From 4 Deals in one year to over 100 Deals a Year
Cody Dover and Kris Kohlstedt out of Little Rock Arkansas
In the year of 2019 alone, Kris and Cody to this date currently own 7 rental properties along with Kris. As of today, November 29th, 2022 we have transacted in over 250+ deals where we have wholesaled about 80% of that; flip about 5-6/month and own over 35+ rentals. Since the start of 2020, we ramped up our marketing efforts to go after off market deals. In the last 18 months, we have tuned into the reality of finding and procuring our own deals. At any one time we have up to 15-20 contracts at a single time, some in which we are wholesaling, some we are taking down ourselves. We carefully cherry pick the selective deals that we want to purchase to where we can refinance after renovation for about 70% of appraised value.
Kris Bio:
Kris has been in the central Arkansas area since 1999. He has a degree in Mathematics and a minor in Economics from Lyon College in Batesville, AR; and he played baseball for the Scots. Kris has done work in the insurance and software industries, in which he did account management and sales. In 2017 he began creatively financing real estate deals. In January of 2020, Kris went full time in real estate wholesale and currently runs that company. Kris also owns a rental portfolio in central Arkansas. He enjoys self development, teaching, nature, business building, and living an Olympic lifestyle. He is active in personal coaching and creating masterminds to impact others through collectively solving problems. The fascination with architecture and challenge of creatively building a business is what pulled Kris into real estate. Kris’s mission in life is to assist others in recognizing their greatness and becoming the strongest version of themselves.
Cody Bio:
After graduating Henderson State University in 2016 with a Bachelor’s in Business Management, Cody began his career in the banking industry. During this time, Cody became an avid reader of financial and real estate content. Upon completion of the book, “Rich Dad, Poor Dad,” Cody bought into their course and attended their conference in late 2016. This conference proved to be the catalyst for Cody pursuing his real estate dreams. While simultaneously working in banking, Cody and his business partner Kris, started their business and within five months purchased five properties. Being young college graduates, finding financing for these properties was a challenge, however with some creativity they completed the task. By the end of 2019, Cody jumped into real estate full time. As of today, Cody co-owns and operates a wholesaling company, procuring off market deals for their company and other investors. In addition to real estate, Cody is a student of the game. He is devoted to learning, with a particular interest in self development and consciousness empowerment. Cody’s mission in life is to bring out the best in everyone while recognizing their strengths and weaknesses.
