Mortgage Rates Calm Down
Investment Property Loan Options
SPEAKER_00Morning, everyone. Well, I just want to do a quick update today as I'm doing some additional training in our corporate office this week. So it's kind of a good week for me to learn a lot of information and to get some more training and stuff under my belt. Market's doing good. We're pretty flat right now, which is not seen very much lately, but this is good. The volatility has calmed down a lot. We are down into the low sixes now from an interest rate standpoint on the conventional 30-year fixed, and that is doing good. So hopefully we'll get back down into the fives here pretty quickly. All the volatility surrounding the Iran situation has kind of calmed down from a mortgage standpoint, from an interest rate standpoint. And so it's good to see. You know, my I can actually sleep at night now, so that's good. Just wanted to do a couple quick reminders. Really hot right now, a lot of purchase agreements coming in for investment properties that I'm seeing come through. And just a reminder, we can do investment properties with as little as 15% down payment. Um, we can do loans where we use just the rent to cover the payment. And we also can do full dock investment property loans as well. So there's a lot of options out there for anyone that is looking for an investment property, lower down payment options, higher down payment options. And interestingly enough, the interest rates on the debt service coverage ratio or where the rent on the property pays for the mortgage, those types of loan products, the interest rates on those are really actually matching what you would find on Full Doc, Fanny, and Freddie loans as well. So those are all good things that are happening as far as investment properties go.
