In this episode, host Whitney Sewell continues his conversation with guest Dan French. They discuss the real estate market trends and what Dan's company is doing to prepare for future projects.
Dan shares that in 2019, they made the decision to become net sellers of assets due to the frothiness in the market and low cap rates. They sold about a billion dollars in assets and are now raising a fund to take advantage of the gathering storm caused by the historic rise in interest rates. They are focused on finding downside-protected deals in great locations and have expanded their asset class focus beyond multifamily.
Dan also emphasizes the importance of doing thorough due diligence as a passive investor and tracking metrics such as supply in the market. The biggest challenge they are currently facing is finding great capital partners who are philosophically aligned.
He shares that his success can be attributed to his upbringing and the belief and support of his parents. He gives back through his business by empowering people and also serves on the board of the John Paul II Life Center, which helps pregnant women and families.
