Jonathan Rich graduated college with an elementary education degree, spent his twenties fronting rock & roll bands, and bought his first house to flip in 2007 with $30,000 borrowed from his parents. The market crashed. The house did not sell. He moved into it with a six-month-old and called it the Flip That Flopped. Not to give anything away ... but Jonathan turned that into becoming one of Atlanta's top-performing agents and a $52M year.

In this episode, Jonathan and Justin talk through the whole arc: the failure that launched the business, the geocentric strategy that built it, the 100-hour weeks that scaled it, and the creative philosophy that has kept it alive.

Jonathan also shares his current thinking on real estate marketing, why most agents are wildly underspending, why new agents should stop following other agents online immediately, and why trust will still be the foundation of this business no matter what AI does next.
