Responsive Mortgage Advice: From Pre-Approval to Homeowner in Weeks
Use Left/Right to seek, Home/End to jump to start or end. Hold shift to jump forward or backward.
Have you ever felt abandoned by a financial advisor when trying to make one of life's biggest purchases? You're not alone. This raw and revealing conversation takes you behind the scenes of a remarkable first home buyer success story that almost didn't happen.
Meet the young truckie who waited weeks for a response from his first mortgage advisor, only to find himself putting an offer on a house just days after meeting the Home Loan Hub team. When most people expect the mortgage process to drag on for months, this case moved from application to approval at breakneck speed, with the client set to move into his new home within weeks of his first consultation.
What made the difference? A mortgage advisor who understood both the numbers and the human side of home buying. Having recently purchased his own first home, Jordan could relate to the excitement and anxiety his client was experiencing. This shared perspective, combined with practical expertise about when to call a busy truckie and which financial steps would strengthen the application, created a seamless partnership.
The episode reveals critical insights about today's lending environment, including how responsive communication can overcome challenges, which actions can strengthen your application, and why some lenders go above and beyond with notes like "your client will have our full support." You'll hear firsthand how the right mortgage advisor fights for your success, keeps you informed even when there's no news, and celebrates your victories as if they were their own.
Whether you're a first-time buyer feeling overwhelmed by the process or someone who's been disappointed by financial advisors in the past, this conversation demonstrates what's possible when expertise meets genuine care. Hello and welcome back to that Home Loan Hub. If you are in the industry where you think you don't understand the numbers and you need someone by your side to make complex issues simple, this is the episode for you, because today I bring you the beast. Hello, jordan.
Speaker 2Well, hello there.
Speaker 1We agreed going forward. I'm the beauty, you're the beast. Yep, yep, Sweet. We'll go with that right.
Speaker 2We agreed going forward.
First Home Buyer Case Study
Speaker 1I'm the beauty, you're the beast. Yep, yep, sweet, we'll go with that, eh, jordan? I want to dive into one of the awesome cases you're dealing with right now. First home buyer young fella oh yeah yeah, I believe let's explore his case and show our listeners what's possible.
Speaker 2Cool sure.
Speaker 1Right, take it away.
Speaker 2Tell me about this man. Yeah, young fella, coming in for his first home, went to another advisor first and just they didn't really quite get back to him very quickly, I don't think. I think he said it was about two, three weeks and he still hadn't heard anything. So it was great. He came in the door and talked to us and was straight into it, had a good year at cars and his job. Like he's a truckie, he's been trucking for quite a while. He's done tow truck driving beforehand. Now he's for placemakers, yep. So it's kind of nice, like me having a background and working on trucks and whatnot. It was kind of good to have a yarn about what breaks and what doesn't like to work on the daily routine, um.
Speaker 2But yeah no, um, we've gotten pre-approved there, or well, it's all the way through now, isn't?
Speaker 1it really. He gave us a bit of a shock didn't he. He came in wanting a pre-approval and the back story is his mom actually rang me to say that she needs help. She went to another broker with him and unfortunately the other person didn't get back to them on time. So we've decided to jump on that case, right? So I was looking after mom and then I decided to put you on top of his case and you were looking after the son and what started off as a.
Quick Success Under Time Pressure
Speaker 1we just want a pre-approval just to see if it's possible. I think they walked away and literally the next day they put an offer on something.
Speaker 2Yeah, I ran the numbers and we pretty much came up with an amount that would be comfortable for him to service and we would be able to get through the banks. I said so go have a look and see what you can find around about that price and whatnot. And if it's a I did say if it's a live deal and stuff if he did put in an offer on a house conditional on finance and whatnot, then it may speed up the process because he was saying that he had a few properties in mind that he really liked and stuff. You know, I did not expect him to do it that weekend specifically, but good on him, he's straight on there. He was to be honest, it was awesome.
Speaker 1He saw the opportunity in the market because the property prices are a little bit lower at the moment.
Speaker 2They're great. They're fantastic right now. If I'd waited myself, it would have been better, but cool.
Speaker 1Yep. And the thing is what he also did was he put an offer before he even submitted application to us Yep. And the thing is what he also did was he put an offer before he even submitted application to us Yep. So we were working under time pressure for him and, lucky, we were able to get extension on finance for him. And it was amazing. We went to several lenders and one of the lenders came back and they brought a beautiful note to it saying your client will have our full support.
Speaker 2Yeah, that was really nice to see, wasn't it?
Speaker 1That was a nice touch from a banker, I think, and we got valuation done for this client really fast as well. The valuation came back, I believe, where we need it.
Speaker 2Yeah, perfect Bang on.
Speaker 1That's good. So everything is ticking the box and hopefully this client of ours will move into their home before end of the month.
Speaker 2That quick.
Responsive Communication Makes the Difference
Speaker 1Yeah, that was really quick. But what I really want to highlight here is that how quickly you acted on it. You understood there was time pressure. You understood this client needed to understand what the process is all about, and I've seen your communication with him. You've kept in touch with him every step of the way. Even when we didn't have any news, you were still in touch with him. You've kept in touch with him every step of the way. Even when we didn't have any news, you were still in touch with him and his mom, letting them know that there is no news. So I think this is really really awesome for people to hear that when they're going through something so stressful, something so unknown, you can relate to that because you've just been through that yourself.
Speaker 2It's still fresh in your mind I think the main thing for me was I could understand his excitement. Really, overall, that was the main thing for me. I could understand his excitement and I really wanted to help him get through that process. Like I said, for me it was great going through you for the process, but being able to do that myself, that was wicked man.
Speaker 2You know, like straight away, he knew, he knew what he wanted, he knew like what he was looking for and stuff, and to be able to help, like help him through the whole thing was yeah awesome.
Speaker 1yeah, I can see how excited you are for him, jordan, um, and what a fantastic one of the first cases to look at right, just just awesome, and the guy was really great with the feedback. I think you've asked him to shut down certain credit cards that he didn't need to pay off, certain debts that he didn't need, and you made it sound to him in a way that he would understand that he knew why he needed to do those things.
Closing Notes and Call to Action
Speaker 2Yeah, he was honestly a great client as well, and I think, having my background as well, obviously we get along quite well. Yeah, he was honestly a great client as well, and I think, having that my background as well, obviously we get along quite well.
Speaker 2So and he was great. I knew the time. Obviously, knowing his kind of work, I know what times to call and message him so that we can actually get through things quicker. And he was great with documents and stuff being able to like. He was so quick. It was a great client.
Speaker 1Yeah, makes our job easier, right.
Speaker 2Way easier. Yeah, he was on the ball.
Speaker 1Yeah, absolutely Awesome, jordan. Well, thank you so much. This episode highlights the importance of having the right people in your team. And if you've got the right mortgage advisor that's ready to fight that battle for you, that's quick, that's responsive, that makes half of the process much easier when you're going through such an important stage of your life.
