Right? He knew that his sphere alone wasn't going to get him where he needed to go fast enough. So he added a second engine. He started running meta ads, nothing huge, nothing big, around 10 bucks a day. And we also plugged in the AI system on the back end to work those leads. So get this in four and a half months, right? He closed on 12 transactions and generated over $120,000 in gross commission income. Now, not every lead was ready immediately, not every conversation turned into an appointment, and that's normal and that's expected. But he had enough volume, enough consistency, and enough system behind him through AI that the math actually worked. Think about it, spending 300 bucks a month, $10 a day, generating over $120,000 in the last four and a half months. That's huge. And I want to be straightforward with you guys about something. Metal leads are not referrals, they don't show up warm and presold. A metal lead is usually earlier in the process. They're curious, they're exploring, they might be ready in 30 days, or they might be, you know, six months away or 12 months away. Some of them don't fully know if they want anything yet. That is completely normal. And it's actually an opportunity because you get to build a relationship before your competition even knows they exist. But it does require a different approach than working for a curl. You have to respond quickly, you have to follow up more than once, usually much more than once. You have to have patience for the future process, and you have to have a system that handles the leads you're not ready to personally touch yet. So nothing gets wasted. When agents struggle with meta leads, it's almost never because the leads were bad. It's because the follow-up system wasn't there to catch them. This is where AI changes the game. Not by replacing the agent, but by handling the part most agents drop the ball on. Speed and consistency. Here's how the system works a lead comes in from your meta app. AI responds immediately, not an hour later, not when you get around it. Within seconds, it starts the conversation, asks a few natural qualifying questions, and begins figuring out where this person is in the process. That AI categorizes the lead, whether it's ready now, warm, nurturing, early on, curious. Now you know where to spend your time as an agent. You take the ones that are warm handouts. The leads AI identifies as high intent, get a real call from you and a real conversation. That's where your skills take over. Everything else stays in nurture. Automated, consistent follow-up keeps the relationships warm for weeks and months. So when you are ready, you're the agent, they already feel like they know you. The result is that you're not trying to manually chase 50 elites at once. You're spending your time on conversations that are actually ready to move. Your sphere handles your warm business. AI makes sure that none of it falls through the cracks. All three running together, that's a consistent business. So, what does the system actually look like? Well, it does not need to be complicated. In fact, simple is better. Here's the framework that I want to share with you. Seven steps, super simple. First, pick one audience, right? Not everyone, just one audience. If it's buyer or seller, mobile buyer, first-time buyer, investor, uh, relocation buyer, just pick one. When your message is for everybody, it connects with nobody. Second, create one compelling offer. Do not run ads and say, thinking of buying or selling, call me today. Nah, that's what every agent says. You need something more specific. Like for buyers, the ads that are really crushing it for us are limited time offer, get $35,000 towards closing and a new construction home. Or limited time offer, get 3.99% rate and new construction home, let's say in the city of Peoria, right? Now, for sellers, here are a couple of different ads that we run. Find out what your home could sell for in today's market, or see what homes in your neighborhood are actually selling for. Get a custom net sheet before you list and sell your home. And before you sell your home, notice seven mistakes that cost homeowners money. Specific offers create specific responses. Third, launch the ad and let it run long enough to get real data. Don't run ads for three days, panic, and shut everything off. That's what amateurs do. You need enough leads, enough conversations, and enough feedback to know what is actually happening. Give it some time. Number four, respond immediately. Now, this is where AI becomes your unfair advantage. The lead comes in, AI texts right away and asks them a few questions. AI finds out what they want, AI identifies whether they are ready now, soon or later. AI helps schedule the appointment. Think about it, scheduling those appointments are critical. Then you step in and do what the great agents do. You lead, you advise, you convert. Number five, follow up manually with the best opportunities. Now AI can help start the conversation, but you still need to be the professional. You still need to make the calls, send personal videos. All of that has to be done, right? You have to build a real trust, know your market, have real conversations. Look, AI gives you the speed, but you're the one who brings the relationship and knowledge. Number six, put every lead into the nurture category. Nobody gets wasted, nobody disappears, nobody's forgotten. Some leads are ready now, some are ready later. Your job is to stay close enough with those that are ready to do something now. Seven, track your numbers every single week. How much did you spend? How many leads came in? What was your cost per lead? How many responded? How many conversations happened? How many appointments were booked? How many showed up? How many became actual clients? How many closed? How many are still being nurtured? This is where you stop guessing. This is where you stop feeling like things are happening to you and start feeling like a business owner who knows exactly what's working and what to adjust. That's the whole system. Seven steps simple, repeatable, and scalable. Here's where I want to land with you. Your sphere is super valuable. The relationships you build are real and it will keep producing for you for years to come. Knock on wood. But if those relationships are your only source of business, your income will always be tied to timing that you cannot control. The agents who feel most confident in this market, in any market, are the ones who have more than one lane running. The sphere handles the warm business.
